@@NTATchannelNickTaylor Cuero is one of my favorite little Texas towns. I sold a nice ranch down in Goliad a little while bak and use to stop there in Cuero all the time. Great land, near the coast, near San Antonio but far enough away to stay nice. I hope you enjoy it.

I am new to the area and I been exploring my surrounding areas and so far, Bulverde is on the top of my list. While I love Washington County, me and my fiancé are Texas natives been searching for 5-6 acres near Georgetown, Marble Falls, Burnet, etc. Its rough, between the scammy companies like Premier Land running around and inflation, its hard to get anything going under $150k. Maybe we need an actual realtor or land broker lol

Land right now is crazy inflated. Especially after the realtors get a wiff of available land for sale. I've even went on the tax appraisal website and found vacant land and wrote letters to the owners asking if they're interested in selling. No luck lol
Rubio thank you for the comment. Land traditionally is a great inflationary hedge, so during times of inflation land values goes up! Then you had the last two years of Covid Crazy.
Funny story about sending out the letters; I did the exact same thing for some clients a few years back. Sorry it didn't work for you, I had great success when I did it!

Southwest Texas over by Marfa, and the big Bend area

Thank you I saw some people living out there on a ranch a man owns it but it’s an old ghost town and he allowed them to fix up the house is there they said there’s no restrictions. They are on building that particular place.
ya ... land was set at slightly above 4k an acer ... yet people are trying sell 4 acer lots with no utilities at 250,000 $ ... greed is driving inflation and it needs to stop
I would have loved to bought some Washington County land at $4,000 an acre! Hopefully you and your family were able to take advantage of that while it was available. How long have you lived there?

Serenity, thanks for the comment! I appreciate the question. Depends on how close to Dallas you want to be and what you’re interested in. I’m a big fan of Pittsburgh. Great water/ lakes, nice homes and more affordable than a lot of other places around Dallas.

Southest Texas, anything south of Tyler... from Dallas down to Houston. I bought 18 acres outside Palestine. It's beautiful down there. Being from Dallas... it awesome to see trees and green grass everywhere. My wife and kids love to go down there to get away from the city once or twice a month!

If you think it's expensive now! Just wait to see how expensive it will be in the future! I advise people to consider the window of their investment. If it's a short term investment, really focus on price. If it's a longer term investment, focus on valuable features.
