One thing to remember is a home on leased land cost considerably less than a home with the land you own . I sold my home in Ohio for $160000 and bought a manufactured home in Florida for $23000 during Covid . My lot rent is $780 but I have no monthly tax payment of $300 like I did in Ohio . I currently have $125000 in a high yield cd earning 5% interest . So between the $300 savings on tax and the monthly income from the cd my lot rent is almost completely free .

There’s a community across the street from me that does pass through the property tax . But their monthly lease is less money. Every community has different rules and regulations. I just know that it’s so much cheaper than owning a home and we have so many amenities it’s impossible to use them all . Also everything is accessible by golf cart so we rarely drive the car . Also my $125,000 is now around $130,000.

I’ve noticed that there are very few parks where you actually own the lot you are on. I’ve seen the “share/co-op” deals where you own a share of the park. Can you tell me how taxes go on this? The one Park I found where you do own the lot you are on show assessed taxes at a much higher value than just the land. For example: this one doublewide was assessed at $130k. Insurance will only insure it for $45,000. Land is valued at $35,000. Sales price is $185k. If I’m a rented park they don’t pay RE tax on the MH, then how can the state tax the value of the MH on land that is owned? Could I get around the higher tax by putting the land in a land trust and show I’m renting the lot from the trust for the trailer?

If you want to own the land, I suggest hiring a good buyers agent to assist and they can narrow down the reoccurring monthly fees for you. If you don’t own the land it’s a matter of calling or stopping in to speak with the onsite managers.

Co-op is owned by the residents. When you buy,you get a 99yr lease. You don't pay rent or mortgage, you only pay HOA fee,which includes water,trash,lawn maintenance and care of all the amenities. In my case, I bought a 32x14 2bd mobile home in great condition for 60k. I only pay 120 month for HOA, in a gated community. IT'S GREAT, has every amenity you could ever want.

No worries. Transitional financing if you own the land. IE like a 30 year fixed mortgage. I’d say first step is talk with a mortgage broker in the area. If you are just buying the structure and lease the land then it would be more like a car loan likely. But not too sure.

Dont buy mobile home in that area. i live in naples and hurricane irma exposed the weakness of these homes. I saw first hand how these homes turned into twisted metal scraps.
Not sure what you mean but a direct hit in Florida would cause people to evacuate from many structures not just mobile homes. Newer my homes however have been built to meet the appropriate hurricane standards.

It's practically impossible to find "cheap/affordable" mobiles if you're not 55+. Even more difficult to find something without lot rent.

🙏 yeah I’ve heard a lot of people have moved south to better certain symptoms... All age parks are more difficult to find in my experience.

Age. I believe new standards after 1994. And obviously location whether close to coast etc.

Older units can sometimes be impossible to insure. I’d suggest calling local agents / parks in areas of interest 🤙

No worries. Transitional financing if you own the land. IE like a 30 year fixed mortgage. I’d say first step is talk with a mortgage broker in the area. If you are just buying the structure and lease the land then it would be more like a car loan likely. But not too sure.

Yeah for sure. As a tenant you can get content insurance. Best to seek out an insurance agent for specific quotes.

Hi Bob. No. Just need to know the specific communities that offer mobile homes on leased land and visit. Many have offices on site with lists of inventory. Or signs on properties.

Likely should be insurance. I suggest calling a local insurer to give a quote. Likely will need an elevation cert from the current owner.
Dont buy mobile home in that area. i live in naples and hurricane irma exposed the weakness of these homes. I saw first hand how these homes turned into twisted metal scraps.
How long can a person live in a mobile home if everyone has to evacuate during a storm or raining hard?
Not sure what you mean but a direct hit in Florida would cause people to evacuate from many structures not just mobile homes. Newer my homes however have been built to meet the appropriate hurricane standards.

Depends on the association rules. But many allow rentals.

Every association is different with regards to their bylaws on children. Many will not allow children as full time residents in 55+
