    Hello Erin. Thank you so much for making this video. My wife and I are first time renters. We are renting out our 7 year old town home and can use a little help in understanding how to list our property on Zillow or anywhere else you consider useful. If you're open to setting up a call to walk us through the process I'll really appreciate it. We recently just got our home ready for rent. New paint, washed carpets, fixed up everything that needed fixing. I will be taking pictures of it this weekend and will be happy to share those with you as well.

    Great video. Thank you! I've seen other videos mention that the Zillow credit check/background check is not robust enough. Do you agree? If so, what service do you use in addition to - or in place of - the Zillow checks? Also, do you require ALL adults that would be living in the rental (I'm talking 1yr lease minimum) to provide an application with the credit & background checks?

      Do they have a specific critique about how it's not robust enough? If so, please share it.
      And, yes, for Zillow, I make everyone 18+ sign the lease.

      ​@@midtermrentalconsulting No, they did not say how or exactly why they thought the Zillow credit/ background check is not robust enough. Thanks for your reply. I guess I'll just go with the Zillow checks.

    Do you put a cap in those utilities?

      It depends on the length of the stay and if the tenant pushes back. This is somewhat arbitrary and will depend on the specific circumstances.

    I don't see an option on zillow to use their lease. It only gives me the option to upload my own lease. Am I missing something?

    Can tenants pay through Zillow?

      Yes, a tenant can set up bank transfers directly through Zillow to pay rent.Both you and the tenants will need to connect your bank accounts. It takes about 5 days for the funds to hit your account.

      @Ashiryamills - Hard to say. I don't have the data proving it one way or the other, but my thought is if they are going to highlight your listing and you get a renter in sooner than you would have, then it pays for itself and then some (assuming your daily rate is more than $29.99.)
