One thing I don’t think you mentioned is even though you spent a little more on your roof, you’re going to save more in the long run. If installed correctly, that roof will last you at LEAST 50 years, maybe more before needing replaced. If you just went with shingles you would’ve replaced the roof probably 2 times in that same timeframe.

Material cost is higher than ever and the cost of operating a legal, licensed, insured and legit plumbing company is no joke. Supply and demand. ✅

That budget tracker is nice tool; as the Bank's payout in tranches, so you will know what needs to be paid out when working with the Bank construction finance person. Goodness, you were lucky to only pay $660 for Engineering/survey, that's usually the most expensive, next to the internal finishings and cement/sewer. One suggestion: would have put the entry doors on opposite sides instead of right next to each other. But nice project; great finish.
Yes, we found the budget tracker helpful with planning around the contruction loan draws! Also, 100% with you on separating the entry doors. That was my goal early on, but with some utility easements on the property I was very limited on where the driveways/garages would be feesible and had to work around that!

I think they would be pretty similar! Obviously there could be some differences based on how you plan out your barndo. For example, the costs of a barndo built from a metal building would have a different breakdown than one where you use wood framing and metal siding! The overall build costs provided by the budget generator should be accurate, but differences on the specific line items may occur based on your route to build! Hope that helps☺️
I like the content, but I just want to get some clarity about the architecture/engineering section. Are you guys saying you spent $600 on signed and sealed architectural and engineering drawings?
Completely understandable wanting some clarification! First of all, yes - we did only spend $600 in this section. The duplex is in an opportunity zone and because of this, some of our costs with the city were waived or reduced. Second - our city does not require engineered site plans, architectural review, etc. We created the plans ourselves by working with a draftsman. Hope that helps!

I am active wholesaler. Now I never need to go this deep when disposing a deal. However, I love to always bring more value than the next wholesaler. Are the budgeting number be change to fit more align in my market?
The budgeting numbers can be changed. The budget generator will automatically pull values based on national averages but you can customize as you see fit. What a good value you could provide!
$616 for architecture, survey, civil engineering, soils, structural engineer? Help me find this group. My cost is $40k and that’s a deal. Also what about city permits? $23.00? Confused. The city permits are $30-40k for a project of this size.
We've addressed this in a few comments before but I think they have been buried now! Many of the costs you outlined were reduced or waived for us because we built in an opportunity zone. At the same time, the median price point in our area is $250k. If the city took $30-40k, no one would have the margins to build.

I’m considering a commercial loan through my LLC because it won’t affect my personal DTI, and businesses don’t have DTI. What do you think?
Thanks for watching Colin! We did it just like you mentioned, using a commercial loan through LLC. Now that the duplex is complete, we are in the process of refinancing into a conventional loan on personal credit for a lower interest rate!

@@Colin_17 the conventional loan will be in personal name since we are going to capitalize on it being our primary residence. This will allow us to get a rate that is 3% lower than an equivalent commercial loan in the LLC for long term holding. For our goal of maximizing cash flow, this option made the most sense! We aren’t currently sharing the duplex plans however, we are looking into that possibility!
I would say the expense tracker would still be very helpful for keeping your project on budget. The budget generator may not be as beneficial to you since it is made for ground-up builds! Hope that helps 😊
