Great video - one question. When looking at a property how are you so sure you'll get planning for the HMO, is there any article 4 in that area?
So if you cant go up into the loft, what's the minimum size (for quick analysis) for a 7/8 bed HMO, im presuming when you said you need 135/140 sqmt you was meaning prior to attic conversion. So if you cant do any extensions/conversions, property will already need to be about 175/180 sqmt, correct?
Also, how much communal space do you need if any with this set up.
Hi Mitch can I do a 5 bed HMO all self contained so no communal kitchen or areas etc or will they be considered studios?
I believe you can do self contained rooms with no communal space if all rooms are 12sqm and provide all facilities. But double check that with a planning consultant as I’ve never done it before 👌🏻
Hi Mitch, great video - thank you! How long did it generally take to get C3 to C4 class, and then C4 to Sui Generis?
It’s two planning applications so about 8 weeks each

Great video. Just wondering about taking it from c3 to c4. In an early part of the video you said this could be done under PD rights, but here you said full planning apps are to be done for both stages of conversion?
@@MitchNunnProperty Hi Mitch - great vid. Just to follow up on that question above, do you buy the house subject to planning? Or do you just buy it, crack on with the refurb and apply for planning as you go along?
And in the first property you said it was all done under PD? How do you know when you can convert under PD or you need planning?
Is the loft conversion on the Leamington Rd house just a dorma or L shape ?

Houses are huge for the price in that area. What area is this?

Great content. Two things -
1- do you use LVT or laminate in the bedrooms and kitchen.
2- Are you concerned about the commercial valuations over inflating the asset compared to bricks and water
why would you be concerned with a commercial valuation over valuing the property. As long as the cash flow adequately covers the mortgage then no worries, high valuation allows you to pull out more/all of your capital.
