I am so sorry for not responding to you comment sooner! I just finished showing it to two great families yesterday. If I was in a position to buy it myself, it wouldn't even had made it to the market. What's you favorite part?

The part that has Colorado water front is a 7 acre lot separate from the other 380 acres. No way to get water to your crops or livestock or even your house. That's why they have that huge water tank. $4M is not a bad price, but you get what you pay for.

Crank Addict, thanks for the feedback! The sellers are reserving a small 6 + acre river front tract that is separated from the rest of the property by the road. However, the property still has ~ 1800 linear feet of river frontage. As far as the water tank, its filled by two water wells on the property and the additional storage acts like a buffer if there are ever any temporary issues with the wells. It was designed by the sellers to provide water for up to 4 families for a year. With a full ask offer the sellers are willing to convey the "irrigation" water rights out of the Colorado River including any necessary easements to the property they are retaining. The irrigation rights can be used to run the irrigation pivots, flood the pecan orchard, fill up the lake or all three. Yes, $4 MM is a great price!

Is that bridge maintained by the local highways agency or is it on the property owner?

Tim that is a good question. The bridge is the historic Regency “swinging” bridge which is a state maintained historic landmark and adjacent to the ranch. I highlighted it in the film because it is such a beautiful feature and it feels like it’s part of the property. It’s like a house that lives on a city park; even though it’s a public park, it feels like your backyard.
