When Washington Ave was revitalized it was a great place to live. These lofts were going for more than that 10-15 years ago. BUT, Washington Ave had a historically high crime rate (prostitution, etc) Nowadays it has reverted back to a higher crime rate. It really is a shame. These old building are are so cool, but you could not pay me to live there unless I had an armed guard. 😢
I love that you're showing the city and particularly downtown. It would be great if you would continue to mix it up with your county showings. I am one that is particularly more interested in possibly purchasing in STL city vs STL county and beyond. I love this unit.
If anyone ever steps up to curb the crime, these places would be a steal. But for now, nobody is stopping the drag racing, air bnb parties that lead to gunfights and the general lawlessness that grips STL. The potential is amazing. The reality is grim. And I LOVE STL.

I'm from Los Angeles and just moved back to STL, $507 / month HOA is outrageous, and $1,100 HOA for the penthouse? I would see that in LA... What is $507 / month paying for if there are no amenities?... parking and security? I'd consider it but hell no to that HOA.
When i first moved to STL, I lived in a loft off Washington. Paid out the ass in HOA fees that seemed to go nowhere. Garage door was always broken leading to homeless people constantly in the building, electricity in half the building would go out, reserved garage parking spots constantly taken up by people who dont live there. Not to mention some units were Airbnb even though that wasn't allowed. If there were any Blues, Cardinals, or soccer games going on, forget about easily getting to your building. Lastly, crime is constantly getting worse. I moved out and to the city as soon as I could.

The St. Louis region isn't quite ready to grow yet, and DT will probably not grow until that happens. Leadership has to change for that to happen. I love the sense of community that comes from living in downtown St. Louis. The unique locally owned shops, restaurants, art galleries, and events are great. I wouldn't want to be a part of a community where there is a lot of disinvestment. It seems the media has been dead set on devaluing the area more than the actual events. Not good for DT and not good for the St. Louis area. With that being written, I would take a look but would have to do some evaluating of the direction of the neighborhood. The price is good if the neighborhood is on a rebound. The HOA will have to justify their $500 fee.
There've been some recent developments like the SC stadium, new 21c hotel opening, and plenty of big proposals under review downtown like Choteau's Landing, AT&T Tower redevelopment, and Downtown West redevelopment. However... whether downtown is on a 'rebound' is very subjective and people both for and against the Downtown STL area may have valid arguments that it's either declining or making a comeback

Yes some buildings definitely do. This unit is about $500 per month which may seem high b/c it doesn't have many amenities other than security & garage parking. Other buildings might have the same HOA but with more amenities so you get more bang for your buck in a way
@@LivingStLouis you should do a video or maybe two separate short ones, highlighting high and low HOA fee condo developments. Me personally I want to pay little to zero HOA fee for something I own especially when that fee is tantamount to rent in some of these places ($500-1000+/mo!!).

personally, if I'm buying a condo, I don't really care for the amenities inside the building aside from parking, maybe a security guard in the lobby, a rooftop with a dog area and balcony. I want it cheap as possible, I don't want to pay rent on something I own outright in perpetuity, it's a non-starter for me. So, you could segment them into simply high and low HOA fee, and maybe a tier-list of what you get for your money, and where there's value vs getting robbed by the property management.
lord have mercy people are willing to waste their money on anything. the only person I can see buying a loft in Stlouis is some old rich guy that for some reason dont want to move to Florida. who wants a place but don't want to keep up with a house. other than that you're better nof buying a house and fixing it up and you would save so much money. the location aint even a selling point
LOL thats a lil rough area! not cuz of the lofts... cuz on the streets!! u gonna need to carry n conceal a pistol while walking around these parts.... just remember that someone outside of busch stadium got paralyzed from a shot! n he was a off duty cop... but the lofts are nice! knowing this is off putting but i really like the apartments style... if u know all this.. and wanna live here still ur gucci i guess? just know the potential dangers with in inner downtown st louis!
@@joshualee8151 agree! one of my IT contractor guys came to my office, his office is based downtown. He shared with me, that one of the "undesireables" were riding the rental scooters down Washington Ave, mid day, ran a red light, almost getting hit by a car from the other direction, the car honked and stopped and swirved (as they should) scooter operator then pulled out his gun to shoot at the driver, this all happened right in front of him at this intersection mid day down there. No thanks not living down there.

this is a steal, the only issue i have with the loft is that its downtown and crime is really bad.

if the condo has very low HOA but is a super short walk to all amenities you can purchase as desired separately, that's a high value for example
