  • In Episode 5, Mitch and Tommy provide a full update at Week 15, which is the mid point in the development. Good progress has been made even with the Christmas & new years break, with plaster on the walls and with flooring starting to go down.
    The guys address your questions on how they financed the site, who they financed it with and their thoughts on HMO valuations.
    In addition to the above, a trip to Howdens in Southend sees the guys select their chosen Kitchen for the development which is soon to be installed.

    Great content Mitch. Can't tell from the video, but whilst renovating do you install insulation to the exterior walls? Any aims to achieve an EPC C? in case the rules change once again in the future

    Great content, do you ever have trouble getting the HMO licenses from the council if you are making 6 beds under permitted development?

      No never a problem as long as you have done everything to meet the guidelines

    Please can you do a vid on how to spot good properties for refurbs on sites like right move? What sort of things do you look for? I almost don’t want to ask as the vid will do numbers, but find that people will like and share but then do nothing with the info so we should be safe 😂

    How come you put the ply down on the floor, is that for sound insulation?

    How can you be sure you will get sui generis permission?

      You can’t be sure, but if you work within the hmo guidelines you shouldn’t have a problem. Even if planning is refused you’d likely get the refusal overturned at appeal.

    Why didn’t you extend the full width at the back of the property and go up as well?

      Would need a full planning application and that additional massing would likely be refused

      I’ve not split the loft cost out but I’d say circa £40k inc scaffolding

    The £9000 for plastering include skimming and plaster boarding ?
