      My contract said "paid in full" up front AND they could not guarantee when the build would be completed. That's all I really needed to know. I bought a Scamp instead.

    I still think 2 wing back chairs and a small round table between them in that kitchen. A day bed or IKEA sectional that makes into a bed in the back room. Love it!

      This floor plan is not so good to me. I’d want the kitchen in the bedroom area and the living room/bedroom in the front. I don’t think it is worth the money for the floor plan as it is really limiting. Love all their tiny home except for this one.

    Stop saying owning your lot !! You don't own it if you have to pay $200 a month . To me it sounds like the $200 is an HOA fee if you own the house and lot . I like you guy's but the way you are presenting it they don't own the lot just the house .

      Omg ppl, the lot are rental. We do not owned the lot. We owned our tiny homes. that's the difference. $200/ a month is the cheapest rental in the country. The majority of the rents are between $500 - 800 a month.

      2nd, Social Security does NOT keep up with the cost of living! I have Social Security as my only income - it is Not enough to live on

    Owning the lot means having a deed. Therefore, in my opinion, the $200 a month would be an HOA. I’d be ok with that. But you can’t lease the lot if the buyer owns it.

    I really think that door into the bedroom should open inward. It feels like it gets in the way opening out into the kitchen space, and you could leave it open against the closet wall in the bedroom without it interrupting the flow into the bedroom.

      The title and verbage is clear. The house is $89,900. The land lease is fixed for life and transferable. It works like any mobile home park, but with lot rent increases tied to government stated cost of living percentages. Tiny home costs have gone thru the roof, often $200,000 to $300;000 , and you have to find where to put it, which is nearly impossible.

    This makes little sense. Is the lot lease $200 forever, or does the lease amount fluctuate with the social security COLA? Randy also uses the terms "lease" and "own" interchangeably throughout the video. Which is it? If someone owns a lot (i.e., land), they don't make lease payments. This is a very confusing proposition.

      Suspect that what Randy means is that you will "own in perpetuity" the rights to the lease for that lot and the lot lease will be $200/mo and will adjust with the cost of living. If you decided to sell in the future, what you would be selling is the rights to the lease and agreements that would go with it. Randy, or ITH, would retain ownership of the land.

    What I'm hearing is that you don't even know if you can do it yet, but you're promoting it. You're also saying that the rent WON'T stay $200, in the same video that you're saying it WILL stay $200. This is a horrible deal. Why would I pay rent on something I own???

    LOL-this is 200 sq ft.Let s assume lot is 10 grand.High but err.on side. So 79900.divided by 200 to get price per sqare foot. $399/ sqare ft??? Could get a beach house for rentals for that. Come on....

    If you own the lot...why are you being charged $200 a month....dont make sense. Something is wrong here...is this an HOA fee ? Beware and read the whole document and perhaps let a real estate lawyer look at it, before you sign on the dotted line !

    I agree with others who said, if you own the lot, you don't also pay rent. I love what you've done, but what's being proposed makes absolutely no sense. You don't own and rent at the same time.

    Very lovely. I also like the heavy door but I would put the same type door but as a bi-fold so it would not swing so far into the kitchen. Then I would use your idea to put a really nice cabinet that matches the kitchen cabinets on that wall. It could be a combo pantry and more closet space and maintain the cozy cottage look. It's adorable and would be such a peaceful house to live in.

      Small fixer-upper houses, in Arkansas or Kansas, Oklahoma 100 K pretty much in the middle of nowhere and fixer uppers so you would still have to put money into it in the middle of nowhere might not be feasible for everyone think what he’s doing is nice and reasonable but pretty much. Seems like it’s a lot rent or your paying HOA fees and if someone was to buy out the property, or something from the regional owner that they can change the price of 200 a month.

    you dont own the lot it seems like an HOA what does the $200 a month pay for? I think the out side of the cottage is adorable...But the inside is not functional at all....Randy keeps saying what do we want but he doesn't listen we want a kitchen that functions for us and we do want shelfs ...Randy keeps say I like it clean I don't like stuff but we do ...if you don't listen to the needs of your customers the homes won't sell ...I say the bathroom needs to be at the end of the house...that back room isn't good for watching tv where will you put it ? and you have to look in the bathroom ....Louanns house is more of what needs to be made ...you stopped making custom homes so I am going with Pacifica Tiny homes in California they listen

    Randy, please consider adding more financing options. You are only marketing to people who have big chunks of cash to spend on housing and that isn't the majority. Companies like 21st Mrtge you can easily get on their list of approved vendors and give a lot of would-be buyers options. Most all of the other tiny house companies offer some kind of financing. You're cutting yourself short on sales by not doing the same.

    As per architect I would change the door between the kitchen and room to a sliding or barn door to make up for more space...or change it to inward door.

      A sliding barn door eats up a lot of wall space for shelving & storage furniture. Unless you pull them away from the wall a bit. I prefer bifold doors but everyone has their own unique likes :)

      We do not have an HOA, but we have our own restrictions and rules.
      The lot rent goes towards the community for gravel, improvements, dog park, ponds, tree removal, landscaping, gates, etc 😉

      @@IncredibleTinyHomes okay but like for example where I live now if I own the land but yet I'm paying a monthly fee It's actually an HOA fee not rent because that's what HOA fees are for there for maintaining certain infrastructure with exception for inside the home and the lot itself that's why I asked for example if I own something I don't want to pay rent when I own it you know what I'm saying cuz I'm owning to not pay rent it doesn't make sense that I own the lot but yet I'm paying rent on it the only logical thing if I own the lot is that I'm paying an HOA fee that I understand but I don't understand paying rent and owning simultaneously that something that is not done anywhere that I know of I would suggest looking at the difference between being an HOA and leasing versus owning because there could be some legal issues that come up especially if you get a fire brand in there I just want to make sure you guys don't get yourself into hot water because I'm I'm telling you right now it's not going to go over well especially if you get somebody elderly in there and they have a very feisty son or daughter who happens to be a lawyer you know what I'm saying

      I thought a bi-fold barn door. You don't need a track in the floor and they open on both sides. A lot cheaper than tearing out the wall to build a pocket door. A 36" opening would have 9" hinged doors on each side that can just lay against a pantry cabinet on one side & fold up next to the fridge on the other side, with the track only at the top.

      A pocket door is much better than a sliding door and gives the tiny home more space. I like that better on the closet door too so you can use all of your bedroom/living room floor space.

    this video is going to ruin your reputation for telling the truth and being honest. since day one you have been saying the cost of lot lease will NEVER increase, and now you are saying it will increase with the cost of living. that makes no sense, since the land is paid for and your costs never increase for that lot. you may want to redo this video and NOT tell people that their lot rent will go up especially after soooooooooooo many times saying it will never change. Amanda, you need to explain the damage Randy just did to the entire organization with this video......no offense to you Amanda, but i think i am going to have to unfollow ITH. from what he did to me and now he is changing what he has sworn to would never change, i dont think i can follow ITH anymore. just a sad situation happening.

    Okay I love you guys but like I said Vista deal is is not very kosher let me explain according to my cousin who is a lawyer who told me not to enter into a deal like this. This is what he stated once you guys hand over the Deeds of that lot you are no longer the legal owner meaning you do not have the legal authority to charge rent you don't have the legal authority to put rules over that cuz you're no longer the owner only the legal needed owner has that Authority and that is Nationwide federally now each state might have different laws and ways they appoint that but it's still pretty much the same what you can do if you need money to maintain things like the sidewalks the roads the gates you set up an HOA for the dated lot owners that is what you can legally do but there is no they own but yet least at the same time that is highly illegal and like I said it will be a legal nightmare for example you could still charge rent for those that are on property or lots that you still own but once you sell a lot to somebody and they're needed you no longer have that Authority anymore like I said you really need to understand the difference between Leasing ownership and what an HOA is and what it does

      @@Mydogpenny1970 when you sell some one property and they get the deed they become the property owner. The deeded owner is the one who pays the property taxes as well. Once that deed changes hands ITH will no longer own and no longer have authority. For example, an investor can come in buy a bunch of tiny homes and lots and gets the deeds to all of them. They begin to change the features of lots and paint the homes add structures etc.. There is nothing legally that can be done because it now privet owned property and that Indvidual can set any rent price he or she wants. And nothing can be done by ITH to stop them unless they set up a HOA which they can charge that 200$ fee

    Several yrs. ago your tiny homes had wall shelves in kitchen and/or an above cabinet for dishes. Now there's nothing. This cottage sold for $49,9000 complete just a few months ago. Now it's $89,900. The lot is very tiny and would NEVER sell ANYWHERE for the extra $40,000 you are adding. Plus after supposedly buying the lot you want to have buyers pay $200 a month lot rent ? That makes no sense at all. You can't own, rent, and lease the same lot at the same time. Your prices have jumped way too much in the past couple of years so now I only watch a video of yours once in a while. I watch several others regularly now and for the price point of this cottage they offer a lot more for the same prices. When I first started watching you I thought your channel and offerings were hard to beat but now that's really changed. You started out with a great concept but now that seems to have gone by the wayside.

    I would put in a cabinet on that kitchen wall and have a one person table and chair and another shorter cabinet. Dishes, silverware, pots and pans and food supplies.

    As another commit made here, y'all are losing out on sales. Y'all need to provide information about how to or with who we can find financing for your models. You have mentioned in previous clips that because you are now Modular Certified financing should be no problem. So, give us those listings of financial providers please!

      I agree. They hand out welfare checks ever so freely and so much, they dine out in restaurants and pay with their EBT money and they get all of the free medical that they can use, even free cataract surgery, glasses and dental work and implants and we have to scratch in the dirt to figure out how to pay for and or do without that the brown people get for free. It’s not fair!!!! Since they pay for welfare with our tax money, and went into deep debt, they can shell out for our social security because we worked for it.

    Great interior and good looking little cottage!!! Please put a sconce that goose necks downward "towards and illuminating" the sink. That cheap looking hollywood makeup vanity light which shines outward more than downward makes no sense and looks out of place. Love the addition of ceiling fans in the builds!!! How much for just the house if planning to tow to your own property?

    Beautiful home & nice opportunity, but not a lot of ppl can afford 90k in this current economy. I wish the bedroom door was a pocket door. A roller shelf/drawer on the floor to right of the sink would be nice for pans or a toaster, ect. Didn't the original Cottage include a fridge & washer/dryer?

    This is good info & a very generous agreement.👍 Pretty certain home buyers worry about new ownership eventually taking over & driving homeowners out via heavily increased lot rental rates.
    (This cottage is so charming. I'd probably replace the bathroom door with a nice bi-fold door. To free-up the wall space to the left, to hang a TV &/or place a narrow dresser, table or shelving unit.)

    I'm confused a little. If someone buys the home and lot, what is there to rent? I thought the rent was for a lot. I pay lot rent in my mobile home community but I don't own the lot.
    Sure wish you could make it more affordable for people like me to live there. I only get a little over $1200 a month and I'm disabled and can't work. No way I could ever afford to put down $10k and buy a home, too. 😢 I'm wanting to move because our rent goes up every year and they're pricing me out, because a company came in and bought the park. Would love a tiny home.

    A round of applause, this improved water heater situation looks great❣️💧 There are so many nice features that pack a real punch in tiny living. Enough closet space, enough kitchen cabinet space, washer/dryer area, good size bathroom with room over the toilet for storing things. I like that there is room to store a Swiffer type mop and broom, a small amount of cleaning supplies, and a perfect size fridge. I would totally love this home. I would change the light over the sink and add some sort of cover/curtain/according door kinda thing over the washer/dryer area and the bedroom closet and treat the wood counter top and some window coverings. I love the little space at the side of the kitchen sink. I would put my step stool in that area and a small curtain…SUPER ADORABLE 😊 GREAT JOB ITH❣️❣️🏡😊😊😊😊😊😊😊😊😊😊😊😊😊😊😊😊😊😊😊😊😊😊😊😊

    Oh, I know what I would do. I would put a larger refrigerator on the inside door wall and make the refrigerator space a cabinet with shelves and doors for a pantry. I could have other cabinets opposite the kitchen counter and put the little kitchen table in the middle of the kitchen floor Equals more storage and a small dining area. Next to the kitchen door and counter in front of it looks as if a trash can could stand there against the wall.
