Guruji - you are absolutely right - what works in america wont work in india. but one point about kiyosaki as per his own words is that he had the advantage of being a helicopter pilot in vietnam and the job required maintaining razor sharp focus even as enemy was firing away. so he says that exposure made him so mentally tough that he is not averse to any kind of risk. also he owns some few oil wells in texas. and his big CFQ board game franchise. Then the revenue from book sales and seminars etc. We can never replicate his realty model in india. I know another person based in texas who owns 1000+ apartments. All possible in america as per their taxation setup. hats off to you for discussing this topic.

I want to share my experience about rich dad poor dad I read it I saved money by spending very little on liabilities but when I checked about home loan the interest rate was about 12 or 15 percent where in his book in America it was about 4 to 5 percent so i got to know that buying properties is going to be different here I also bought his board game it was good to play it but to make money with it Indian rules were different this much i understood

Rich Dad poor dad shayad isliye v applicable nahi hai in most of situations in India is that cost of borrowing is around 8 to 9% per annum whereas rental yield is hardly 2-3%. So only on borrowing it won't be sustainable in addition to Tax system you already stated. I also feel Govt should substantially reduce tax rate. It will also give an incentive to people to disclose their real income and will act as a motivation to work harder and earn more.
Eagerly waiting for this episode, by the way during last 6 months I have some what make out that this model of rich dad/ poor dad will not work out in our Country.

In America property is cheaper but rent yield is 10% where as in India rent yield is 2-3% and property is costly plus black is there. Earlier interest in America was 1-2% but in India 7-10% , also bank incist to purchase a life insurance equal to loan amount. Black amount u have to arrange from ur resources. With due respect to Robert T kayoski I wish to highlight that he will be mad and restless for money in his next birth also because of his lust( as Indians Sadgurus and Holi books tell). Every building requires a lot of expenses and time on maintenance.
In America the rent yield is 10% in select few metropolitan areas only especially the Midwest. Populate metros on East and West coast have rent yields closer to 5%

Even in the USA the mortgage interest rates were 2 -3 %pa just 2 years ago and real estates was appreciates @ 8-10%CAGR and besides investor was earning 2-3% rent....so the cost of loan was low....and in India everything is same in this case the big difference is high rates of Interest which usually hovering between 6.5 - 9.5%pa...result... the Banks are the only beneficiary.

That still works... you can have as many as properties but the max cap for tax exemption for LOHP is 2 lakh
