Giving you a different perspective on money is the goal - they aren't a path to wealth, so much as a springboard to change your frame of reference. Basically, he tries to emulate what wealthy parents teach their children from a young age. It reminds me of the Rosetta Stone approach to language - it's almost tailored for children, which can be a little cumbersome for adults. Still, his books are a great first step.

I’m have been a travel nurse for 6 yrs. This is great! Love a place that is quiet and clean. We are all background checked and know how to be responsible. My recruiters don’t help me with housing. This is for nurses and I use furnished finders, it can be really tough to find housing. Doctors probably have help with housing. I would love to rent from him! Every hospital has travelers that work there.
This is so interesting. I've had a 5 star air bnb/vrbo (also listed on Furnished Finders and Zillow) for quite a while, and I've never gotten a booking from Furnished Finders. I have been contacted by insurance companies via Zillow with great success. I just wondered what the travel nurses were looking for that I wasn't offering.

I just looked at my local area, 3 major hospitals near me, and the furnish finders show more than 500,000 stats!!! Daamn! I'm not buying my house anymore, I'm also in nursing school! So woooow, my mind is blown!
Jesse is the MTR king. I am expanding and converting my garage into a 712 sqft rental for traveling professionals. Braking ground in 2 weeks! I practiced by renting my master bedroom and bath on FF. This will supplement my income as I go through my divorce. I am not afraid to face my future as a single person because of MTR’s . Taking my real estate exam next month so I can have exposure to deals to grow my portfolio and help others find properties that will support a value add so people in my area can actually afford a mortgage by having the tenants pay down the principal! Not to mention all the other benefits! I’m in Modesto too! Been following Jesse for a bit

Very important question: if he quit his job how did he get credit to buy 9 houses? Likely could get 1 if bought immediately as he quit,but snowballing without adequate debt to income ratios sounds tricky. Any insights ?
I already started investing since 2015, since i quit my job I’ve purchased 4 homes and sold 1, i 1031 exchanged into a few properties. I also had a business of of cohosting which is grossing quite a bit, i just didnt have 2 years business history. My rentals also cash flow pretty heavily.

I have a 4-plex in Arizona and started renting to nurses and I really like it. They take care of themselves and are just good tenants so far. Much better than short term for me. I tried both. It’s making Money and now I’m looking into buying a second property. I would definitely give it a shot. It’s kind of expensive getting started because of the furnishings but it’s worth it so far.

Man. I got a Duplex property in Los Angeles, on 84th & Vermont. Area is ok. Close to everything! My second month owning this property. I already sent my first $7,000 mortgage. I have one tenant occupying the bottom unit. Which they are paying half the mortgage.This Video is super informative! I’m definitely gonna look into this.

@ 5:36 I believe the court’s should have a system in play were landlord’s can go to see repeated bad tenants that take advantage of their rental rights and try to manipulate and take advantage of landlords. It’ll be waaaay easier to weed out tenants that have good credit and take advantage
As a travel nurse, I'll be curious how long this can prove to be a successful business model. Already we are seeing a clear downtrend in pay rates, so I don't believe there will be as many travelers and the ones who do will be more selective on rental pricing.
Still seeing strong demand in lots of areas, also i go after the agencies not the individual nurses myself. It’s also about creating the relationships that will serve over time. Thank you for what you do!

I have a question and hopefully one of you can answer it for me. I'm already doing something similar in my home. What kind of insurance is needed for purchasing a house with 3 bedrooms to house 3 nurses that share the living spaces? A rental dwelling insurance policy or DP3? Because I would like to know the carrier being used and the type of policy. Is it considered short term, mid term or long term rental?

We had a beautifully done 3 bed home within 2 blocks of the hospital in the capitol city of our state. I had several traveling nurses interested but the problem was they wanted a fully furnished home including all utilities for the same price as they could find a vacant home with no utilities. (I manage both types) . And they wanted to bring their animals which lay all over the furniture and stink up the linens. I only had one traveling nurse (no animals, no relatives, no smoking) who did great for her 3 month contract. I dropped the price for her by 25% but charged a refundable security deposit. At the end, she left the property just like she found it and recieved her entire security deposit back. It was more than she wanted to spend, it was less than I could have gotten so we both gave a little.
@@SM-pc7io interesting. Without knowing what you charge, it seems like the inquries are 1) trying to low-ball you or 2) are showing up as General Leads and they don't understand the market. I have general leads come in through FF and they are always lower than the standard rates... which tells me that the inquirer has seen the standard market rate and is hoping that someone will offer something lower.
First off thank you for the work you do! Clinical work is NO JOKE. That being said, you do have access to the clinicians / agencies working in this space! Use that to your advantage!
There are lots that cover housing, the nurses get to decide if they want to use stipend or perdiem pay or take housing. LOTS of clinicians choose the per diem pay. That being said it’s still so important to nurture relationships with recruiting staff as you can be the plug for housing in your market. They’ll name drop you and send your info over to the Rn before they start to do their own search. Hope that makes sense !
This is all insanely good knowledge about MTR / travelling nurses, but I want everyone to remember the core backbone of why we're all here: You need to find some good real estate first! These are 2nd or 3rd homes we're talking about purchasing and for new folks like me who has a SFH in Riverside, CA, buying a 2nd home is a tough one! Are there any lucrative ways to purchase a home WITH the agencies and them KNOWING it's going to be used as a MTR for travellers? I do need help in the core biggerpockets podcasts in purchasing a home creatively! This market is so high atm!

Hoa can be tricky, as many require six months minimum lease terms. But there are still folks who are doing extremely well and the space, in fact, some operators, target hoa’s that have 30 day min requirements. Just make sure to look into the bylaws that specific housing association.
Hey i use a few different folks to furnish, reach out to a few local vendors or staging agencies for any uses but functional furniture at a discounted price

What size house should I seek for this space and what’s the furthest acceptable distance from a hospital is ok?
I typically look for properties that are two bedrooms and above within a 15 to 20 minute drive time to hospital. The closer you are the better.
Buy a house that will produce you a boat load of money
Make sure you know the difference from NOI vs pre tax cash flow !!!!!

Yes all that, I use Yale and Schlage door locks - ring cameras only out front. A company called IGMS for property management

@ 5:36 I believe the court’s should have a system in play were landlord’s can go to see repeated bad tenants that take advantage of their rental rights and try to manipulate and take advantage of landlords. It’ll be waaaay easier to weed out tenants that have good credit and take advantage

As a travel nurse, I'll be curious how long this can prove to be a successful business model. Already we are seeing a clear downtrend in pay rates, so I don't believe there will be as many travelers and the ones who do will be more selective on rental pricing.
Still seeing strong demand in lots of areas, also i go after the agencies not the individual nurses myself. It’s also about creating the relationships that will serve over time. Thank you for what you do!

I have a question and hopefully one of you can answer it for me. I'm already doing something similar in my home. What kind of insurance is needed for purchasing a house with 3 bedrooms to house 3 nurses that share the living spaces? A rental dwelling insurance policy or DP3? Because I would like to know the carrier being used and the type of policy. Is it considered short term, mid term or long term rental?

He literally said how to in the video. He finds out how much their spending and he makes them an offer which is a lot cheaper and more convenient.
We had a beautifully done 3 bed home within 2 blocks of the hospital in the capitol city of our state. I had several traveling nurses interested but the problem was they wanted a fully furnished home including all utilities for the same price as they could find a vacant home with no utilities. (I manage both types) . And they wanted to bring their animals which lay all over the furniture and stink up the linens. I only had one traveling nurse (no animals, no relatives, no smoking) who did great for her 3 month contract. I dropped the price for her by 25% but charged a refundable security deposit. At the end, she left the property just like she found it and recieved her entire security deposit back. It was more than she wanted to spend, it was less than I could have gotten so we both gave a little.
Where is your property located? I’m currently researching multiple markets and am curious as to why they happened to you.

@@SM-pc7io interesting. Without knowing what you charge, it seems like the inquries are 1) trying to low-ball you or 2) are showing up as General Leads and they don't understand the market. I have general leads come in through FF and they are always lower than the standard rates... which tells me that the inquirer has seen the standard market rate and is hoping that someone will offer something lower.

so these agencies that are recruiting travel nurses for jobs are also taking care of said nurses' housing? am i understanding that correctly?
There are lots that cover housing, the nurses get to decide if they want to use stipend or perdiem pay or take housing. LOTS of clinicians choose the per diem pay. That being said it’s still so important to nurture relationships with recruiting staff as you can be the plug for housing in your market. They’ll name drop you and send your info over to the Rn before they start to do their own search. Hope that makes sense !

This is all insanely good knowledge about MTR / travelling nurses, but I want everyone to remember the core backbone of why we're all here: You need to find some good real estate first! These are 2nd or 3rd homes we're talking about purchasing and for new folks like me who has a SFH in Riverside, CA, buying a 2nd home is a tough one! Are there any lucrative ways to purchase a home WITH the agencies and them KNOWING it's going to be used as a MTR for travellers? I do need help in the core biggerpockets podcasts in purchasing a home creatively! This market is so high atm!
You can still buy in California lower price point why stay in your backyard? Cd teal valley is great price points.

Good presentation. Would have been helpful to discuss how to effectively work with HOAs. Would a property be excluded from MTR because of HOA rules?
Hoa can be tricky, as many require six months minimum lease terms. But there are still folks who are doing extremely well and the space, in fact, some operators, target hoa’s that have 30 day min requirements. Just make sure to look into the bylaws that specific housing association.
