St Joseph, Missouri - The next BoomTown?

    St. Joseph, Missouri sits along the banks of the Missouri River and is home to just over 75 thousand people. The midwestern city once had a population over 100 thousand. However, for the past 50 or so years the population has remained somewhat stagnant. There are areas of new modern shopping plazas, a growing university and some nice parks. However, the downtown area looks very, very sad at a time when many downtowns across the country are seeing a resurgence. If you take a moment to check out this city's downtown area you will hopefully see there is huge potential. Question is...will anyone else see the potential?

    we are new here and are buying our 2nd property. We absolutely love St. Joseph, the history keeps us entertained all the time.

    I grew up in St Joe. It was so exciting to go to Townsend & Wall Dept Store. Then we got the East Hills Mall.

    I have been saying this for years
    Just a year and a half ago my wife and I were looking into moving there, but thr pandemic has ruined stuff in the short term. We still hope to move up that way at some point. I love St Joe.

      Beautiful town, just drove through there two weeks ago. Apparently has some drugs/social issues, but still is a stunning looking community.

    St. Joe has historic architecture. I lived there for a few weeks in 1980. The beautiful 26-mile parkway city loop and trail.system built in 1918 was forward thinking. If planning for civic beauty was the road to success, the parkway system should have resulted in prosperity. Ideal for biking it could have been a template for other cities. That was the era of City Beautiful movement - before things got so automobile centric.

    Seems unlikely but it does have good bones. It could definitely be a boomtown again with the right businesses willing to invest.

    great video and I applaud your wishes for a greater st joe revival. apparently there are small downtown stirrings now, e.g. the trail theater. I no longer live there but have uploaded some historic st joe home vids on my youtube channel (trails west, sacred hills, military museum tour, penn street antique mall (basement). Wishing you safe and fun travels !

    St Joe has a lot coming in especially with the new Hillyards factory downtown and a goal by 2040 to revitalize downtown. we probably won't get any new brand new buildings but business owners are taking a lot of care in their remodeling of the old business fronts!

    The spot you are standing at the very beginning used to be an office and apartment building but burned down a few years ago

    the problem with downtown is 90% of the buildings are "historic" and the city refuses to tear them town or renovate them

      I used to live there & I sold a few old homes on "Robidoux Row" listed on the National Register of Historic Places. The people who bought them from me (Through "Krug Realty & Investment Company") usually didn't know what they were getting into-big dreams for the rehab of these old fine homes but they just didn't have the resources or know-how to rehab them, so they ended up being once again sadly abandoned. These homes could be so very beautiful-people just didn't want the hassel, also, of the paperwork involved in restoring a home on the Historic Register. I am saddened to hear some of the the old buildings downtown are still in a sad state-my selling days were 30 yrs ago in the 90's when I was in my 40's, and I moved away in 1996 and haven't returned. But I can see much improvement and new development simply by doing a "walk through" on google maps. I worked at Francis & 4th ST. downton. The building itself still looks the very same today as when I worked there, but is either abandoned or is some type of little shop; (Salon, maybe?)... hard to tell in the pictures on google maps.     I was born and raised there. I moved away when i was 28 in 1993. It was always a great town but I heard it went downhill after that.

    I wish they would tear down that terrible double decker bridge that runs along the river, and re-develop the river front! There is some great potential there for riverside walks and shops but right now it is just a tiny plaza. Not to mention the homeless camp among the bushes and trees under the freeway. The large concrete bridge there is crumbling year by year and not too many people use it. There is a lot of potential!

      @MisterAMC 117 there is a plan to replace it with a main road along the river, but many people in ton would rather spend the money to continue with repairs on it

    Back in the 70s when Carter was President, there were not many good jobs in St. Joe., which is why most of us had to leave and get work elsewhere. I made my way down to Kansas City where there were many good-paying jobs.

    Lived here for 4 years back between 2007-2011 not much was going on. It seems like the only thing which has any real future there is drug dealers, and Triumph.

    St. Joseph has a lot of potential. However, they need proper leadership and the right mindset. The crime needs to be sorted and stricter laws enforced to make it safer. A lot of the older homes need to be rehabilitated. The city needs proper investment.

      Not sure Del, but I doubt it. I was there around 1984-85. I later worked in Texas, New York, California and Oregon. We loved living in different parts of the country. On the other hand, there's something to be said for staying in one place as Mike as done at KQ 2.

    How is the internet service there? Is it blazing fast or what? I thought about moving there but I need fast internet to work.

      Not sure but I'm betting it must be good with a university in town along with some other pretty large companies. Online shows all the major players offer service there like Comcast, Century Link etc.

      The Internet sucks only one company that offers high speed internet. It cost 125 dollars for there so called 1 gig internet, and your upload speeds you will get around 650 to 700 and download speeds 30 to 50. Not even close to a gig of internet lol.

      United Fiber is the company you want to contact about that. 1gig is cheaper than what others offer in other cities and its fiber. We pay for the 500 and it averages about 470up, and 420down.

    Saint Joseph, Mo. wasn't what it was back in the day. I've lived here since 1999, hate it crime has has gone up dramatically. 3rd in nation for carjacking, each week theres shoots going on. City officials are a joke wanting to speed money on bs things instead of fixing the roads. When they need them, the double decker bridge built in 80's. Is getting a new 25 million dollars face lift( opps I mean toren down building new brings), there wanting to put playground out east of city in a flood zone. The old Kurg Park they did want to put crap load money into to house 50,000 guest. Build new school right cross from the college these things are just parts of things they are wanting to do. After the fact they neglected the upkeep, taxes keep on getting raised each year to see nothing in return but wanting more money to fund there spending habits. If my son didn't live here I would surely move the hell out of this place and not look back!!

      You ever consider that St. Joseph is horrible because our newest high-school was built when hitler was in power

      @@Edmund-7 huh? I'm confused here 🤔 really. School board want to put new school right across from the college. Shutdown two high schools, make the other one middle school🤔 I guess that logical. Grade 9th thru 12th get a new building, but Middle schoolers have to deal with old building that was built back in 40's lol. Get hell out here if there going to use building for other grades. Then keep on doing the upkeep on them or not just like the double decker bridge.

      @@joshrudolph2017 also the double decker is an atrocity of human design but that’s besides the point. It wasn’t even the city’s decision to chop it down. It’s MoDOTs bridge and they decided to do it.

    St Joesph is lame there’s not enough to do and not a black community why is st Joesph so dead bring it back to life ugh before this town be a ghost town okay!!
