If don't have the experience, one could hire a home inspector who specializes in monitoring home builds! Of course, its an additional cost, but worth it!

@@NicoleNark Yes, some Home Inspectors have a service where they will monitor your home build every step of the way to ensure they are doing it correctly! Nowadays, I think it is crucial to hire them, because of the shortage of skilled labor. Additionally, my Sales Assistant friend for a major home builder told me lots of mistakes are being made in their community, and job satisfaction is low for everyone because of customer complaints!

Do you already have a house design?
Man lol I’m currently building in the DFW area and our cost is about $750k once it’s all said and done. 135k of which being the lot. I’m jealous but kuddos to you guys, congrats on the new home.
There’s pros and cons for sure. Our costs are lower but the values are also lower. 😅
It's always good to have a rudimentary knowledge of the process so you can, 1. control costs and 2. monitor quality. Nice job on the house.

I’m building my house in Southern California with a friend currently. Literally building it ourselves from ground up. And it’s still costing me 400k for a 1200 sq ft house. How is this house 200k? Just seems impossible. There are a lot more costs such as permits, hooking up electrical to city, city water hook ups, septic if needed, solar panels, and just the general cost of materials seem really low in this build. Maybe materials are a lot cheaper in Arkansas. This guy is a builder which helps tremendously to keep costs down but 200k for a ground up build is crazy low. Kudos to you guys for figuring it out!

Hi Nicole, I have couple of questions
1) is $200k for the entire build including land? What will be the cost of a similar square footage new house in your area?
2) I always wanted to know if building a house yourself using subcontractors is cheaper than buying a new one from a builders (I could take some of the work myself on the weekends. I already took a framing class at a community college where we build a small shed) ? Would appreciate your response.
I’m an owner builder, successfully built a high end home on a full lot with legal secondary home to rent out. I was the front end GC for the whole project, while maintaining permits, inspections to the final Structural / Building and Final Building Certificate Inspections. It’s a full time job but nonetheless rewarding experience. Good job!

On this particular project, how much do you estimate it would've cost to pay a general contractor (what you saved, in essence) to oversee THIS particular project? Also, if you don't mind sharing, approximately how much extra were the build costs like dumpsters, equipment rentals, utilities and such for the 7 months? I, absolutely, know this varies depending on local costs. Thank you guys!

Looks great. Good job on the choices. A house like that down here in Miami, Fl in an average neighborhood starts at a minimum 2 million and up. You can't a buy a 1 bd apartment for $200k here.

I’m thinking of going the owner builder route, and hiring a construction manager. This is an extra cost, but nowhere near the cost of a general contractor.

You two should build several more homes and buy a bank or become your own; financing and lending on home builds throughout the region. With coastal towns about to become beaches, people will begin moving inland...Arkansas is about as inland as you can get...

What about the architect and it engineering cost?
We are getting ready to build this coming spring. My dad is going to be the contractor as he was a contractor who retired in 2008. He used to know how much a house would cost but where prices have increased so much since 2008 so we are having to price literally everything. Is there an easy way to do that? A lot of the subcontractors won't even give us an estimate-they say they won't give an estimate until it's ready for that step to be completed so they can see it in person. That is weird because the house plans should tell them everything they need to know. How many sqft is your house?
Our house is 1500 sqft. There’s not a super easy way to get the pricing down. We tried to get as many quotes as we could up front just off of the plans but there were some trades that we had to price out once we got to that stage.

The lot is 2,178 sqft. We are on city sewer so no septic tank. The 20k did include the land prep though.

The home appraised for $375,000. We are not using it as a rental property.

Great job! I am thinking about being the general contractor. I have remodeled many times and built my home from the ground up. Just didnt do all the concrete work. I want to move to Mountain Home and sold my house, with 300k after the mortgage paid off, and in the bank to use. Instead of buying a house outright, is all that I would save by being the general contractor is 30 percent? I am about to turn 67 and don't want to use up my time building it myself. Your 200k house would be 260k if you bought it instead of contracting it? Just trying to figure out the best way to go. Steve
Thanks for watching! On this house specifically, we did end up saving more than 30%. This was largely due to the fact that Kachi did a lot of labor himself. I'd say if you are wanting to plan for costs try to find new construction listed for sale in your area to see what the market rate seems to be!
When you say "Kachi did a lot of the labor" your meaning hiring the work to be done as the general contractor or the physical labor such as hanging sheetrock, roofing, framing, wiring? @@NicoleNark
@@57holloway a little bit of both. He did some or the labor himself like painting, hanging doors, installing cabinets etc. On top of that he handles organizing and hiring the other subs taking over the GC role so that we did not need to hire an outside builder.

It was a very small infill lot in downtown Little Rock! We have footage of the finished home that we will be putting out in upcoming build videos☺️

Very reasonable
When building for the first time, learn the construction lingo and the permit requirements for the particular State. Have your financing approvals ahead of time. Get a good project manager, if necessary. Find a reliable and trustable builder who uses licensed and certified contractors. Don't overbuild for the area. You can also build in another state, you don't have to live in same state; just have reliable staff and visit the site periodically. When you finish your project, it is absolute joy to either live in it or rent or sell. Then on to the next one.

The sides and back are a pre-finished vinyl so we didn't paint them. We painted the posts with SW Tricorn Black which is a close match

That is a struggle! You might consider identifying your ideal areas and reaching out to current land owners directly. If they haven’t done anything with the land they may be open to selling it!

Thank you! He had a contractors license first which he had to take a written test for. To get the builders license, he had to apply and show building experience/provide references. Of course this is just Arkansas, not sure what the process looks like in other states.

Take all of these costs and multiply by 3 if you are in California… also no buildable lot will be under $250k if it’s a bad neighborhood maybe high end neighborhood expect 400k-1m for lot … thanks for sharing you convinced me to drive to Arkansas to hire a crew and by materials ;)
But you could sell the exact same house for a lot more money in California than we can in Arkansas! There’s pros and cons
Yes but it also means only people who make more than 250k a year can qualify for the financing :( … and the normal jobs that still run society like construction worker, nurse, teacher… these jobs still only make less than half of what you need so there is no upward mobility for 70% of the people renting forever to ever increasing is rents that grow every time wages increase and landlords find there is more the market can ask for. This means those people are going to be stuck paying 50% of there income without the ability to save and they will never own equity nor have enough to retire.
Insulation? Isn't arkinsas in the south and hot year round? What's the R value of the insulation?
Definitely not hot year round. Today I woke up and it was 42 degrees and we ended up reaching 76. There are large temperature differentials and freezing weather in the winter.

Kachi has a builders license now but back when we were starting out we pulled permits and owner builders!
if a plumber charges 75 dollars an hour , how do you monitor how work is done and making sure hes not taking time as advantage to charge more than the work required and paying him at end of month....
We don't pay by the hour. Our plumbers bid the entire project with a set price from the beginning.
