      If you are trying to buy your way in, it is very expensive. There is just no way around that fact. Most people don't buy a Ranch hoping to make a great return in cashflow. It has some great tax benefits, long term appreciation and an incredible lifestyle though.

      If you think it's expensive now! Just wait to see how expensive it will be in the future! I advise people to consider the window of their investment. If it's a short term investment, really focus on price. If it's a longer term investment, focus on valuable features.

    I lived in Brenham for 20 years and it was a bad experience. The locals of Brenham do not like new people to move to their town because they take great pride in inbreeding. The blacks and mexicans there have lots of babies in their teens as well as the whites. There are lots of government housing in brenham thanks to the pregnant teens they have by the thousands who do not work. The town opens up lots new restaurants for maybe 2 months then they get closed down. The brenham locals sucks at woking at fast food restaurants.

      It's cheap for a reason. Not much grass, not much water so you need a lot of land to raise any cattle.

    I’m 21 now livin in north Fort Worth. I’ve been around the ranching community for a while but was never able to get involved directly for a long period of time. I’ve done hand jobs for bi-weekly gigs here and there but I want to get the ball rollin. If you know any ranches in either the north or south DFW area looking for hands let me know. I’m hard working and worked as a mechanic for rental one who distributes construction/ agriculture equipment as well as basic knowledge of ranch work. Thank brother God bless!

    While I love Washington County, me and my fiancé are Texas natives been searching for 5-6 acres near Georgetown, Marble Falls, Burnet, etc. Its rough, between the scammy companies like Premier Land running around and inflation, its hard to get anything going under $150k. Maybe we need an actual realtor or land broker lol

      Ken, Thanks for the question! At the 7:20 mark is when I stat talking about the "Carrying Capacity" of the land. It helps determine how much land you need. The smaller the Carrying Capacity the more land you need. The larger the Carrying Capacity, the less land you need.

    I'm looking into purchasing a family ranch (was owned by my family until about 5 years ago) that was lost due to drama in Montana. Would you have any advice in how to navigate looking into loans? I'm not wealthy myself, just 25 years old, so starting from the ground up seems like an insurmountable mountain.     The part that has Colorado water front is a 7 acre lot separate from the other 380 acres. No way to get water to your crops or livestock or even your house. That's why they have that huge water tank. $4M is not a bad price, but you get what you pay for.

      Crank Addict, thanks for the feedback! The sellers are reserving a small 6 + acre river front tract that is separated from the rest of the property by the road. However, the property still has ~ 1800 linear feet of river frontage. As far as the water tank, its filled by two water wells on the property and the additional storage acts like a buffer if there are ever any temporary issues with the wells. It was designed by the sellers to provide water for up to 4 families for a year. With a full ask offer the sellers are willing to convey the "irrigation" water rights out of the Colorado River including any necessary easements to the property they are retaining. The irrigation rights can be used to run the irrigation pivots, flood the pecan orchard, fill up the lake or all three. Yes, $4 MM is a great price!

    Is that bridge maintained by the local highways agency or is it on the property owner?

      Tim that is a good question. The bridge is the historic Regency “swinging” bridge which is a state maintained historic landmark and adjacent to the ranch. I highlighted it in the film because it is such a beautiful feature and it feels like it’s part of the property. It’s like a house that lives on a city park; even though it’s a public park, it feels like your backyard.

      Great question! Thank you. Chickens and hogs are on a scale just like, cattle and horses. Obviously, each county has different scales, but for this question, I will use an example. If a cow is a full animal equivalent, a sheep or goat is probably .25 or .5 full animal equivalent (hog maybe the same or higher) and chickens obviously less. So in this example you would need 2 hogs per 3 or 4 acres or one hog and 5 chickens on the same acreage. Remember though, most counties don't require you to operate at full carrying capacity but rather some percentage of the hypothetical capacity (usually less than 50%).
