I buy various REIT (and some BDC) shares in my Roth IRA. I contribute $500 a month to this account and buy more shares with this money plus any dividends I earned in the last month. It is nice to see the amount of dividends I make increase over time. My goal is to have a tax-free stream of income from the dividends this account generates in the future.

Hey SuperDave, how do you compare the growth & maintenance of real estate vs stock market investments? I'm keen as I also consider now and then to invest in real estate. I am not an expert, but have the feeling that (at least in EU) the housing prices are extremely high.
@@avenue2revenue Hey man, in my opinion the growth and maintenance of the real estate market is better than the stock market for a few main reasons. One, because I have more control over my personal real estate and can make decisions to put myself in positions to be successful. There are too many external factors influencing the stock market that I can't control so I've never been a big fan. Two, I can consistently get better returns in real estate than the stock market. Three I specifically invest in College/University housing, which is an incredibly inelastic market with continual demand. Because of this, I purchase as many houses as I possibly can (most with no money down), and have had basically no vacancy through my 30 years of investing. Housing prices have gone up, but so have rents and especially in areas with supply and demand imbalances, there is money to be made. Reach out sometime if you want to chat about some strategies that have made me successful in real estate!

actually, REITs are able to claim the same business expenses as a personal/independent real estate investor is able to claim. The only bonus that’s available is the principal residence exemption … but typically the comparison of REIT vs. independent assumes that independent is the person’s second (or additional) property, not their primary residence.

What I realised with my audience is that they are male aged 18-34 and so dont care too much about investing rather than short term gains, very short videos about what is going on in the trading / prop firm market. I built my channel more on volume of videos, quick to make and fairly low quality. Was not easy, but at least now it pays a small income and growing each month. Once the momentum starts and there is a video that catches on your channel with grow massively

@@avenue2revenue I noticed that your videos were well edited, and really professional looking which is definitely hard to do. I often just get an idea from what people have commented, as I know there must be some interest in it, do some research and then just adlib as much as I can and try and get it done in one take, or with just a few cuts. That way, it is only an hour from start to finish and can quickly monitor reaction. If I spend days scripting, filming and editing each video I dont think I would have stuck with it. It is all about finding your audience, trying loads of ideas and being able to have that interaction. A lot of the videos that I am passionate about and know that they will have more value to people just dont get views. But depends what the long term goals of your channel is. For me, I just wanted to get monetised and start earning income to then invest elsewhere, as well as try to give some insight in to trading and making money for others

A better way to make passive income is by selling monthly calls. People usually think options are risky, but you hold shares, collect dividends, and collect the premium for potentially having to sell your shares at a profit

Where condos get you are the maintenance fees / HOA fees. Doesn't seem appealing to me to pay off your condo and then still need to pay $500 a month to the HOA.
@@ejimenez5602 And that fee only covers things outside your condo, like the amenities, the pool, the gym, the lake, the club house, but if a pipe breaks inside your condo, you are responsible for fixing it. Might as well buy a house that has a community pool and call it done. But that is just my opinion.

I have taken your advice in the past year and started my RUclips channel to get income. Not huge yet, but working towards getting an income away from normal day job. Thanks for all your great advice. Now all of that income goes in to other money making passive income generators and compounding each month

@@avenue2revenue Your channel looks great and the content is very informative. What I realised with my audience is that they are male aged 18-34 and so dont care too much about investing rather than short term gains, very short videos about what is going on in the trading / prop firm market. I built my channel more on volume of videos, quick to make and fairly low quality. Was not easy, but at least now it pays a small income and growing each month. Once the momentum starts and there is a video that catches on your channel with grow massively

Once I know more about my target audience I will be able to tailor my videos as we go. @@avenue2revenue I noticed that your videos were well edited, and really professional looking which is definitely hard to do. I often just get an idea from what people have commented, as I know there must be some interest in it, do some research and then just adlib as much as I can and try and get it done in one take, or with just a few cuts. That way, it is only an hour from start to finish and can quickly monitor reaction. If I spend days scripting, filming and editing each video I dont think I would have stuck with it. It is all about finding your audience, trying loads of ideas and being able to have that interaction. A lot of the videos that I am passionate about and know that they will have more value to people just dont get views. But depends what the long term goals of your channel is. For me, I just wanted to get monetised and start earning income to then invest elsewhere, as well as try to give some insight in to trading and making money for others

Hello Graham, I was hoping to get your thoughts on purchasing a condo as opposed to a house. Obviously a single family home is preferable, but a condo seems like the only realistic option given the current housing market. Thanks .
Where condos get you are the maintenance fees / HOA fees. Doesn't seem appealing to me to pay off your condo and then still need to pay $500 a month to the HOA.

@@tammiegriffin5569 that’s exactly what I was thinking. The average HOA fee where I live is $300.
@@ejimenez5602 And that fee only covers things outside your condo, like the amenities, the pool, the gym, the lake, the club house, but if a pipe breaks inside your condo, you are responsible for fixing it.
Might as well buy a house that has a community pool and call it done. But that is just my opinion.
