    You not concerned about the very likely big extended 20-30% drop in housing prices and slump in sales coming over next 1-5 years mate? This seems like a risky project to be undertaking with what seems like an almost certainty baked in the cake now? Watched a bunch of your other vids, enjoy the content and wish you all the best but I’d b3 worried about this one.

      Thanks for your concern mate! I don’t expect property prices to fall anywhere near 20-30% over coming years but even if they did I should be ok. The development has been stress tested at 20% fall in GDV and 20% increase in cost and I still profit, that’s because not only will I have gained from actually building out the development, I’ve also had the planning gain too!
