You have AirCover the entire time your place is rented through Airbnb.
Hey Erin someone mentioned recently to call MTR renters guests instead of tenants. Can I get your thoughts on this please?
I guess I'd be interested in why they think that. While I haven't given this a ton of thought, I do believe I call them tenants because they start to behave much like long-term unfurnished tenants once they have been installed. For that reason, my own mindset is to think of them and call them tenants.
This is quite likely the most useful video for STR and MTR buyers I've seen recently.

Hi Erin love your videos! Can you please do a video on how long you leave in between rentals for cleaning?! Since they’re staying longer than STR I’m assuming the cleaning takes longer and what if there’s damage that needs repair or you need to replace items or have the place deep cleaned? Do you leave a couple days between rentals and then how does that work if one is leaving on the last day of the month and the next one wants to be there for the 1st of the month? This would all be very helpful info. Thank you!!!

For everyone that feels the need to say this, it's time to realize that other people have different beliefs/aesthetics/values. Just like the color of your tenant's hair makes no difference in how their money spends, whether or not I have a nose ring has no bearing on my advice.

We have a 3 bedroom house and we don’t think that we can put a king in any of the rooms. What are your thoughts on placing twin beds in a room?

No bunks. Most MTRs don't have kids and kids are the only people that sleep on bunks.
It's so interesting you are asking this because I actually had a section on this and took it out. I do not like twins and would be willing to sacrifice the 3 foot rule to get a bigger bed than a twin (or twins pushed together.)

I understand the concept of discount for longer stays but that hits harder when some of their stay overlaps into prime season. How do you factor that in?

My experience is that tenant who pay sometimes late will stay longer. But tenant who can easily afford the rent won’t stay longer in the property

But it seems that it's the regulations that are dousing the fire on the short term rentals, right? And the regulations I'm guessing come from a NIMBY attitude of - I don't want a whole bunch of strangers going in and out next door (understandable), whereas on a mid term rental, I'd guess most people would be thrilled to have one of those next door, given the quality of the renters and the length of time one particular tenant will be there. What do you think?
On a personal note, our next door neighbor is running a full Airbnb from her property and I don't love it. Obviously, I don't have an issue with her having a rental or the short-term renters, but everyone else in the neighborhood knows each other and a tight-knit community is a rare commodity these days. For the most part, I think neighbors will be pleased if the exterior of the property is improved. They may be more comfortable with the midterm renter, but, again, annoyed by the lack of community when the person disappears in 3 months. For better or worse, neighborhoods may be another casualty of capitalism.

I’ve found I really like renting to males. I find them to be super easy to work with and super chill. I rent to both sexes but the males I’ve rented to have been super great!
It's a little weird that zillow has a filter "utilties included" but when you add your rental info to zillow rental manager there is no box to check that indicates rent also includes utilities. The net impact of this is when a potential tenant clicks on "utilities included" you property does not who up in the search. Confusing for sure......

Do you recommend any particular sleeper sofas. so many are extremely uncomfortable to sit on or sleep on
Yes, I use the sleeper sofa by IKEA (with storage) and we purchased a tempur pedic topper for it. This topper can also be stored in the sofa. It's nothing fancy, but it looks okay, is decently comfortable and is great for flex space. I believe it is called the Holmsund.
