- Tour 3 Mexican Properties - $175k to $288k USD - Real Estate in Lake Chapala.
My name is Amanda Turner and I am a Real Estate Agent in Ajijic, Jalisco, Mexico specializing in buying and selling properties in the Lake Chapala area; home to one of the largest concentrations of American and Canadian expats in the world. I am a permanent resident of Mexico, and I have lived in Ajijic for over 6 years.
I also own a coffee shop in Ajijic Centro, El Gato Feo Café + Roastery, where we roast organic, single-origin coffee beans from Nayarit, Mexico.
Estrellita’s is our Bed and Breakfast, next door to The Lake Chapala Society, one block from Lake Chapala (largest lake in Mexico), the town center and the main street of Colón. El Gato Feo Cafe is located within Estrellita's.
Both businesses just won Best of Lake Chapala for the second year in a row for Best Bed & Breakfast and Best Coffee!

Now this is great price range🎉🎉🎉 Thank you😊
You’re welcome!
That third home looks amazing! Great opportunity for holiday lets.
Yes!
You sure make it look and sound so nice with your Mexican music there. But, in reality in many ways it's not. You know what I mean. I have lived in Ajijic now for 1 year and yes, it's not all red roses as you are painting it to be but good luck to you and future residents 😂 Viva Mexico, if you have it all together meaning that you got money and health insurance if you can get it 😮 Be careful walking around more so in Ajijic since gosh, very small sidewalks and coble stones everywhere but, if you show love ( Amor ) ❤ you will get it back 😂
Hi! Yes, I agree there are ups and downs to living in Mexico, just like there are ups and downs living anywhere. But I hear you, I just recently sprained my ankle on these cobblestones and it was baaaad! Hope you have a good Semana Santa! :)
Super well done video
Thank you!
Great price range! Love the first one and the location…a little tight, and I didn’t see laundry. The last one is spectacular, but I can see that the location is a bit of an issue, especially if you don’t have a car. Thanks!
Thank you Diana! Yeah we thought that property would be best to purchase as a rental because of the size of it, and it’s priced well for that. The Joco property is 👌👌👌 if one doesn’t mind the distance to the English speaking community of Ajijic, although many expats are starting to move to Joco.
I liked 1st one the most as well😁
I see the wedged roofs everywhere (techo de cuña)
Yes! 😍😍😍
Wow.......big difference between MO and Jalisco isn't it?
Yes, definitely! 😂🙂
Just make sure that anyone trying to move to Mexico get legal documents. Yes, they can be fine up to $10,000.00 Dollars. It is a shame that the old people are moving to Mexico illegally.
I have not met anyone trying to move here illegally.
Muchas gracias! But that vegan restaurant in Ajijic?! Could sell the first house on that point alone to some bougie veganas!
You’re welcome! And you’re right 😂
This looks like a one bedroom with the dining alcove converted into the 2nd bedroom.
I think you’re referring to the second property? If so, there’s an actual bedroom and closet on the same level as the kitchen.
Hello - We're interested in the third property. Is it still available?
Hi! Unfortunately it just went under contract. Email me at amanda@lakechapalarealty.com if you'd like me to send over similar properties.
I guess being a realtor is becoming lucrative there. I just saw another one pushing an overpriced place.
Shenanigans, I tell ya.
Thank you for showing those 1rst world homes sit on 3rd world land........Oh no, 2.5 world land due to strong peso.....I should have bought a 4,000 sf home in Chapala for US$50,000 in 2020.
You’re welcome!
P.S. Mexico would not be considered 3rd world even if the peso was weak.
Hello
I'm curious if that 3rd house for $290k sold already? I'm gonna be down there in a month or two. I love it.
Thanks
Hi! Yes it's still available. Email me at amanda@lakechapalarealty.com if you'd like to see it while you're here.
Has the yellow house for $288000. Has it sold
Yes, it has. Email me at amanda@lakechapalarealty.com if you’d like me to send you similar listings.
