  • Today Jacob and Madison talk about what it takes to create a multiple offer situation if you're selling a house in St. Louis. Are homes still selling over list price and waiving contingencies? In some cases yes, but it's not happening across the board like it used to. These days it depends much more on condition and price for a competitive situation to happen if you're selling a home.

Updating can be equally challenging as contractors are really busy and will bid the highest price for work.

That's a really good point we didn't mention. It is taking forever these days because contractors are so busy. We've noticed a lot more people choosing to renovate the home they already live in rather than buy up to a higher end home given where interest rates are.

Moving to St Louis in Jan/Feb from a very rural mountain town in Montana. Husband only has to commute to downtown once a week, do you ever see rental listings within an hour of downtown that have some acreage?

Occasionally yes but it might be tough to find a house with acreage, as most will be for sale as opposed to for rent. It might be worth trying to ask listing agents if any of the sellers of these homes would entertain a lease if they’ve been on market a while.
