    I’d mention pest inspections too, especially termites. Home inspectors aren’t allowed to comment on that by law so there’s another inspection. They’re usually only about $100 tho.

    One thing to remember is a home on leased land cost considerably less than a home with the land you own .
    I sold my home in Ohio for $160000 and bought a manufactured home in Florida for $23000 during Covid . My lot rent is $780 but I have no monthly tax payment of $300 like I did in Ohio . I currently have $125000 in a high yield cd earning 5% interest . So between the $300 savings on tax and the monthly income from the cd my lot rent is almost completely free .

      So if you buy a trailer and pay lot rent you don’t pay any tax on that trailer? Even personal property tax? Or are you referring to just real estate tax. Where I’m from (not Florida)if it’s over 499sq ft, you have to pay PP tax every year on it.

      @@Deb0330 .No I do not pay any property tax or personal property tax . The only fee we have is a once a year emergency services fee of $30.
      Now this may not be true for all communities. There’s a community across the street from me that does pass through the property tax . But their monthly lease is less money. Every community has different rules and regulations.
      I just know that it’s so much cheaper than owning a home and we have so many amenities it’s impossible to use them all . Also everything is accessible by golf cart so we rarely drive the car .
      Also my $125,000 is now around $130,000.

    It's practically impossible to find "cheap/affordable" mobiles if you're not 55+. Even more difficult to find something without lot rent.

      True, most I've researched are 55+ which SUCKS! Also, lot rent can be expensive~ Kinda equates to buying a condo

      looking in the wrong area. I bought a 3/2 large garage on 4 fenced acres west of Gainesville for 129 . It is rural but close enough for great health care in Gainesville.

      Check today's prices you will have sticker shock...Manufacturing homes generally don't increase in price
      but the con game is being played, look for a crash to come...

      I wouldn’t stay in a mobile home during a Hurricane. But you are safer inland.

    I agree I'm 37. And cannot find one that is quiet and safe. I only find 55+ in orlando. It's frustrating too, when, if you want to rent in a development its way to expensive now.

    Yes, I would love some guidance. I want to get a mobile home paying cash either buying it in a resident owned or if I have to buy a lot lease and they 55+ community with amenities and around Pinellas county is there anyway you can guide me through that process I'll be coming down to Florida in April 2024. I know this is four years old but hopefully you still look at it. Thank you so very very much.

    I have thought about mobile homes in Florida but the lot rent for a decent mobile home park is at or over $1000/momnth. That’s a lot of money to just rent. We would probably want a double wide with land purchase but not real sure how much a newer home w/lot would cost.

    I inherited a mobile home in Bradenton, FL. in a 55+ community. I understand the 80 / 20 rule. The HOA board won't allow me to live there alone because I'm in my early 40's unless I have one other person living in my home that is 55+. How is this even legal? I inherited a home that I can't live in because I'm single and don't want a roommate (regardless of their age)? Can you do a video on legal loopholes in 55+ co-ops? I don't want to sell the house - I want to live there, and I don't really want to rent it out or have a roommate. Help!?

    I want to own the land but do not like mobile home parks. I live in Miami. Is there a chance to find a approved land in South FL? Between dad and southern Broward county??

      Yup. You would just need a good real estate agent. Or you can check with the local building department for a zoning map / usage list of property.

    the lot lease in some communities and HOAs are ridiculous, up to $800-$1000 SMH. Not worth it just buy a house it is cheaper than paying the payment per month plus another $1000!

    I have visited Florida growing up and would like to move there, but sadly i dont think i can finance anything cause of my credit and im on disability but can work. I would have to find a good park for all ages as i have a adult son 2 dogs myself and bf. I have lived in michigan my entire life but both my bf and i suffer from arthritis and its getting worse with the cold weather.

      🙏 yeah I’ve heard a lot of people have moved south to better certain symptoms... All age parks are more difficult to find in my experience.

    I’ve noticed that there are very few parks where you actually own the lot you are on. I’ve seen the “share/co-op” deals where you own a share of the park.
    Can you tell me how taxes go on this?
    The one Park I found where you do own the lot you are on show assessed taxes at a much higher value than just the land.
    For example: this one doublewide was assessed at $130k.
    Insurance will only insure it for $45,000.
    Land is valued at $35,000.
    Sales price is $185k.
    If I’m a rented park they don’t pay RE tax on the MH, then how can the state tax the value of the MH on land that is owned?
    Could I get around the higher tax by putting the land in a land trust and show I’m renting the lot from the trust for the trailer?

      Hi Helen. It depends on the age, structure type. Should have no problem with newer units. But best to call an insurance agent. I can give you some contacts if needed.

    We are thinking of purchasing a manufactured home, but do not want to pay high priced lot rents. We looked at Jamaica Bay, and even though we are seniors does not mean we only want in a 55+ park, we want a safe gated park, and have the option for our children and grandchildren to visit. Can you give me tips on what parks are worth looking at?

      It would depend on your price range and also if you want to own the land beneath. If you want to own the land, I suggest hiring a good buyers agent to assist and they can narrow down the reoccurring monthly fees for you. If you don’t own the land it’s a matter of calling or stopping in to speak with the onsite managers.

    a word to the wise, stay away from rigecrest commun, ormond. check domestic violence reports and complaints to the police before signing any contract! available at the local police station. might want to check with wastepro waste management company for complaints as well. oh and animal control too, (dog poop issues).

      Co-op is owned by the residents. When you buy,you get a 99yr lease. You don't pay rent or mortgage, you only pay HOA fee,which includes water,trash,lawn maintenance and care of all the amenities. In my case, I bought a 32x14 2bd mobile home in great condition for 60k. I only pay 120 month for HOA, in a gated community. IT'S GREAT, has every amenity you could ever want.

      Hi Soy. We don’t deal in structures without land. Beat option is to search around for manufacturers around your area. Price them out and read online reviews.

      Mobile homes are built on a chassis which keeps the home higher above the ground. Necessary is areas of flooding.

    Parks with lot rent have been a ticking time Bomb for a lot of retirees on a fixed income as they have soared way beyond cpi over the years. Buy at your own risk .

      Older units can sometimes be impossible to insure. I’d suggest calling local agents / parks in areas of interest 🤙

      Some structures are financeable with traditional lending.

      No worries. Transitional financing if you own the land. IE like a 30 year fixed mortgage. I’d say first step is talk with a mortgage broker in the area. If you are just buying the structure and lease the land then it would be more like a car loan likely. But not too sure.

      Yeah for sure. As a tenant you can get content insurance. Best to seek out an insurance agent for specific quotes.

    Thanks for the tips! I’m 45, husbands 48, our daughter is 24 and we want to sell out home in Plymouth Massachusetts and buy a double wide Mobil home with fun amenities and I can’t find any in Florida under 55. We want to live in the Fort Myers or further south area
    Any ideas would be really appreciated! Thanks 😊

    Are there any videos on the actual process of buying a mobile home? In Florida, do you need a broker if it's on leased land?

      Hi Bob. No. Just need to know the specific communities that offer mobile homes on leased land and visit. Many have offices on site with lists of inventory. Or signs on properties.

    I live in South Florida close to the Everglades. I am thinking about this route but I have concerns about hurricanes and if you can get home owners insurance?

      Likely should be insurance. I suggest calling a local insurer to give a quote. Likely will need an elevation cert from the current owner.

      Dont buy mobile home in that area. i live in naples and hurricane irma exposed the weakness of these homes. I saw first hand how these homes turned into twisted metal scraps.

    How long can a person live in a mobile home if everyone has to evacuate during a storm or raining hard?

      Not sure what you mean but a direct hit in Florida would cause people to evacuate from many structures not just mobile homes. Newer my homes however have been built to meet the appropriate hurricane standards.

    I haven’t found any 55plus park willing to take a 50 yo so yea, guess I gotta put up with an all age park for the next 5 years! :(

      Hi Gene. I bet you can find a lot of options on Craigslist for lease options. And driving around. If looking to buy with land I’d suggest a local real estate agent.

    We live in California and want to buy a mobile in Davie Florida, the community is all age my question is this city a good city to live in? Also because I have a a daughter 9 yo but I am 57 I can’t buy a mobile home in a 55+ community?

      Every association is different with regards to their bylaws on children. Many will not allow children as full time residents in 55+
