Here's a tip. I had str insurance and it was pretty good then was convinced by Proper Insurance ( an online company) that they had better coverage yada, yada. After I switched over they required me to supply them with electrical and plumbing reports from licensed companies because the property was too old. This expense put me way over the amount I was paying with the last company so I cancelled with Proper insurance and I did not get 100% of my money back, but lesson learned.
Yeah, we used to have Proper when they were the main game in town. Do you have someone insurance wise that you use for an MTR? I havd not found a good carrier for MTRs yet.

Great point about House Rules at 08:00! Whenever someone acts this way, it comes off as you'll most likely be a difficult Landlord (aka lots of unnecessary stress).
