I lived in new port Richie for four years at which my spouse died and I had to return to New York. Since then, I’ve been getting my finances fixed and plan to return to Florida some day depending what COVID does next. Thank you for the drive around movie, it shows just how big a place you’re living in. At this time, I live in a manufactured home in Saratoga Springs, New York. Last winter we had more than four feet of actual snow on the ground! Most decks and shrubs were almost missing! If I can figure out how to send that picture in this letter, I will. The lot rents are almost always much higher in the over 55 parks, mainly because they usually offer far more amenities for the retired folks than regular developments. That big golf course, the swimming pool, etc, all cost a lot of money to run. if you're not interested in golfing or swimming or other outside the home activities a park like this is not for you. You'd be paying for things you'd never take advantage of.

Damnit Bobby It's in Lee County, Fort Myers. Smaller homes, you can buy for $50-$150K, depending on lot and unit. Very nice community. Formerly had a bigger unit in a different park (also land-owned, $275K).

How did you discover that gated community? Where did you move from? I never heard that the fishing licenses were free for over 65 seniors. Both freshwater and saltwater licenses and family fishing licenses? I saw a lot of for dale signs. Is there a reason that there are so many for sale signs? The lot rentals for modular and mobile homes is usually pretty high. It close to the monthly payment cost on a 30 year mortgage for a $300K house, not counting the cost of the house that sits on that land. The high cost of the lot rental makes it not such a good deal compared to other options, although other option Florida might also have HOA fees and other fees. The high monthly lot rental costs in Southern California are more affordable compared to the traditional single family housing costs in Southern California. But in Florida, there are a lot of other housing choices that could better compete with the high monthly cost of housing in Florida. Perhaps, it would be better to purchase the lot if your intention was to stay in that park for years. However, if you purchase the lot in the gated community, then there are probably HOA fees. The gated community upkeep and maintenance needs to be done, and someone has to pay for it.

My brother in law lives in a senior trailer/manufactured home park in Southern California, and pays about $1,000 a month in park rental fees. But in Southern California, a single family home is typically about $500K to about $1M for a basic house. Paying about $1,000 a month is close to the 30 year mortgage payment on a $300K home. The new manufactured homes are about $120K, which is cheap for Southern California when you consider the cost of the home and park rental fees, compared to the alternatives in Southern California. There’s only about $200 a year vehicle tax on the mobile homes in Southern California, which is dirt cheap compared to many thousands in property taxes for single family homes in Southern California. But the alternatives in Florida are much less expensive. So, I can see your point about the high cost for the park rental costs in Florida. But those are individual choices. Gated communities are generally more expensive, especially when it’s well maintained and has 24 hour manned security. A low crime area and a nice location is also a consideration. That community isn’t really for me since I can afford to live in a fancier home because I educated myself to obtain a high income career and lived well below my means for decades. But that park is an alternative for some people. Although, I was a little concerned about the high number of for sale signs I saw in the video.

One of my sisters was interested in moving to Florida. She has been there many times on vacation and loves it. She was looking into a Manufactured community but realized the park rent is to high. She said she would be better off to buy a stick built house in a gated community, pay her taxes and HOA fee and it would be cheaper then the manufactured homes. I think the manufactured homes are great, but the park rent is crazy. Even if you bought a new manufactured home, in a few years they depreciate in value like a car. One of my sisters lives in a mobile home park in New Hampshire and her park rent is a little cheaper. I think it is $430.00 a month but it is not Florida either. My other sister who loves Florida said when one spouse dies then the other one quite often has to move out because there is now only one social security check coming in and the surviving spouse can't afford the park rent and other bills. I'm sure that is not the case for all but many maybe. You are lucky you have a great paying job. Thanks for responding back. At least you have no alligators!

These homes are largely in the $50,000 +/- range. You do not want to move to a place like this if you can’t pay cash. A mortgage plus $750 approximate lot rental would be a lot on a moderate retirement income. If these are manufactured homes, getting a mortgage is difficult.
Is it easy to find insurance on the houses? You know, hurricanes...and all. What part of the state is this in? Near where? I'm 53. If I wanted to buy and rent the home out until I can retire, would I be able to do that? Is there an HOA fee? How much?
Hey Kathy, I wanted to answer your questions. Yes, insurance is available on all of our homes here at Cypress Lakes. It is between Tampa and Orlando, just north of I-4 in Lakeland. Yes, you can buy a home and rent it out, with a minimum rental period of 30 days, all renters have to be 55+ and have a background/credit check. HOA is $15 a year, but not amenities are taken care of by them, the developer (us), takes care of those, mows, trash, security 24/7, etc., and lot rents start in the $600s up to the high $800 per month. Ask how old the oldest trailer is there, some of these types of places wont let you keep your home there after it is so many years old.So as you get older you could find yourself moving your home, or buying a new one.

Lynn, your son is welcome with our 80/20 rule. 80% of the homes have to have 1 person 55+. No children under 18 can live in a 55+ community.

These homes are largely in the $50,000 +/- range. You do not want to move to a place like this if you can’t pay cash. A mortgage plus $750 approximate lot rental would be a lot on a moderate retirement income. If these are manufactured homes, getting a mortgage is difficult.

Is it easy to find insurance on the houses? You know, hurricanes...and all. What part of the state is this in? Near where? I'm 53. If I wanted to buy and rent the home out until I can retire, would I be able to do that? Is there an HOA fee? How much?
Hey Kathy, I wanted to answer your questions. Yes, insurance is available on all of our homes here at Cypress Lakes. It is between Tampa and Orlando, just north of I-4 in Lakeland. Yes, you can buy a home and rent it out, with a minimum rental period of 30 days, all renters have to be 55+ and have a background/credit check. HOA is $15 a year, but not amenities are taken care of by them, the developer (us), takes care of those, mows, trash, security 24/7, etc., and lot rents start in the $600s up to the high $800 per month. Ask how old the oldest trailer is there, some of these types of places wont let you keep your home there after it is so many years old.So as you get older you could find yourself moving your home, or buying a new one.
