Smaller, higher quality is sooo much more satisfying to live in vs a big sloppy built mcmansion. I have experience living in both.

@S M That's what quality costs. That's why you don't see much of it. Most people have no idea what's behind the drywall. But that's why he doesn't talk about price. What he does is really not large scale commercially viable. It only works for a few well healed clients who are willing to pay out the nose for smaller, less flashy houses that are higher quality. Normal people can't afford this, and most rich people want more flash factor for their money.

I read the entire Ryan's ruclips.net/user/postUgkxGqOCINHE0Z0E5gxzSdNi9NWGugRY5Hm2 Plans and was able to make a shed plan. Using Ryan's Shed Plans alone, the shed itself is great. Where I wish I knew more is with respect to ground preparation and foundations. Maybe that's beyond the scope of Ryan's Shed Plans.

Beautiful normal sized home. I wish more builders took pride in homes sized for normal families. Yeah - I’m sure it costs more than normal - but this combination of size and quality is nearly impossible to find.

@@willfishing5605 I have a track built 3,200 square foot house with three car garage. The primary reason we went that large was to get a floor plan that offered a single story with a three car garage. I would have gladly paid the same money to get a 2,500 square foot single story with a three car garage. Square footage wasn’t the driver. Most custom built neighborhoods have minimum square foot requirements so we couldn’t go that direction either. It is a shame so many people push quantity of square feet over quality. If this type of home (but with a three car garage) were offered to me now in San Antonio TX right now we would move or build tomorrow.
We’re almost empty nesters in a 2100 sq 3br. Why do so many small families need 3.5k+. Too much to dust and maintain IMO. 3 car garage? I get it.
@@kenreynolds1000 4 bedrooms and a rec room can get to 3500 sqft pretty easily. Part of that can be scale-related, too. Tight bathrooms, small closets, and galley kitchens are generally things of the past.

Hi Matt, I worked with construction for about 16 years; I was a builder for about 10 out of those; I first started in New England, then marriage brought me to Texas; I then worked for the U.S Gov for about 7 years, got my wife through her specialty residency and now I manage a few healthcare facilities my wife and I own.
I still manage some of our personal construction projects; we are in the middle of our home remodel, our home was built between 1999 and 2000, because of location and lot size and the tremendous deal we got, we decided to purchase instead of building. So I spend a great deal of time thinking on how could things have been done better to suit our modern days in my current home.
I have been following your videos for about 6 years, and I have come up with a framing system that could honestly and I believe revolutionize the building industry, I’m sure we can most likely improve energy efficiency by 10 to 20 percent on modern already very efficient homes like the the ones built with your monopoly frame, while saving on framing cost about the same. I don’t know why but i wake up sometimes in the middle of the night and keep thinking on old ways and how they get in the way of efficiency, your monopoly framing is a great idea, but i still think we can improve on it, I’m not interested in returning to the building industry by any means but I know that people like you and Steven Baczek have a broad reach and can disseminate and show people on your channels a better way of doing it.
I live in Mission, TX, about an hour away from South Padre Island; if you ever come this way taking your family on vacation or whatever, I would love to share this idea with you; I’m not interested in money; I think that if God gave me these ideas and I can help others by sharing then I’m happy with that, I know God has been very good to me.
This is exactly the type of house I want. Thanks so much for bringing all of this great tech and build practices to us.
You have a great thing going. I have watched you off and on. As a couple with disabilities. We are archiving videos. They are a blessing to us. They give me great ideas for a one level home. That hopefully with God's blessing we will build in 6 years.

+1 on that DIY garage mini split. I’ve done this twice here in Michigan for about $1000. Even in 5 degree weather it’s kept me warm….keeping in mind it’s insulated.
Put a Pioneer 30k in my insulated and drywalled 1k sft garage for 1700. Love it here in Iowa!
A 1.5 ton Mitsubishi is about 2k for equipment plus $1500 install, diamond dealer comes with a 12 year warranty .

Nice home. I feel like a well designed & built 1,500-2k sf home is way more desirable these days for smaller young families as well as retired folks, rather than larger cookie-cutter suburban homes of the last 25 years
You hit the nail on the head. Builders creating 4,000-7,000 sq-ft homes have little utility but very high profit margins. Big box builders have driven the small custom builders out of the market. The realtors are using "market comparable" approaches to value so they can make quick sales. The Federal gov't and banks need to demand the Cost/Replacement approach for valuation.
This is my dream house, simple, well constructed, quality materials, energy efficient. I don't want a cookie cutter McMansion
Final cost?
I really like this house: craftsman-like, white stone façade, beautiful garage door, dark metal roof, light hardwood floor, airy kitchen, skylights. It's solid, classy, and yet more attainable & realistic for me for than something like his own personal house, which is far beyond my means.
For your pull rod for the attic access you should put a push clip or even just a magnet on the wall just inside the closet there that way it would always be on the wall and not get lost in the back of the closet.....or worst lol. Love what your doing and phenomenal details that hopefully i could do in the future.....just have to win the lottery first lol
This is next level Matt. Truly impressive. Keep educating and bringing up the builder community standards. Would love to see this planning and we'll thought-out design become the new norm.

Beautiful house, i know the details really make this house shine and individually they are reasonable and easy to justify. Would be nice to hear what the final price to build this house compares to traditional mass produced houses. The quality alone of the build is wonderful compared to what’s out there even before the enhancements. Would love to be able to have you build a house for me to live in. Every detail and the thinking of making the house be soft and perfect makes it something to contemplate from the inside out. I am from Belize. And I like watching your videos. I learn I lot. Myself is a builder. definitely, I would do the same thing with the windows. To remove them without any trouble. I am wow by Matt’s ideas. Why the tight sealing? It’s just that I think of balancing the oxygen. Other than that, this is my favorite channel.

Love the work
I was just able to fill an 80 gallon whirpool tub using a 50 Gal Rheem hybrid. I have a mixing valve and keep the temperature set to 140 in the summer. Would also recommend piping the hot water heater into the garage. It will virtually eliminate the need for that mini split, use the 'free' heat in the garage to heat your water and cool the garage. Also perfect because usually just after you come home is when you take a shower and have opened the door and taken in a big gulp of humid air into the space.
I have a similar setup and can confirm this works well. I have a GE Geospring hybrid 50 gallon in my garage with a mixing valve. Not enough to cool the garage in south Texas, but it helps. I have a portable a/c unit in the garage for when I'm working out there.
@S M takes heat out of the air and into the insulated water in the tank. Energy density of air is less so it take quite a bit to heat up the water giving quite a net cooling effect in the room.
@S M Not referring to the water lines. A hybrid water heater uses a heat pump to pull the heat out of the air and put it into the water. The byproduct of that is cold air being expelled from the heat pump (and cooling my garage!)

Nice job Matt! Sad to say you wouldn’t find anything even close here around Chattanooga. Everybody here is looking for the cheapest way they can get away with in building a house. I’m pretty sure if you asked one of the illegal subs around here for something like a level 5 drywall finish you would just get a blank stare or if they were one of the few that speak English they would tell you, “you don’t need that” and they would do it the way they always do it.

A home of this quality for $400k would be around 700 square feet.
I am finishing up my own 2100ft2 home built with an externally insulated slab, ICF walls (R40 + 10” of thermal mass) european 3 windows, double SIPS gable roof (R80) and ductless HRV system. The floors are polished and stained concrete. I wont be testing it but the house is build to passive house standards. I used ikea cabinets and a simple shape and do not have an attached garage but im expecting $170ft2 be the project cost.
@@mroberts566 When you're putting $7K+ of material into the subfloor, over a slab, for a slight give to help the knees, you're right.

Matt can you have some discussion about cost of efficient construction. I assume that your in a typical working class neighborhood and likely your house is more costly than any other on your block. You made some higher end finishes and choices along the way so if one was trying to keep the cost relatively the same as a traditional build where is that line? Does the insulated sheathing blow the budget, the fancy studs, triple pane windows? Which ones provide the most bang for the buck in your opinion.

If he's actually in Austin and his backyard faces water, he's comfortably in a 7-digit house kind of neighborhood.
All the things you listed blow the budget, along with full on premium sub floor over a damn concrete slab and into the attic and so many other things to list. Basically nothing on this build was budget lol.
The payback period for hvac should be included in the financial equation
I’m a locksmith in the Uk, I also do windows. Good choices with both the windows and the door. The MPL is an auto deadlocking one which is super hard to overcome. 👍

That rheem heat pump HWT can be ducted to the outside both intake and exhaust, look into that before installing a fan
I like the idea of conditioned attic if you don't have basement. Design considerations would be to use floor grade joists... 2x10s instead of typical 2.8s? I'd also put in 1/2" drywall up there too. Think about all the savings, energy, and even storage rentals.
Would love to see rough cost on some items like the roofing, attic work etc.
And that front door. I bet that was $10 grand alone, installed cost.

My 1908 brick home has an excellent thermal mass ability having 2 all brick walls inside. I have lived here 37 years.

Really like the monopoly framing, slab insulation and conditioned attic. We're breaking ground on a home in Durango CO in the next 24-36 months. The home will be on slab and my bride wants to use reclaimed hard wood flooring, like the way you insulated the floor with 2 layers of 3/4" decking! I'll be looking at that with my builder as an option!!
Reclaimed wood is beautiful. I think it even looks good in modern houses but it could be a fad like orange or green carpeting that people will ripping up and saying what where they thinking.
I think the insulation is in the foam panels that go on the slab first. The 2x plywood is for floor structure and nailing base.

Multi point lock doors are normal in Europe. Your home insurance would go up if you didn't have them.

Why not duct the water heater’s cold air output to the garage and cool it that way, taking load away from the minisplit? Am I missing something? It sounds like you’re planning to add a bath fan to exhaust the cold air somewhere else?
Matt, are you putting the foam down on the slab in the bathrooms too? I suppose that would make a curb less shower a lot easier. Would love to see the implications of that detail throughout the house in a video.

Hey Matt, have you ever done a video of a house that is easiest for self build, as in home owner built house. Also what would you suggest on the best but budget friendly self build style, like stick frame, or steel frame, post frame, etc...

Matt, I'm curious as to why the hot water heater doesn't exhaust into the garage space since it's a heat pump model? Wouldn't that help cool that space as well? Use that outside air to feed the water heater, then to the garage.
