    I thought you have to have a kitchen that is not more than one floor away from the tenants? So how can you have communal kitchen on the ground floor only? I may have missed something....

      I’ve heard of this and there’s mention of it on the national guidelines but it isn’t clear. My understanding is that if you have one large kitchen / diner which meets the minimum space requirements for the number of occupants it can be located on the ground floor even if accommodation over 3 floors. If you need 2 rooms to make up the space requirements for the occupants, one of the rooms needs to be no more than 1 floor level away. That’s my understanding

    Does the loft come under permitted development mate?
