Benj, any Idaho market reaction to the commission % settlement, effective Aug 17th? Too soon to tell?

The Fed waited too long to cut interest rates. If we're not already in a recession, it is very likely that we'll be in one as we go forward. Recession means downward pressure on the real estate market in most places. Many analysts don't believe that lower interest rates will pull things up any time soon. The bond market interest rate will determine the real estate interest rate, not the Fed funds rate. Depending on how our continuing preparations for sale of our existing home go, we will probably be looking to buy in the TV during the winter. At least right now, our small market is in a strong seller's market, but we're definitely seeing some cooling. Election chaos could temporarily cause some problems until the swearing in of a new President, and we don't relish the idea of moving to the TV in the winter. We plan to move as soon as we can. We'll tough it out come hell or high water. Tough times never last; tough people do. 💪👊

Most people don't live the austere life that you live, Benj. I applaud you for cutting your expenses, but the total cost will be a lot higher for most people. I always hear how taxes are low in Idaho, but nobody ever talks about how there's a sales tax on food. One positive thing you can say about California is that it does not have a food sales tax. Overall, it's pretty clear that it's a little less expensive to live in Idaho. 👍👍👍

Be accurate in your information. The inflation has taken time to come down just the same way that it took time to go up. Joe Biden inherited a RISING inflation rate because of the insane amount of money Trump’s administration injected into the economy during the pandemic. Additionally, it was Congress who voted to give so much money as pandemic relief. Were they pressured by Trump? Yes. They still chose to do that. Biden’s admin had nothing to do with this.

Wow Benj, you are an inspiration to us! I love your frugalness and how you budget! Even though inflation has gone through the roof (yes, all due to Biden!), I think you are spending way less than the average American, even those with much smaller families! Yet you and your family still enjoy life! Coming from CA, we’re already finding living expenses much cheaper here. No regrets on our decision to move here (and choosing you as our realtor!) 😊Our goal now is to live simpler and have no mortgage in a couple of months. We couldn’t do that while living in CA. Man, I think you're probably getting by for less than my mom living on her own in Weiser, ID. Definitely less that my own family in SW Austin where electric and trash can run north of $250 a month during the summer.

This is a tough one for western states. The Feds control most of the land. California, I remember political ads in the 80s on feds trying to send water rights to CA from Idaho. Not sure how that worked, but it was a thing. The reason this is a thing is California has overwhelming influence over federal policy. edit: you covered the water thing! Guess they're still at it.

Whenever they try to put these "green" projects in the blue states, nobody wants them in their state. The worst part is that California is doing this because they often are prevented from building anything due to environmental lawsuits. We have a bunch of these wind turbines not too far from where we live and most of the time they're not turning to produce power. It's unreliable power and insufficient to meet the needs of an industrial society.

It's often said here in CA (and probably other places as well) that whiskey is for drinking and water is for fighting. Another great video by the way but I'd like to elaborate on one point you made: It was DEMOCRAT President Franklin D. Roosevelt that signed Ex order 9066 to round up and incarcerate in the neighborhood of 120,000 Japanese Americans in 1942. Esto Perpetua!

Boysee and Boyzee are so insignificant, I struggle with why it is a thing. Mtn, Home, Boise, Garden City, currently in Meridian. Call it an even 40 years combined +change. I've heard my closest friends say it both ways and they are from here as well. When the topic comes up, I have to read a sentence or two just to hear it naturally... I'm positive I use Boysee significantly more than I might er Boyzee with a beer or two, or it might even be determined by how many fish I'm catching. Ultimately it's Tomato~Tomato, but saying someone isn't from here because they say it a certain way is reliably inaccurate.

Interesting stuff! I’m sure the low ranking for air quality is due to the inversions we get through Dec-Feb which have to muddy up our scores overall. The rest of the year it seems evident that our air quality is above average.

Thank you for the update, Benj. The desirable market where I live is hot. We've been working to fix our home up for market, but I just saw a home around the corner from us that needs a lot of work sell in 2 weeks, and they got asking price! Wow! That suggests to me that I can sell our home without going too crazy on fixing things up. Our home is still in good shape with a number of recent critical system upgrades. Prices are up in our area as well. The spring bump is always a good time to feel better about the real estate market. As the year wears on and economic conditions continue to pose challenges, we'll see cooling and likely price decreases. As you say, nobody really knows what's going to happen, but it's not looking too good to me. More will need to be ironed out in our economy, so crises can erupt at any time. It won't deter us from making our move to the TV.

I lived in Gooding Idaho after we moved from Oregon for my 3rd grade to 5th grade years until we moved to Virginia, & I can tell you from personal experience that no one there every pronounced Boise with a Z.. #SMH!! 🙄
