    Have you ever thought about the type of buyers that discount brokers attract? Discount home buyers. How can someone who specializes in less actually get you more? You're good. Thanks for sharing that Bryan.

    My question to you is "Do you want a 10-20% chance of selling your house or a 100% GUARANTEED chance of selling your house?"
    Great response to sellers who are thinking of going the discount brokers route.
    And have any of these Real Estate Agents not only brought any buyers to you but are any of these buyers qualified?

    The beauty of this is that these people will invariably cover the top objections which would take you a lot of time. This way you not only avoid that but it prepares you and how to handle the curve balls.

    Great video. Answers like you gave in the first question obviously come from knowledge of discount brokers. Are the facts about discount brokers (10-20% actually sell) true?
    How would you reply if you didn't know anything about discount brokers?

      NAR stats. educate yourself on your competition and possible questions/issues they may have. A little research goes a long way.

    BC how do you handle when a potential client asks how many homes you have sold, but in reality you are new and don't. have any sales

      Have you been asked that already or are you just assuming they will? That's more important. Don't create objections in your head. They typically will only ask that if they feel like you're a rookie. If they do ask, use your company as leverage. "Great question, we've actually sold 5 listings last month! " Then immediately ask the next question on your script. WE = your company.

    Hey Bryan, I love your handler "you know that in California commission is 100%negotiable, right?" Im wondering how you deal with the incongruence that in reality you are going to get to the appointment and stay firm on 6%? What if they mention that you said that on the phone, won't they feel mislead?

      it's a fact that it is legally 100% negotiable in the state, so there is no incongruence. At the table discussing it is your opportunity to demonstrate your negotiation skills. If we can't negotiate for ourselves, then that's the first time we show them we're lacking.

      @@BryanCasella gotcha I appreciate the reply, I guess I'm just concerned that I'm giving them expectations of something that I'm not actually going to do. Of course they are also only asking that on the phone because they assume I'm like all the other sloppy agent that have been calling them, but in person they clearly see the difference and the commission value is much clearer. I'll have to try it in the field and see the responses! Have an awesome weekend!

    Love your videos. Where can we get ahold of the statistics you cite and provide to your sellers? Ex: 60-70% of homes don't sell the first time around etc.

    Need your input on door knocking follow up. If you dont get a phone number on a door knocked property, but you did make contact with owner....and theyre "gonna call you" but they dont call for a couple/few days after.....do you knock on their door again as a follow up? You have to right, since thats the only option since there is no phone # available and it would be stupid to just let it die? right lol

      Always get their number the first time around. "ill call you" means they'll never call, you know that. If necessary, yes, go back a 2nd time. Learn the proper dialogues to get their info, and this issue will be avoided in the future Sal.

    Hey BC,
    I have noticed that your videos are getting longer. Is there a reason? Asking because I know you have always tried to stay around 5 minutes. I'm asking in a business sense as far as videos go. Have you found out longer videos are better or is it just because how much content you had to put out?
