Holy crapola… I was getting so down with you guys lately. But you have reignited the very reason I started following you guys in the beginning. This is a cute, livable and AFFORDABLE!! You guys have created “The American Dream” for many, many people. I’m a 65yr old guy living on retirement due to having a stroke last year. I’m trying so hard to save up to purchase one of your deals you have to move out there into your community. Don’t count me out yet. It’s a dream of mine to be able to live out there. I really liked the one you had in th Forrest for sale for $99,000. You are amazing people.
Randy, focus on the Seniors with this. Money doesn't go too far living on SSI, but we shouldn't have to sacrifice safety. Something that affordable and built soundly, is a godsend. But there's limitations. For instance the height of the microwave. Most seniors, especially women, can't reach that to clean. But the bottom 2 steps moving back is perfect. Some of us with cane's, etc, need that space. Bottom kitchen cupboards that aren't quite as deep from the wall allows more space to maneuver throughout the kitchen. Things like this allows us to live independently longer. I watch so so many videos, just wanting to find something I can afford, that is safe, in a peaceful area, that will outlive me and live on with myself sons and their kids.
Yes, I understand exactly what you are asking. But this is all give and take. If Randy extended the kitchen another 12-16" it would take that area from the living area and add $$ because of increased cost. Think about the microwave UNDER the refrigerator or on a wheeled cart or bar with storage & seating, double duty for tiny's. Or, beautiful & sturdy shelving on the opposite wall near the door. A triangle work area, perhaps. Just quick thoughts. ❤
I financed my shed to house it was #25,000.00 no bathroom no kitchen, no stairs to the loft, no electric, no plumbing. No insulation or inside walls. Just a shed. I had to pay to have everything added. This is a GREAT DEAL!!

I just love the ESP home! I'm so glad you are expanding on this concept. You don't have to worry about termites, carpenter bees, or rot. Anyone can just grab a saw and put AC in the wall , vent the combo washer or add a window in any wall. I also love that you can use magnets on the walls. Love this floor plan too. Use the upstairs for storage and sleep downstairs in a recliner. I have been sleeping in a recliner for over 20 years. You will sleep better and healthier. I have acid reflex. It will seem strange at first and take a few nights to get use to it. The key is to get a very comfortable recliner. Something you "melt" into with wide arms 7 inches wide or more. Fabric is better than leather.Do not buy it on line. You must sit in it to be sure. If the recliner is not the way you want to go get a hide-a-bed for the living room. You do not need a bedroom!
The house looks beautiful, especially outside....painting it made such a difference! But I believe there was a small bathroom sink??? ......with an option to have a slightly larger sink/vanity??? But there is no sink at all ! ?

I purchased this unit and added a 12000 btu Mini-Split for $800; which I installed. Also added my own solar so I can take this to my off-grid property. Best Bang for the buck.

Y'all seem so thoughtful and professional. We live in England. We had a mobile home but now live with mum who has Alzheimer's. When 'mum' passes, we will have some money and this is a great way to make it possible to own, without using all of our (future) money. Housing is MENTAL expensive in England!!!!!!! I was thinking of this house, I love the blue with white trim, how about a red door, red shutters and a red roof? Then it would be patriotic. Also, after watching the video of the Luann house with a cupola, why not one on this house? As an option, like the bay window or stairs. Or a 9 ft wide version of this house and a cupola. After you all finish with the 50 houses for North Carolina. I am so proud of you all and Lowes for getting these homes built for the people whose homes were damaged. Great Job all of you.
Saw this at the Madison tiny fest, very nice for the price. My first impression was the stairs could use a safety railing, water heater is placed in a smart location. The foam core panel construction was used for another of the tiny homes at the festival and it’s a concept that is becoming a contemporary building process, makes a lot of sense for tiny’s, efficient and weight saving. I’m sure buying from a high volume manufacturer, able to resource materials in bulk, would save on the costs over a diy build. At the final meeting of vendors and homeowners at the event, the representative of ith mentioned that they made a sale, congrats to you! There wasn’t a big attendance at the festival, so I guess that proves these folks are going in the right direction for tiny homes. Good job Randy and everyone working in your company, the sales lady at the show was a kind and unpretentious individual, seems like as some companies become successful they get snobby and short tempered even obnoxious, we, in the USA should aspire to your model of decent ideals.

@@nteague528 You can request a tankless water heater. There is a new property in the works in middle tennessee at this time. More details later. You could request stairs against the wall but they would take up a considerable amount of your living space. That is the reason Randy opted to do them this way.
I want one of these; working/saving to retire! The dormers are worth it and crucial for creating a hanging closet that runs the entire width, behind the bed! I also plan/hope to have a very large porch/greenhouse for growing herbs & vegetables yr round 🌞
The only changes i would make Lower the loft down to make the kitchen and bath 6"3 or so Make the stair case straight And of course eliminate or move windows and doors as needed. These would make excellent tiny community homes. For personal use I'd want a recirculating shower and as much 12 volt as possible
I've loved your homes for years! I'm hoping to get one some day. On other homes, you always put the stairs behind the door. My question to you is, why wouldn't you put the stairs behind the door on the American Dream? Customers are losing space for possible kitchen shelving or cabinets. Also, possible dirt from stair tread while cooking.
@justthink5854 Not everyone can handle those ships ladders and request more normal stairs. As far as the sink goes lots of customers prefer big sinks for easier cleaning room than a bigger bathroom that is not used as often. Each customer has totally different likes so you will never make a model that pleases everyone but this one is very popular as it is.

A better curve peel can be reached. Please relook at the exterior placements and alignment of the windows. Recommendations: the window center above the front door. Two move the other window two feet away from the front door basically two feet closer to bay window so that the white trim is not fighting with white edge trim where the roof pitch changes. Three center second level window to kitchen window. Bay window is great would not change that.
the windows were moved toward the door at other people's request to accommodate everyone wanting to make a bedroom at the bay window with a wall or curtain. This way they still have windows in the living area. There is no way to please everyone's individual preferences except to make the request when you order. The window over the door could go further to the right in the loft but not to the left to center over door because the loft ends there
There are many tiny home owners that report that they wish they would have bought a ten foot wide model as it makes a big difference. A double dormer with a wide open floor plan 10x20 under $40,000 production model. would serve the largest portion of market share. (Leave the water heater under the stairs and make it go straight up. Allow a buyer to pay for an extra window or two as an amenity.) Wouldn’t buy it with the stairs that way. Would only buy a 10 foot wide model.
ITH has lots of 10' wide homes, but you can't tow them without permits in many states. People have been asking for a longer 8' wide. This is it. (Check out the 10' wide homes on ITH's website.)

You seriously could just sell them with the dormers like it is for 35,000. That is still a great price for what you get. It’s a really nice, spacious, tiny home. 💕
I’d like this at 10X24. I think that is MY perfect tiny house size. I think if you go too small after sometime you’re going to feel cramped. Adding those 2ft (alittle less actually) makes a HUGE difference. I also like the new panels on the outside painted. Wow what a difference. I’d get one but would want it painted for me. A few additions on the inside as well. Lexington is also a GREAT house!! I just wish the model homes had more storage. There is loads of dead space that could have been utilized in great ways.

Is ITH still going to offer 28’ x 8’ homes? I’m interested in moving my home without resorting to commercial haulers. Both Charleston and Augusta could possibly have a first floor bedroom with the bathroom moved as a continuation of the kitchen. The staircase and washer/dryer area could slide into the previous bathroom area. My goal is to keep my ITH long term indulging my ability to relocate while still young enough and independence when older.
4:55 as far as I’m concerned, you’ve always blown the competition away Randy n Amanda. When the time is right for me; I’m buying from YOU. It’s never been a question!!
I love the blue with white trim and would put thin white board on the seams and it would be Board-n-Batton, plus I would have a red door with a full-size window and built-in blinds, then you would have a patriotic house, for the American Dream. I can't tell if that roof is white or steel silver, which would be perfect for the outside. I also would put a retractable screen door from Lowes. (Like the Cardi's have on their beach rental). Love the staircase and that you can push the bottom two stairs under to make room and the opening above the counter tops. I would put that electrical panel up higher (like in the Incred-i-Box) so that someone can put a shoe cabinet or some shelves, or whatever they want. Some kind of storage could be custom built for that space, and having the electrical panel up higher would give people that option, and they would have it more at eye level than close to the ground. I would get a cart put an large Oster Oven - with various settings and a microwave/Air Fryer on the other side of the stairs with casters so that you can move it if you need to access the water heater but love that you put it under the landing where the corner of the stairs are, that is a great place to put it, and a door in front. (I am sure one will be on there for the show). Maybe another package deal would be a Front door with a full window and built-in blinds and the retractable screen door from Lows.
Lovely! Cannyou add a gable to the double dormer loft? It needs more head room. Looks uncomfortable with just you there...when an 8" mattres is tlace there, Ibcant see how anyone will be able to move around comfortably. The gable will give really good headroom!

I like the idea of your community but I have a grandson, I couldn't bear to move far away from. So that is my predicament. I would want it, just the way it sits right there. We considered that option first but it shrunk the living area considerably to put the stairs under the window.

I would want my stairs straight against to wall with a electric water heater not that big tank. It's a great home for sure! Are you going to have more lots in Tennessee?
@@nteague528 You can request a tankless water heater. There is a new property in the works in middle tennessee at this time. More details later. You could request stairs against the wall but they would take up a considerable amount of your living space. That is the reason Randy opted to do them this way.

The dormers are worth it and crucial for creating a hanging closet that runs the entire width, behind the bed!
I also plan/hope to have a very large porch/greenhouse for growing herbs & vegetables yr round 🌞
The only changes i would make
Lower the loft down to make the kitchen and bath 6"3 or so
Make the stair case straight
And of course eliminate or move windows and doors as needed.
These would make excellent tiny community homes.
For personal use
I'd want a recirculating shower and as much 12 volt as possible

On other homes, you always put the stairs behind the door. My question to you is, why wouldn't you put the stairs behind the door on the American Dream? Customers are losing space for possible kitchen shelving or cabinets. Also, possible dirt from stair tread while cooking.

@justthink5854 Not everyone can handle those ships ladders and request more normal stairs. As far as the sink goes lots of customers prefer big sinks for easier cleaning room than a bigger bathroom that is not used as often. Each customer has totally different likes so you will never make a model that pleases everyone but this one is very popular as it is.

A better curve peel can be reached. Please relook at the exterior placements and alignment of the windows. Recommendations: the window center above the front door. Two move the other window two feet away from the front door basically two feet closer to bay window so that the white trim is not fighting with white edge trim where the roof pitch changes. Three center second level window to kitchen window. Bay window is great would not change that.
the windows were moved toward the door at other people's request to accommodate everyone wanting to make a bedroom at the bay window with a wall or curtain. This way they still have windows in the living area. There is no way to please everyone's individual preferences except to make the request when you order. The window over the door could go further to the right in the loft but not to the left to center over door because the loft ends there
There are many tiny home owners that report that they wish they would have bought a ten foot wide model as it makes a big difference. A double dormer with a wide open floor plan 10x20 under $40,000 production model. would serve the largest portion of market share.
(Leave the water heater under the stairs and make it go straight up. Allow a buyer to pay for an extra window or two as an amenity.) Wouldn’t buy it with the stairs that way. Would only buy a 10 foot wide model.

ITH has lots of 10' wide homes, but you can't tow them without permits in many states. People have been asking for a longer 8' wide. This is it. (Check out the 10' wide homes on ITH's website.)
@justthink5854 using that high step at the top shortens the length the staircase would have to be if you use all 7" risers which would use up more living space

@@neolog7839 A bathroom without a sink is a bathroom without a sink. You can add a sink as an amenity or install one that you like better. Some customers have requested they be left out to save space since you have one close by
You seriously could just sell them with the dormers like it is for 35,000. That is still a great price for what you get. It’s a really nice, spacious, tiny home. 💕
I’d like this at 10X24. I think that is MY perfect tiny house size. I think if you go too small after sometime you’re going to feel cramped. Adding those 2ft (alittle less actually) makes a HUGE difference.
I also like the new panels on the outside painted. Wow what a difference. I’d get one but would want it painted for me. A few additions on the inside as well.
Lexington is also a GREAT house!! I just wish the model homes had more storage. There is loads of dead space that could have been utilized in great ways.
Love this plan. 99% everything i like. Now if only only i can find a bath solution❤. Hopefully in the next couple of years i will enough saved for my dream tiny house!
I'm saving up for one now. I only soak in the bath to relieve migraines so my plan is to get a portable japanese soaking tub that fits in the shower.

Amazing Previous Randy Amanda Ace. I could make a bedroom in front of the bay window. Then the living room and use the bottom of the stairs for a table. Plenty of windows for seeing outside. I love the under stairs for counter space. Incredible Tiny Homes is fabulous. The outside of the house is exquisite! Boo!! On the nay sayers. Don't pay ANY attention to them.❤🙏👌🎀

I love this tiny house with the stairs inside, my only thing is I would swap the door and the stairs so the kitchen was a full kitchen again. Door next to kitchen and the stairs over where the fridge is, if that makes sense. Love incredible tiny homes, you guys are awesome 🤘

Is ITH still going to offer 28’ x 8’ homes? I’m interested in moving my home without resorting to commercial haulers. Both Charleston and Augusta could possibly have a first floor bedroom with the bathroom moved as a continuation of the kitchen. The staircase and washer/dryer area could slide into the previous bathroom area. My goal is to keep my ITH long term indulging my ability to relocate while still young enough and independence when older.

I love the blue with white trim and would put thin white board on the seams and it would be Board-n-Batton, plus I would have a red door with a full-size window and built-in blinds, then you would have a patriotic house, for the American Dream. I can't tell if that roof is white or steel silver, which would be perfect for the outside. I also would put a retractable screen door from Lowes. (Like the Cardi's have on their beach rental).
Love the staircase and that you can push the bottom two stairs under to make room and the opening above the counter tops. I would put that electrical panel up higher (like in the Incred-i-Box) so that someone can put a shoe cabinet or some shelves, or whatever they want. Some kind of storage could be custom built for that space, and having the electrical panel up higher would give people that option, and they would have it more at eye level than close to the ground. I would get a cart put an large Oster Oven - with various settings and a microwave/Air Fryer on the other side of the stairs with casters so that you can move it if you need to access the water heater but love that you put it under the landing where the corner of the stairs are, that is a great place to put it, and a door in front. (I am sure one will be on there for the show).
Maybe another package deal would be a Front door with a full window and built-in blinds and the retractable screen door from Lows.
Lovely! Cannyou add a gable to the double dormer loft? It needs more head room. Looks uncomfortable with just you there...when an 8" mattres is tlace there, Ibcant see how anyone will be able to move around comfortably. The gable will give really good headroom!

I am 7 days from retirement and would this model as it stands. To live out my life, but I have no land to put it on. I like the idea of your community but I have a grandson, I couldn't bear to move far away from. So that is my predicament. I would want it, just the way it sits right there. I have been watching your videos for about 2 years and your company is making a great home for a reasonable price. I love you guys.

putting the stairs behind the door would shrink the bathroom 2 feet which would not be good. Having the stairs go over the counter distance keeps the width as wide as possible.
