We are into first chunk - prep work. This was estimated to take 3-12 months before a single shovel is tossed. Budgeting, looking for a lot, drawing, revising, engineering, and then permitting. This seems like my most frustrating time, nothing is happening but everything is happening. We are considering doing a video series as well. Because we went in blind and want to be a guide to others. Lessons learned!

I just paid off my house and don’t like that I have neighbors too close to me. So I am thinking about renting my house and build a new one. I am a bit more interested in buying the land process and getting it ready for foundation.

Possible topics: Permitting, how to select an architect, zoning and setback requirements, job site conditions, securing the job site, financing deep dive, finding and vetting subs, interest payments and draws, order of selections, budgeting (how much house can you build with your budget), etc
Someone in the land buying stage, it might be a good idea to get a soil sample in the likely home build area to get an idea of how much foundation work will be needed. It can be incredibly expensive if you have to dig 3 to 5 feet snd then buy fill dirt.

Does signing with a home building company(eg: Ryan Homes, Drees), follow these same steps? Like do they take care of things like land prep, soil tests, permits, utilities etc? Or are those thing I need to take care of even after signing with a home builder?
I am planning on buying a home that my father in law owns, but it need repairs and I want to change the layout for the home. Do you have any companies in Tennessee you recommend?
Hey there! I have found that local banks usually have the best options for land loans and would suggest starting there. Even community credit unions can have some attractive programs to promote development in their local area 😊
