    Hi Kerry thank you so much for this channel & your commitment I’m originally from eastern North Carolina and grew up with livestock a good sized garden so excited to start my family & purchase land for our home by Q2 2022 to do the same. I’d like to inquire about your thoughts for 8-10 acres of residential property to build our home in what you’ve described as the ecoregion #4. My wife is from Kentucky so we’d like to have 1.2-2 acres for a pasture with at least one tank that would be great. My budget is $250K -less .     Hi Guys, just started watching your video’s.
    1) Have you had experience in Leveraging with the banks in Texas/ USA?
    2) What is usually the amortization/ depreciation period on a loan from banks, 8yr, 12yr
    3) what about forward selling produce/ crops/ cattle? And then factoring those sales with the banks/ lenders?

      1) Yes! Please check the video that I did with an AG Lender specialist....
      2) 30 year fixed is very common

      What's the name of that tiny town on FM 908 between Rockdale and Caldwell? BlackJack? I can' remember.

    I've noticed that east and southeast Texas ( generally Beaumont to Lufkin ) get very little attention from bigger realtors. Is it a weak market area ?

      Great question Bernie! I don't know if I would call that market area weak, but it does pose some challenges. Undeveloped land tends to be heavily wooded. Also, most of the development is occurring west, north and south of Houston and less east. Dallas is similar, but to a lesser degree.

    What do you think about the area around Uvalde, where the Ox Ranch (18,000 acres) up for sale $100M?

      Uvalde is beautiful and very popular! It really depends on your purpose and vision. That area has a lot of great traits for recreational and hunting uses.

    Ive heard of first time buyers where the government gives them 50k to develop their land ? Or did i hear wrong ?

      Great question! There are some government programs especially for Veterans here in the State of Texas, but I have no knowledge of that particular program. If you find out for sure, I would love to know if it exists.
