Good information as always. Several apartments are being built on my side of town. I’ve owned and have been renting since I moved here. Trying to decide if I want to buy again but the market is 🤦🏽‍♀️

Great insight as always! So true - when someone asks “how’s the market”, the answer isn’t simply good or bad. We first must define which market that we’re talking about. Each price point is absolutely a unique market. Thanks Sir Ashley!

Been here a year. Compared to Burlington, NC it is not cheap living here. But its a lot of restaurants and nice things to do here thats why I have stayed.

    Hey, Handsome Sir!
W/corporate conglomerates like Black Rock…buying up neighborhoods, last I heard 40% of the market in the USA. Is it accurate to say that is what drove rents up and buying almost impossible?

Hello Maryellen, I heard the same thing about blackrock but its fake news. They do not own 40% of the market in the USA, but with that said, yes, large corporations have begun setting the market for rental prices for single family homes. Prices for single family home rentals are also going up because of the narrative that its better to rent, so its more demand for single family home rentals and inventory isnt growing, so that drives prices up as well.

Single family home rentals lag in price compared to apartments. My bet is the fed will drop rates before SFH value and rental rates start to drop, so we’ll never see it happen. I’d imagine apartments rates will continue to drop for another year, plateau and stay there for a while depending on how many people continue to move to Charlotte and which industries continue to slow down, move out or grow

I wanted to move to Charlotte from Spartanburg because I love the city. The only problem I have is my bad credit score won't let me get a room for rent. I only need a small room around maybe 800-1,000 a month

I already came from a city where people are living on top of each other. I say, you will find a house! Why rent, when you can own! I don't even like townhomes..

The thing people have to understand about single family housing is that it is extremely wasteful landuse. It requires too much land and the city has high demand. Charlotte realises this. That's why in most cities they're getting out of the single family detached housing game. They're buing townhomes almost exclusively just to fit enough people in the city. Otherwise building more homes would be more costly and take longer to build. If you're looking for a traditional home, you're gonna pay out the ass. You can get a townhome though. I want a high rise condo, but that's a different beast entirely.
