    The very blunt truth is that St Louis is living off the seed corn AND it is running out fast. Without high frontier business projects with an emphasis on wide spread employment the city and the region will deteriorate. We CAN act and if we do so NOW there can be a future. Sifting through the trash will not produce St Louis 2030. We need to get off that kick and fast. The reason we have Barnes, Jewish, Childrens hospital, the reason we have Wash U and St Louis U is a direct consequence of the Budwieser, Monsanto, Chrysler we ONCE had. You want to be proud of St Louis? Me too, but we have to build it not revel in what used to be. It ain't no more and it certainly is not coming back. We have the resources, so many particularly a population that knows how and is willing to work. We must wake up and we must do it now.

    I was born and raised in the area born in Creve Coeur Lived in St. Charles 90% of my life. My Grandpa was Raised in Berkely and my mom in North St. louis they move to St. Charles in the early 70s. I move to IL for a few yrs. hated it and Moved Back home to MO.

    Thank you for the video. I presently live in Carbondale, but I am visiting Belleville 8/5 to check out possibilities of moving there, and Belleville is part of the metro area. About the weird pronunciations of French names; another one is Creve Coeur which most people pronounce the second part okay (Kerr) but the first part is Creeve when the French would pronounce it with an "accent grave" so it's Krev. As for high schools, many St. Louisans might have heard of the high school I went to in Kansas, Shawnee Mission South, since it's part of metro K.C. Anyway, I'm considering Belleville for better social opportunities and easier access to travel and big city amenities.

    I want to live in Cottleville Trails so badly and have been waiting for them to finally complete the grading. Hopefully they built that area up because it always flooded. Interesting the base model for the same house I built in Saint Charles is $300k more there (same builder). Average price for a house there would be $600-$700k, but with those 6% interest rates, ouch! Awesome neighborhood though especially with access to Frankie Martins!

      @@LivingStLouis actually, as a local I would be interested in an explanation of the most active builders, how long in business, where headquartered, relative strengths, etc. but I guess that is somewhat moot since about 90% of the new home purchase decision is location....but since you asked.

    1. St Louis is full of broken down charm. 2. St Louis Pizza is nasty made with provel cheese which is almost like Velveeta. 3. Is a typical Democrat run City, overrun with crime and gun violence. 4. No rush hour in St Louis City because everybody has moved to the suburbs or moved to another state. 5. Once you flee St Louis, Missouri as a state is very pretty and lush. Coming back to St Louis you immediately feel disappointment and regret.

      Have you spent much time in any other major city or metropolitan area? I've been to most of the top MSA over the years and I've found that they've all had: 1: JoAnn Fabrics, 2: crime/run down areas.

      I lived lots of other places and I think you are incorrect, but everyone has an opinion. That is ok. I love it though and enjoy STL much more than the other cities where I have lived. You have to take STL with a glass half full attitude as there are problems, but they are not insurmountable.

    I grew up in Maryland Heights in the 60's and 70's- then after a few years in the Air Force, moved back so our kids could go to Pattonville schools. I can't say it has it's own personality as it was incorporated in the mid 80's and there's not a lot of history here. However, I saw an article a couple years ago claiming Maryland Heights was the best place to live in Missouri judging by resident happiness, housing prices and schools. Sure, there aren't may new houses in the city, but the older ones were built better.

    As a Detroit native who lives in St Charles, anyone outside of this state and area should understand that the highways and drivers here treat the roads like it's a filming for Need For Speed: Ghetto Beater Edition. You will see people go 100 in a 55. You'll see people split lanes, not use turn signals, and some folks go as far as being willing to run their cars into you if you don't let them very rudely force their way into mergers. I've always enjoyed driving in Michigan, and St Lous has given me PTSD and panic attacks from how awful the drivers are. As a person who's lived in 2 murder capitals now, I don't think you have a lot to worry about for crime here, unless you decide to be a dumbass and act a fool where you shouldn't. MYOB and you're fine.

    I have lived here 10 years. I have worked in all areas. I lived in parts of the city, and then parts of the county. Here is my opinion. St. Louis City is like a grid where every other block or two may be really dangerous, and then right down the road is fine. I just avoid it at all costs now unless I am going to the museum, aquarium, etc during the WEEKDAYS. The fatherless behavior comes out at night and on weekends normally. Shit heads don't normally prowl before 2-3 in the afternoon. They sleep until about mid day. St. Louis County is fine anywhere West or South (There is no East STL County. "East STL" is a no go zone in Illinois). North County STL is pretty shitty and dangerous bc STL County assisted in taking over STL Cities' problems back in the day and it is only getting worse. Lots of Section 8, gangs, etc among other fatherless behavior. There are some good folks still living there, but most good people can't leave bc their house value plummeted. There is a small documentary touching on this about the "Spanish Lake" area. It's pretty interesting. St. Charles on out is just fine. The few problems they have almost always get traced back to NORTH St. Louis County or STL City. A huge problem was Kim Gardner (City prosecutor). She would not prosecute, mostly based on skin color. There are a few other turds in charge down there still, but luckily Kim is pending a federal indictment. The County has problems too. In the past couple years Sam Page (County exec), his chief of staff and others of his hand picked DEI hires all got in federal trouble. I believe 1 was caught banging a lady in the County buildings. Another THREE were caught taking bribes/ using COVID funds etc illegally. They all left County after denying it for a bit, and then once the feds got involved they realized the gig was up. There are lots of other problems, but once you get out of the city and get these annoying WOKE leaders out of politics, policing, prosecuting, etc, you won't have much of a problem.

    I think this would be a wonderful opportunity to pause for a moment and give thanks for the great contributions of the black community to our society. Their peaceful and generous nature makes them ideal neighbors, lending testimony to their exceptional family values and parenting skills unrivaled by any other culture. Their child-rearing practices and skills mixed with their unparalleled work ethic are second to none. Their rational and logical thought toward circumstances coupled with their innate capability to de-escalate situations is to be envied and coveted. Their commitment to academic excellence enriches our schools and serves as an example to all who hope to achieve prominence as a people. Real estate values are fueled by the mix of the black communities in an area due to the caring and respectful nature of these communities, an example of all they have achieved through their enthusiasm for self-improvement, hard work, and self-reliant nature. Without their industrious and creative drive, we would be poorer as a nation.

    Going to be brutally honest and transparent here. I have family that live in O’Fallon, MO. It’s in St Charles County. It’s beautiful and safe. The biggest difference between St Charles county and St Louis County, St Charles county is mostly white. I’m sorry, but it’s the truth. I live near Chicago. Black areas in Chicago and in St Louis are both worse than any other areas.

    I would never recommend living in St. Louis proper. The surrounding cities though (minus East St. Louis) are great places to live, and still close enough to visit regularly. I love visiting the Hill.

    Came to defend Overland's honor as part of North County but you got it right. Folks seem to forget the entire strip between Page & I-70 exists. I know we're quiet and boring but come on man. If you want to avoid HOAs, a fair chunk of mid-county and southern NOCO is unaffiliated. Craftsman, magazine bungalow, art deco art nouveau, and brick are some of the keywords to look for. Some parts may have established one years after building (mostly to write segregationist residency covenants) but for the most part if it was built before the Korean War and the street looks hodge-podge you're free of HOA nonsense.

    Moved out of the country because of the suburban sprawl caused by the coloreds who were previously segregated mainly in North City and somewhat North County. However, during my lifetime, they've completely overtaken North County and are now encroaching on South County and Mid-County. You really need to move outside of the I-270 corridor, either west or south. West has the better school districts (Parkway and Rockwood) than South (Fox and Northwest). He didn't touch on crime at all. North City and downtown are war zones. The only decent part of StL City proper is the southwest corner. The decent areas in the suburbs and exhurbs are the rich areas - Clayton, Ladue, DesPeres, Town & Country, and Chesterfield. If you can't afford that, move further out west - Wildwood, Ellisville, Eureka. Further out west than that, it gets too hoosier. South is good in Jefferson County - Arnold (too many trailer homes), Imperial, and then Festus gets too hoosier as well. South of St. Louis County doesn't have the best school districts, though. Fox is OK. This guy talks about St. Charles County way too much. Lot's of hoosiers there as well. School districts not that great. You have to go further out to find a decent location - Lake St. Louis. However, this is so far from the Ciy itself, if you want to go to a Cards game, it's a 50 minute drive. Most of the rest of Missouri is trash. I'd move to a different state or you could do what I did and move to another country - Puerto Rico and pay $0 in U.S. Federal Income Tax. If wanting to stay in the states, I'd recommend Southwest Florida or on the Atlantic side near the Space Coast. If you don't like a tropical climate, southern New Hampshire is an option.

      ​@edisedis7142 Fenton is decent. Years ago, it used to be mega hoosier, but now it has become less so. It certainly has retail/parks/lakes. A must is to live in the Rockwood school district part of Fenton if you have kids.

    I liked the video I should have seen it before we moved. But we are in a good spot. We are in Arnold now and we are really happy so far. Not excited about the HOA but they actually seem like they are decent thankfully. I’m surprised you didn’t say anything about crime. That was the very first thing we looked into. I’m from Detroit and my wife is from São Paulo so we know a thing or two about that lol.

      I'm glad you are loving Arnold!! About the crime, that's a good point. I've touched on it in some videos but try not to repeat the same things, and I don't get super in-depth about it. I'm limited in what I can say about crime since it's so subjective what is "safe" and what's not. As a licensed real estate broker I essentially have to direct people to public sources of information and recommend doing your own due diligence, which is probably not helpful to hear

      To be honest it really depends on what you prioritize in a new home. Both Fischer & Lombardo differ in the upgrades & features they offer. Fischer has some very unique floor plans compared to other STL builders like the 5-level home option. Lombardo has more options if you're looking for a home on a larger 2-3+ acre lot. They both have some base pricing available in the $300s and $400s but Lombardo also has more "luxury" options that start in the $700s depending on your budget and how large of a home you want. I'd also recommend looking at the communities they build in because they will have different locations. Sometimes they build in the same community (like Caledonia, Inverness, or Blvd at Wilmer) but oftentimes they have communities in totally different areas

    I think Forest Park, the Zoo, and all of the museums are extremely underrated. We have so many amazing attractions, especially the museums and the Zoo that are phenomenal and FREE! I lived in Chicago for years and everything you wanted to do cost so much. No one was just going to go to the Art Museum for a few hours on a Friday night because it’s just so expensive. Forest Park and all its amenities are very good and free.

      Agree completely! I think the amenities, attractions, and arts scene of St. Louis really mimic what you'd find in a way bigger city than STL and the fact that they're free makes it all the better

      As someone who lived out in McHenry county for 11 years before moving to St Louis, I couldn't agree more! I can count on one hand the number of times we went downtown Chicago while we were there. Not only was everything SO expensive, it was easily 1.5-2 hours just to get down there. I can be at the Arch or just about anywhere else in under 40 minutes from where I'm at in St Charles county.

    How are the schools in St Charles? Thinking of moving to the area but have heard mixed reviews of St Charles and the schools there. I’ve Noticed the houses seem significantly cheaper than O’Fallon and even St Peters and was wondering if there was a reason for the prices being so low. Love your content! Thank you!

      O'Fallon has better schools. But St. Charles is so much more fun to live in than O'Fallon.

    Avoid the entire city if you are easily annoyed by bad drivers. I drive in all cities in the Midwest and as soon as you cross the Missouri state line it’s like every driver is inbreed

      @@LivingStLouis I wouldn’t really say they are bad drivers. It’s more of you guys enter a seventy mph highway at five mph and crank the wheel to the left lane before you hit the gas to go forward.
