- This will be a 4 part video on the Rinnai tankless heater code 12.
There is a few things that have to checked when a Rinnai gives a code 12.
You can call Rinnai Tec support for help if your not a qualified Tec.
Please make sure you only use a scotch brit pad to clean the igniter and flame rods, not and metal tool, file or knife
If you want to e mail me a guestion you can at economyplmbg@aol.com
I hope this video helps.
Thanks,

I work for a gas company & your videos are SO helpful. Thank you so much!
TTG, many thanks for taking the time to produce these videos. As a disabled Vet on a fixed income, your videos have taught me how to properly maintain my TTWH that allows me to save some cash. Your the best.
Once again, Rannai Mike came to the rescue. I was having yet another issue with a 199 condensing unit. The burner would not stay lit, with the front cover in place. The unit worked flawlessly with out the front cover in place. After a few conversations, he determined that the wye connection sold with the unit to allow direct venting through the existing roof jack was at fault, saying to me that he’d had many problems with having the fresh air intake and exhaust air sharing the same pipe. My furnace closet location allows me to pipe the fresh air intake pipe over to daylight out above the door for the closet, avoiding having to add another roof jack. Problem solved 100%. I live in central California, just a mile down the road from Yosemite National Park. Mike does all of the problem solving phone calls and emails after working his normal day. I owe him a beer.
Thanks again Mike,
Roy
Thanks for such a great comment
Thank you!! This video saved me $800. I was prepared to buy a new tankless until I saw this video. I cleaned the rods and it fired back up
I really appreciate everyone like yourself that make these how to videos. This video saved me a major headache of hiring someone to work on my water heater. Fixed in 10 minutes using these exact steps. Keep up that great work and thank you!
Thanks! you helped me repair the boiler and avoid paying the plumber! greetings from Italy
Glad I could help
I'd like to echo all of these comments because your video and no nonsense approach most certainly made it possible for me to take on cleaning the flame rods and resolve the 12 error code. Now, cleaning these flame rods will become part of my annual maintenance when I flush my tankless water heater. Thanks again, all my best regards.
You are the Man! This video saved me about $1,600 a plumber wanted to diagnose the problem alone. Not Fix. Just diagnose!!! I did this on a newer unit and it fixed my code 12 error.
Thank you so much for making this video and taking the time to go step by step till the issue is fixed.
I was able to fix my system without paying someone to come out to fix it while giggling at how simple the fix is for the $200.00 I'm being charged to fix it. Thank you again.....
Thank You Mike!! I’m glad I couldn’t get anyone to come out on a Sunday. You saved me some dollars my friend!
Glad to help
Thank you so much, Mr. TTG!!! You simply saved $350 and few hours too. God bless you!
Great tutorial, and thank you for returning my call and helping me troubleshoot !
Wow man. Your a class act and selfless at that. I read 75% of comments and most are saying how greaterul you are. Your parents would be proud of you sir!
Thanks for giving back to your fellow man. Your a true inspiration to others and it speaks volumes for the time of person you are.
I have to go to work but can’t wait to put your advise to use and clear my code 12 which is now 11 later tonight.
Subscriber for life here. Will sub under my other name too.
Thank you so much!!!! 🙏🏻👍🏻
Mike,
I second the comments below about the overcharges for minimal cleaning tasks, so thanks for the DIY tips from this senior citizen who can't afford to be fleeced for what seems to be a simple and straightforward task.
Thanks for the help Mike. Your videos are very helpful and thanks for talking to me on the phone about my water heater problem
This guy is the real deal, i notice he takes his time and answers questions to most of your comments ,keep it up buddy,im now a subsciber, and and a fellow plumber that always looks for ways to improve my skills, thanks a bunch!
Todd Russo thank you very much for that great comment, I greatly appreciate it. If you ever need and help please don’t hesitate to e mail me. Mike
When other plumbers gave me the run around, you helped me solve the issue! Truly thankful for your video and expertise. Thank you once again.
Mike, thank you very much for detailed videos. Extremely well done and very helpful.
Mike is a great guy! I emailed him a question and he took his time to give me a call to help troubleshoot my tankless heater. He even checked in a couple times to give some more advice on my issues. Thanks so much for your help!
Thank you, Mike for your prompt response and help!!! You rock!
Thank you for the video, my model has a different arrangement for the flame rods but the instructions were close enough and cleaning them did the trick.
Really appreciate this video. I have a code 11 show up every couple months and following these instructions fixed that issue as well.
Thanks for making your video's Mike. Very informative and thorough. Look forward to more.
Jeff Thompson thank you very much.Mike
I really appreciate your videos. They are a great help. I installed this new unit less than a year ago. It has already had a code 11 I fixed. Now it has a code 12. Thank you for your help.
This guys knows his stuff and very helpful, I contacted him and he replied to my email and walk me through the issue with my Rinnai. Way to go Mike and thanks for your help.
Thanks for doing these videos. The best I've seen on the Rinnai heater. Please keep up the good work.
Patrick Morris thank you very much for the comment, there’s mort to come. Mike
Thanks for this video, worked the charm on my 10 year old Rinnai. Thank you Mike for your excellent explanation and clear direction.
Worked like a charm. My screws were a little (factory) tight, and I gently tapped on them to loosen the threads. After that, the screws came out easy, and I was done in 5 minutes. My igniters were definitely fouled. But the cleaned up nicely with a scotch Brite green pad. Thank you for your time and instruction.
This worked!!! I actually had error code 11 and just cleaned using your instructions and tore off the green part of a scotch brite sponge, and I’m enjoying hot water again! Thanks so much!
Thank you sir, you saved me alot of money. The plumber that installed mine died a few years ago and nobody had answers to questions i had arond here. Anyway, found your video, did what you said, and it works like a champ. Im a retired firefighter so im not afraid to get my hands dirty. Hope you put out some more videos, especially one for proper cleaning and maintenance. Stay safe friend.
Really great advice and I like how slow you explained every single detail.
Michelle Runyon why thank you very much that was very kind of you.
Thanks for the help Mike! Mike took the time to talk with me over email and the phone to help troubleshoot my system.
Nice one Mike! Thanks very much for posting this! You are a great communicator!
Bob Troxell thank you very much Mike
Thanks. You helped me with my Rinnai again...Fixed my EC 11 with just a few bucks for a new gasket. Now i just need to find a replacement ignitors just in case they go out again.
Our local service tech retired and the nearest is many miles away, so I'm basically now left to do all my own work, Thank you so much we have hot water again!
Enjoy your videos, very informative and easy to follow. Thank you 👍🏽
gr8ride411 thank you very much
Thank you sir. Just fixed my 2 year old rinnai water heater with code 12 by following this cleaning method. Works like new.
Mike is the real deal! After communicating via comments here, he called me to help diagnose and recommend ideas for fixing my Rinnai tankless heater. I now know what to look for, who to consider for repairs/replacement, and what to ask them for. Amazing help from a true expert! Thanks!
"From da saworse" 😂 I ❤this guy. Right to the point, exactly what I needed to know.
Thanks much! My igniter and flame rides were very corroded and I was getting code 11 errors frequently. Your directions were very clear.
mike is the man rinnai tech department gave me a list of plumbers i am the plumber servicing a customers unit i thought tech dept would help mike knows thanks mike joe
This video saves me a grand, only thanks cannot express my appreciation. I have code 11 bothering for a long while, recently it just shut down. A plumber came asking for grand for a full service because he thought it was dirty. Probably, but it was only used for not more than 1 year. I followed the steps, cleaned the flame rods with scratch, i don't think I cleaned it very well, it still looks covered by something. But Miracle came, it is back to work very well. Thanks so much.
I have used this method twice...both worked beautifully. The first time was about 3 years ago so it obviously gathered some more build up over that period of time. Just finished the second round and so far so good. Thanks for the great instruction.
Mike is the best! He responded to my email right away and took a call on a Sunday! No charge. He spoke with me and Facetimes to review all my lines, fixtures, pipes etc. for almost an hour until we tested everything and got my error code 12 fixed. Great guy. Loving having my hot water back and probably saved several hundred dollars, too. Thanks Mike. I owe you man!
Mike was very gracious in answering my more detailed questions over the phone regarding my Code 12 following a heat exchanger replacement. He is "The Rinnai Guy"!! Thanks Mike!
ode for life!
Thank you for your video, I followed the instruction on a Saturday evening and fixed the issue. Good bless, love from the whole family, with small kids 🙏🙏🙏🙏
Thanks brother. Working through these codes is easier when you have a little guidance.
No problem
Legend! Mike out here savings american wallets during 2020. Mike I wish you nothing but the best, this video is a gem and life saver.
Thanks for share your experience
Another informative video Mike. Good job!👍
R. Dowden thank you very much Mike
R. Dowden thank you very much
Excellent job sir.
Thank you for taking the time. It is greatly appreciated!!!
Enjoyed you video on code 12. I would love to see a video on code 11 on the same unit RL94in. Thanks Ray
Francisco Flores I hope this was helpful. Mike
Francisco Flores thank you very much
Good video for us newbies to tankless water heaters. We've been getting a Code 11 on our Rinnai RL75. Been a real pain to deal with. Would love to see a video by you on this. Your videos are very clear and straight forward. Thank you👍🏾
gr8ride411 call me at +19042385349 and I will go over it with you Mike
Thank you for your video. Once I cleaned the sensors I restarted my unit and at low flame it was fine. Then I thought air flow issue and for sure a trash can had blown over to the exhaust / intake and was recirculating the exhaust fumes. Easy fix LOL. Thanks for the advice!!
Very helpful and to the point. My Rinnai's ignition quit working and I was able to get it back by just cycling the unit. But, after seeing a few people talk about the flame rods and igniter needing servicing, I watched this video and think I can handle the job myself once it gets to that point. I went ahead and ordered a new flame rod kit to have as a backup if needed, but I'll probably just try to clean it like Mike has shown here.
Just remember to make sure the gasket is in good condition before you reassemble it if not change it. Mike
@@ThatTanklessGuy Thanks Mike! Luckily, my gasket was still in good shape. Cleaning the rods seemed to do the trick, but I'm going to go ahead and do a full servicing next week once I get the flushing kit I ordered. I'm probably going to take the burner out and give it a good cleaning with my air compressor as well. Thanks for all your help.
Dude! You Rock! This totally fixed my heater. I love free and 10 or so minutes!
Troy Flake thank you very much I’m glad I could help.
Mike, Great! The Installer notified me that when the unit is 4 years old, the Combustion Chamber needs ti be cleaned - $450! No way! With your help I'll do it.
wow what a nice person you are and so easy thank you keeping my faith in humanity alive and will you are awesome
Thank you so much... Worked perfectly
Thanks for the help. Good job !
Skyslyder glad it was helpful. Mike
Skyslyder thank you very much
Thank you for the video. Very helpful
Super helpful, thank you so much for this video!
Good video, I have error code 12 on my Rheem thankless gas unit. This is the procedure I was looking for on how to clean the flame sensors. I'll make sure I use a piece of scotch brite to clean those sensitive filaments.
This was an exact replacement for the old one that lasted about 10 years. ruclips.net/user/postUgkx7yWIKcrbA9KMHkGSfcgxW2lsjHT6B8Sh The top of my mitigation tube by my roofline was just a 90 elbow which allowed too much debris to fall down into the fan, eventually ruining it. Without this issue, I bet it would have kept running another 10 years. When I replaced this fan, I added an extra elbow joint so the top tube now it does a 180, which should solve that problem. The radon guys around here wanted to charge me a $300 diagnostic fee, then parts/labor (probably close to $600 total). I installed this all by myself in about an hour for the cost of the fan; it would probably be even easier/faster with two people. FYI the manufacturer's warranty greatly differs depending on whether you install it yourself (1 yr warranty) or have a licensed installer do it (10 yrs).
You are the man, great video!
Thanks..this is very clear, and helpful
Thanks for the info, you're the best!
Thank you for this it worked on my model, the gasket (looks like it was cardboard and not rubber for my older model) was completely rotted out and came apart in pieces as soon as I removed the bracket. Looks like the maintenance tech that last came either didnt notice or didnt care when doing the cleaning.
Thank you! Great video.
While my R75LSi is not as easy to work on, the advice on this channel was spot on to allow me to clean the burner, ignitor, and flame rod to get mine going again after repeated Code 11 and 12. Mike -- how the heck do you get the burner out of an R75LSi for a more thorough cleaning? It appears one would have to pull the entire burner housing and copper assembly above it because there are screws on the side that are not accessible without pulling the entire copper and burner assembly!
Did you ever get it pulled out? I have the same unit and need to service the igniter later tonight after work as I know have code 11 and 12.
Rinnai Guy!!! You Rock my man!!!!!!!! Thank you!!!!!!!!!!!
Darryl Williams no problem glad I could help
Mike, Thank you. I have a 1 year old unit. The service company wants $250 to do this.
Ur great. Thanks for the guide.
Thank you so much for the information
Many Thanks! That Solved the problem All The Best To You In 2020
tHANKS. VERY HELPFUL.
Excellent ! Thank you !
Love your videos. Could build up causes the controller to burn out from switching on/off too much?
very helpful, your awesome!
Thank you so much for taking the time to make these videos. They are very helpful and easy to understand. Yesterday I changed dip switch #6 and turned the temperature up to 130 using the remote. Last night I started getting the error 12. The water starts hot, then I get the error and it goes cold. Does the temperature change have any bearing on the error? If I set it back to 120, I don't get the error. I really appreciate your answer. (It's an RUR98.)
Thanks, this is helpful.
Max McFarland no problem

Great video Mike! I have a code 11, burner was filthy, replaced igniter , still no flame. The unit has been working for over 8 years, the gas dryer and stove are still working, so I still have gas. Any suggestion on what to check next?
Thank you for this great tip. It did the trick - for now at least :-)
I have this RUC98I unit, could you do a video or videos of cleaning the burner and heat exchangers.
hi Mike, thanks for the video, it is very instructive. Mine is a Rinnai reu-2402feh. It is throwing the dreaded 12 code. Did you ever get around making the other code 12 videos? I followed your instructions here to no avail. Would like to follow the procedures you planned to show on the other videos. I checked "all" external causes, no soot in the exhaust vent, no cold-hot water interconnections, ...
What is happening at the moment is that once the water runs through it the flame comes on, stays on for a few seconds, goes out and the 12 code comes.
My unit has been acting up for a while. It used to light the fire with a bit of water, as time goes by it needs more and more water and higher temperature to start. Yesterday, after cleaning the burning rod and the sensor I finally realized I should try to raise the temperature from 40C to 50C, it then came on, stayed on and there was no 12 code. I guess it is all the same underlying problem.
The far left portion of the burner won't stay lit. You can see it light up through the sight glass and then it starts to go out a little at a time until those 4 or 5 rows in front of the sight glass go dark and I get the code 12. I have removed and cleaned the burner and gas manifold twice and to be honest neither one needed cleaning, or at least it didn't appear that way. I blew out a little dust but not much and it made no difference. I noticed if I turn on every hot water faucet in the house at the same time it stays lit longer but eventually goes out. If I only turn on one faucet the far left portion of the burner doesn't even light. Any ideas before I call a plumber?
Well I m working on one right now with code 12 for LP it had low pressure so i took cap off regulator and screwed down on it . now everything is fine didnt have to do any thing else . or flipped the dip switch 5 an 6 turn up the temp now it good to go
We got a code 11, no ignition, but another installer recommended pulling and cleaning the igniter and flame rods. It's not clear whether the problem was actually no ignition or if dirty flame rods fooled the controller into thinking there was no ignition. (Looking through the little round window to the left might have answered that question.) In any case, cleaning all three components let the DHWH work. I wish we'd watched this video, both because it's informative and because we scraped the components (gently) with a knife. I'm used to the style of igniter that glows, but Rinnai seems to use a spark plug style.
Hi Mike. I love your videos, they are clear and concise! Would you recommend cleaning the flame rods annually, or less often?
That was a great video I have heater a Rinnai l think the same thing I think it's the ignitor has some built up I downt remember the second face.i only have to I think but I don't want to un do any wires
Hi Mike! Awesome video. I have a RC98HPi that I installed in the spring of 2011. It has worked flawlessly until last Sunday evening. I have a code 12, and followed the instructions in your video, but that didn't fix it. The flame rods and igniter didn't look too bad, a little bit of white powdery material that I removed. From reading a Rinnai support document that someone posted here, I think my problem is (was?) an electrical code 12 vs. an actual fire issue. As soon as I'd open the relief valve, the code 12 would come on and the controls would beep without ever trying the combustion fan. Also, I could turn the gas off, and not get a code 11 when it was acting up. When it's working, if I try to run it with the gas off, it'll spin up a few times and try to fire up, but then throw a code 11 as expected. I found that if I moved the wires coming from the control board where they pass along the bottom of the cabinet it would work sometimes. Following the troubleshooting steps in document, I unplugged all of the electrical connections and reconnected them. The unit has worked consistently since then (a couple of days), but I didn't see any signs of a loose connection or corrosion. I find it hard to believe that it developed a loose connection after 9 years, and that I have really fixed it. Is there a common part that fails intermittently on this heater? Do you have any suggestions for me at this point, or should I wait to see if it breaks again to try to diagnose it more? Thanks!
H Roberts call me at +19042385349 and I will go over it with you.
Just curious. So did it fail again or your unplugging and plugging things back do the trick?
@@BigOHavingFun I'm afraid I'll jinx it just typing this, but I've had no problems at all since unplugging and plugging everything back together.
awesome video thanks brother off to the hardware store and I know what Im talking about
Did you do a video yet on how to take the burners apart and clean them? I haven't see too many videos of that.
Hey Mike. I originally had a code 10. I checked the blower and it was clean. I blew out my burner which was dirty. I blew out my tubes and sucked everything clean. Then a week later got a code 12. I replaced the igniter and flame sensor with gasket. I have also flushed it twice. Last three weeks It intermittently shuts off with the same code 12. I had a tech come out and off course it would not act up. He did go to the regulator and bump up the inlet pressure to 13.0. It is a propane unit installed 2008. Have had no issues until a month ago. I have an R75 LSi. Would love some advise.
Thanks for taking the time to make these videos and share your knowledge. I have a Rinnai C85 that's about 12 years old. Recently it's been giving a code 12. Most of the time it works completely fine, sometimes it works but there's just not a lot of flame coming out of the burners and therefore the water is luke warm and it occasionally briefly fires up and then shuts off throwing the code. I checked the gas pressure (all other gas appliances are fine) replaced the flame rods, flushed it and cleaned the little filter on the cold side. Any ideas of what to look at next?
Did you ever find the problem? I am having the same issue
@@TKstewart-ir1kn Hi Taylor...pretty sure it's being caused by moisture in the diaphragm of the gas valve. I'm waiting for the new one to arrive so not completely sure but I'll update you. Interestingly this is something that I have not seen mentioned in any of the dozens of threads/comments I have read. When I tap on the valve it usually temporarily resolves the issue. This is where I found the some information about it. Page 9 - # 16 of this document "On internal units inspect the plastic tube running from the bottom of the combustion chamber to the gas valve. If you find moisture in that tube, replace the gas valve." aplusair.ca/wp-content/uploads/Rinnai-Tankless-Troubleshooting-Manual.pdf
Daniel Fennell Thank you for the help and the service manual. Please let me know if it fixed your problem.
Our Rinnai runs for a bit and then “error 12”as we add cold water (like in the shower) Not always but about 30% of the time. I live in the country and have tried several local servicemen. No retuned calls (happens a lot in the country). I’m looking forward to your next error 12 video.
Daryl Sims e mail me your contact info and I will call you. Please give me the model, age, gas type and where it’s located. Mike
Hi the same thing happened to me on one job, exact same thing in the shower
Rinnai A26 ULPG in New Zealand
Did you ever make the other three videos? I've got a code 12 and I've cleaned the flame rods like you said in this video and also took apart the burners and cleaned them. Still getting code 12 and it smells horrible when it does work.
Hi Mike. Thanks for your dedication to this channel. It has helped me greatly dealing with my eccotemp 45HI-LP Heater. But I'm stumped.
Issue. The primary burner ignites and goes out in exactly 2 seconds. E1 code.
I put a microamp meter between the lead and the flame sensor. Hoping for .025 ua There is no reading as the flame is on.
I tried a new flame sensor and the same thing.
I confirmed that my polarity is correct to the mother board.
I accidentally discovered that I have 2.6 amps between the sensor lead and the ground, even when the unit is turned off. I must have a short somewhere. Help please.
Thanks Jeff
I have a Rheem Tankless Gas and I am getting a Code 12. Will this method help me solve the problem?
I found this video looking for an Error Code 12 fix for my AO Smith 305 200 tankless heater. This video gave me the information to remedy my problem. My water heater is working fine again and following The Rinnai Guy's instructions. I thank you immensely! However, my old AO Smith model 305 200 looks almost identical to the Rinnai. By any chance is my AO Smith actually a rebranded Rinnai? If so, do you know exactly which model Rinnai?
