    Taking down a Mountain??? Better plant tree's, etc back behind the tiny houses up on those lots that have just sand & clay-- tree roots will keep the land stable from moving and sliding down-hill towards the tiny houses.... just putting rock up there on the land-slide area's is only for optic's-rocks will not stabilize the land.     Two individuals are claiming first hand knowledge pertaining to the transformers having not been installed on the mountain. In addition, these individuals have reinforced that statement. If this is the case, then why are the mountain updates saying “this is the year” and a countdown (all year including most recently) to be completed INSIDE the month of July 2024? Residents are hearing “completed” in the month of July meaning, time to move in and utilize all utilities. “Completed” does NOT mean ITH has done their part and all that’s left is waiting on transformers to be delivered by whoever whenever. Please clarify this. And no, I don’t want another audience member to give me their opinion of video content. I am fully capable of watching like everyone else.
    Both Randy and Amanda are stating the transformers are in, primary is DONE, and secondary is next to be coordinated with inspectors.
    Can an inspection be done with no transformers? This is just bizarre.

    I have to say Coach Will did tell us before any transaction took place that it would take 1 year to 18 months, so far it’s looking that way. So although I’m antsy I do know that everything that has to get done is getting done. Patience is a virtue. Thank you for the update.

    Please someone tell Randy to check out spraying Crown Vetch ... developed by Penn State for highway usage to hold up dirt banks. It's very attractive and hardy with tufts covered in tiny pink flowers and made for the very problem that Randy is having. 😊

    I am so excited about Emory Woods. I am eagerly waiting for your video of the area around Dunlap. You did such a good job on a property before showing the shops and restaurants downtown and where the hospital was, so I can't wait to see the surrounding area. This is immensely helpful with the decision making process for people who don't know the area and can't make it out there. So eagerly awaiting every day for this video and please make it soon so I can be one of the first 50 owners!!!! ❤❤❤👍👍👍😍😍😍🥰🥰🥰

      There is no "hospital" meaning it's an emergency stabilization clinic that will evaluate, stabilize and either send you home or off to a hospital in another town by ambulance.

    I would like to clarify something about retirement. Reference has been made several times about retirement going up with the annual cost of living. Perhaps people who have worked for a government get cost of living raises regularly, but most of us didn't get a big pension with annual adjustments. There are 2 people in our home getting retirement pay. The amount was set at retirement, and it never changes for any reason unless the person passes. So, please do not assume that everyone gets increases. We still appreciate the rates you are charging, and every single rental place is going to increase their rates, so it is 100% understandable, and acceptable in our opinion. I just wanted to clarify that most people do NOT get cost of living increases, and actually we didn't for social security for several years either. With what has REALLY happened to our cost of living in the last 3 years we should all be getting a HUGE increase for 2025....but it won't happen.

      I worked for the State in Chicago, IL & I retired after 30 yrs & I get a cost of living raise every January. So ots not just the government job but thanks for the info because I just assumed everyone who has retired gets a cost of living raise every year. WOW! Thanks for that info.

      And also, my former job didn't take out for social security so if someone didn't work a job that took out for social security beforehand or doesn't have one or multiple other streams of income, then they have to SOLELY rely on the cost of living raise every year on their retirement check.

      The 2 people in your home don't get the annual SS COLAs? Which are automatically added to the check. How long have they been on social security?
      If they are not getting these, then they need to call the SS office.
      For example:
      In 2019 the SS COLA was, 2.8%,
      In 2020 the SS COLA was 1.6%
      In 2021 the SS COLA was 1.3%
      In 2022 the SS COLA was 5.9%
      In 2023 the SS COLA was 8.7%
      In 2024 the SS COLA was 3.2%
      2025 SS COLA will not be announced until Oct 2024.

    Great job, Randy! One of the things we do out here in Oregon, where we have loose soil and lots of rain that when combined cause wash outs... ODOT cuts into the mountain, below the road grade, builds big wire cages using large guage corregated wire fencing, and fills them with rocks and boulders. They become both a French drain and a stable road bed over which they dump smaller rock & compact it. They can repair stretches of highway using this method much faster. They even used this method to repair I-5 at Mt. Nebo in Roseburg years ago, and it's held strong all these years later.

    I love your homes, they're absolutely beautiful and affordable. The only thing I would suggest is allowing the customer pick their siding and roof colors, instead of only the package choices. I realize its quicker and easier for a production line, but many people would like a choice of individuality, without a custom charge.

      All of the model homes are built by the Amish not the factory. For the Incred-I-box metal homes, there is a team of 20. They didn't release the entire work force.

      They are getting 6 new homes out a week. Not counting all the ones the customs & Woody's the Amish build. Almost as many as before. More getting done with the lazy loafers gone I'm thinking because everyone knows younger generations seem to want paid for playing on their phone's & talking. Work ethic's sure have changed over the years.

    Great video! Carson's doing a great job of giving the videos a professional polish. (Nice music 'bumpers' and I loved the end shot pulling away from Randy as it did!) Everything sounds good about both new properties, but I imagine there might be a question on Emory Woods about when, exactly does their monthly rent and 30 yr lease start...at time of contract signing, or when they actually take possession of their home? Also, people who are already on Social Security probably already understand the annual Cost of Living increase (or 'COLA'), as it's that little amount your monthly benefit increases each year, but younger buyers may still not understand that. It can vary from just maybe 1-3 percent on up to that big increase a couple of years ago of over 8 percent, which was rare. It's calculated by the government, based on average salaries of American workers (I think they use 'clerical workers') measured against average prices of basic living expenses like housing, food and utilities. You might mention some of that when speaking about cost of living increases, (or tell them to ask any parents or relatives who might already be drawing Social Security), or they can just Google it, for a more detailed explanation. Looking forward to the Dunlap tour video.😊

      Yes, we get a little bit for cost of living, some years, but then the cost of our medicare goes up each year also, wiping out the increase. Most people believe medicare if free. It is NOT. Surprise! We pay monthly out of our social security check, PLUS a yearly deductible.

    Who will be responsible for maintaining septic systems? Who pays taxes?

      Incredible Properties will maintain the septic, the roads, parking lot, etc from the lot rent money we will pay. It's nice for the first 50 to get 2 years free lot rent, but they have a lot more construction noise and dust to live through, too, than those of us who come later. Incredible Properties pays the property taxes on the land. If Sequatchie County wants to, they can assess property taxes on each tiny home based on the size of the home, and the homeowner would pay those taxes.

      ​@ohHappyDay-zi9mr I know each state and town vary, but tiny homes on wheels are recreational vehicles, not real property. Assessment is usually ( usually) done on home value, not size. I appreciate your insight and hope we can get a firm answer on taxation. If it can be taxed as Real property, then you should be able to get a conventional mortgage. I'm spitballing here.

      I believe they qualify as modular homes in Tennesee. So, they qualify for a conventional loan. Thats my understanding of it.

      From Dunlap Assessor Page :
      Mobile Home Reports
      Under Tennessee Law mobile homes are assessed as real property, as an improvement to the land where that mobile home is located. This can be on property owned by the mobile home owner, or on a pad or lot being leased or rented. In order to prevent a mobile home from being assessed in more than one jurisdiction during a given year, the mobile home is assessed in the county where it is physically located on January 1st, regardless of how long it remains on site after that date.
      If a mobile home is located in a mobile home park and is owned by an individual, that individual is responsible for taxes owed. Because the mobile home is assessed as an improvement to their property, the mobile home park owner will receive a tax bill that includes the taxes for all the mobile homes in their park. It is up to the property owner to decide how to collect the taxes owed from each mobile home owner.
      In December of each year the Assessor’s office will contact all mobile home park owners in the county with a report to list all mobile homes located in their park as of January 1st. It is the duty of the park owner to correctly list each mobile home by make, model, size, original cost, etc., and to return that report to the Assessor’s office no later than April 1st.

    For Emory Woods the Lexington and Charleston models have only been discussed in the lower cost wood version. If either of these two are purchased in the original version with LP siding (like the models on your sales lot), will an additional $5K still be charged for delivery and set up fee? Or will it be included the same as the Birmingham and Amanda w/LP siding?

      If it's finished, there won't be a $5K fee. As Randy explained, there's not enough profit in the unfinished DIY homes. He's discounted them by $30k.

      @@lisameans5905 - They are at the Clubhouse. That's privately owned, and also has an indoor and an outdoor pool and a room for small gatherings. Residents at Emory Woods would be eligible to buy a monthly access pass to the Clubhouse.

      Dunlap TN gets ice storms and snow storms not like up north but it's still part of life. If you didn't want winter weather TN is not it.

    Base rent = $400, adjusted (annually?) for cost of living. Does that mean if the prior year rent adjusted to $420 /month total rent, the next year when the rent is adjusted for COL, the total rent is calculated on the base rent of $400 dollars again, not on the prior year's total rent of $420?

      If they used a base of $400 every year, they would calculate the cumulative increases from the beginning, too, so it would work out the same either way. I think it would be expecting too much to count on anything less.

If they are adding the COL increase to the base rent, then the only thing that can change the total amount of the rent for that time period is the COL, NOT the base rent.

    Does anyone here use a golf cart, or used one in the past, to get around a neighborhood? Can you get enclosed ones? I did a search but don’t see enclosed golf carts. Can other types of carts be used, like a mule (size of a cart but more powerful). What if it is pouring rain or freezing out? I’m interested in Emory Woods but can’t get my head around using a cart. If you go out of town and leave the cart in the lot, will the battery die while you’re gone? Or does it only run down while being used? Thanks.

      Peachtree City, GA residents have golf carts for getting around town on special golf cart roads. These roads take a ton of pressure/congestion off the vehicle/car roads in that area.

      Gold cart batteries run down most during use but like a car, will run down some when you leave things on/running (like leaving your car lights on). You have to turn off the golf cart, easy to remember when you take the key out, like how you turn off your car.

The larger (non-panel) homes are done by the Amish - the smaller (panel) homes are done on the production lines in Tiny Town. ITH is totally justified in offering different-sized options of tiny home by at least two things: 1. demand - they wouldn't make them if people weren't buying them, so there's a demand for larger tiny homes; 2. diversification - it's a business, offering different product lines helps them stay in business (which I NEED them to do!). The fact that build smaller, less profitable tiny homes when they could concentrate on profitability over all else is a testament to their belief in offering affordable housing.
