If you think Tulum is expensive don’t buy land in Mexico. Y’all think Mexico is shit in not safe. Just come back to the USA and buy properties there. I hope the Mexican government stops the purchase’s of foreigners. Later on Mexican people will pay the consequences of the higher fees y’all foreigners create.

Glad it gave you some perspective! Certain places internationally can be very lucrative AirBnbs. Most nice villas in tulum can command $500+ a night in high season!
For the property he purchased, maybe $179 a night at a 30 to 35% occupancy. At least for the next few years. My intention wasn’t to be hard on the guy who posted the video. I believe he will do well with the property he purchased, eventually. Not to discourage you @Yos2009. I think Tulum is a good place overall to invest if you are in it for the long term. But you must be very careful and intentional about how you invest here. There is so much available here, so much being built everyday, and there are a lot of corners cut in the development of these properties. The market is saturated with “average” short term rentals right now. Developers really oversell the ROI of the short term rental market for the average person. The people that are making money here are savvy investors. They have unique properties, well equipped, luxury amenities, great location, strong marketing, years worth of strong reviews.

Can someone talk about the infrastructure of tulum ? Seems like the villas / mansions are a way to cover up the mess that’s actually going on . I’m talking about the roads and the toilets ..
100% they have no central sewer or treatment system in tulum. Most developments have septic that leach into the sensitive underground water systems. Thats why I never swim in cenotes - they tested one popuar one and it was totally colonized by human fecal bacteria 🤮
theres is plenty of sketchy things happening in the background while all this development keeps on growing in Tulum. There are spanish documentaries that are less bias so you'll actually find out what's really happening in Tulum behind doors. To keep it simple, a lot of environmental destruction and a lot of c0rrupti0n.

I felt like those fees were high, but I got multiple quotes in that price range. A lot of it was the transfer tax, since my contract price was $340,000. I'm assuming your purchase price was significantly cheaper, hence less transfer taxes?

I spoke to a developer there and the AirBnB is over saturated and people are pulling out. It’s too competitive and units are still overpriced. I’ll hold off and wait for them to come down in price even further
Construction will slow down, but lowering prices is unlikely. It's still a town becoming a city, infraestructure, services, etc will only improve. Almost no one is leveraged, so they only have to worry about monthly payments, which are quite low, easily covered by a couple of rented nights. Construction costs are increasing, land owners have no rush to sell, and they are asking more and more... You might find some desperate, but it will not be common, and it happens anywhere. But yes, buying just for airbnb is risky. Long-term is safer...and even better to actually enjoy the property.

Adriel, The return is terrible and the trouble to get involved consumes too much effort and time! There are other assets in which to make a better profit with less capital required.
I rent out in a touristic city as well and this is so true and really underestimated. The trouble and all the time and effort for just a little lower or the same ROI you get on the stock market where you spent almost absolutely ZERO time and effort in makes it a no brainer to just invest in stock or even crypto etc. I still have a small mortgage on the house i rent out but when its paid off i inmediately stop renting it out so much.
@@Yos2009 You can get US treasury ETFs that are giving about 5% risk free vs the 6% he is projecting. Unfortunately Adriel did purchase at a low interest rate time. But for the long-run, who knows. Thankfully Adriel bought unlevered.

I think your income projections are a bit inaccurate - not sure how this unit will gross $4k per month as most of tulum is now vacation rentals. I just checked Airbnb and right now the most popular week (Christmas through NYE) shows 1000 units available with an average per night cost of $150 US.

I know I feel the same way. I feel he is shoving this information down our throats. He needs to work on his soft selling. Too much caffeine or steroid. I could barely stand listening to him. Makes my brain hurt.
Condos are a dime a dozen there. I tend to steer investors into different areas in Mexico, as there are some up-and-coming markets that simply are a much better investment in terms of ROI and price per sq ft etc. As well these areas attract Snowbird renters which don’t cause damage to your property.
Thanks for the tour and sharing the costs. It's quite an interesting fact that foreigners cannot buy within 50km of coastline, kind of make sense from local perspective but sadly for locals there is a loophole that anyone can use as long as you cash out.
I bought a condo last year in Playa Del Carmen - I'm 5 blocks from the beach...not 30+ miles. You CAN own property close to the coastline.....and I'm from Arizona. So funny reading peoples comments on here with false information that others take as non-fiction.......
Especially when money markets are paying 4.75% or more and the stock market averages 7-8% The only way he'll really make money is if the value goes up significantly and he sells.

This is not a good investment for your money. 1, its a low return. 2, its in a foreign country and all sorts of craziness can happen. 3, when its time to sell out, it might be really difficult.
I have toured this place and wasn't a big fan of the location or the layout of the apartments. The rooms were pretty small and the rental expectations are way off. I have a penthouse in Tulum and its at 30% vacancy last couple years.

I'm a CPA for real estate private equity and agree this is a bad investment unless he can sell for big capital gains. I've been to Tulum a couple of times and it seems sketchy. Lots of poor backpackers and druggies. It's also too far from the main airport.

Don't like the sunken living room. It's gonna be a pain climbing stairs to run to the kitchen. And the exposed concrete corners are a serious injury risk. Seems ok for a rental but the master bedroom looking out into all the other master bedrooms is not very private.

I was interested in buying in Tulum but looking into the numbers for STM I was really spook. That and the fact that this city's administration is just letting chaos growing everywhere. But great price on your villa !
Just visited, and is so sad that all hotels have closed access to Tulum Beach and are managing it as part of their business. Locals can’t get in, and non guests have to pay over $100 “toward” consumption to enter the beach through their hotel. Beaches are supposed to be public, locals are very frustrated because they can’t afford it.
You got scammed by the attorneys man. I’ve bought multiple properties in Mexico, albeit not in Tulum, and the lawyer/notary costs should be around $1-2k USD. Maybe tulum is higher but can’t imagine 20k Jesus

Be late paying your property taxes in the US and you realize you’re just renting from the government here as well.

You absolutely can buy w/in 50km of the coastline. The property is simply held in a trust, "fideicomiso"
I bought a condo last year in Playa Del Carmen - I'm 5 blocks from the beach...not 30+ miles. You CAN own property close to the coastline.....and I'm from Arizona.

This is not a good investment for your money. 1, its a low return. 2, its in a foreign country and all sorts of craziness can happen. 3, when its time to sell out, it might be really difficult.

I have toured this place and wasn't a big fan of the location or the layout of the apartments. The rooms were pretty small and the rental expectations are way off. I have a penthouse in Tulum and its at 30% vacancy last couple years.
You can get a similar 5-6% return in a money market account, share dividend , or high quality bond. Zero work, virtually no risk, no maintenance, tax filings Airbnb headaches etc. etc.. Unless you get a capital gain after a few years on the property appreciation, this is a very poor investment.
I'm a CPA for real estate private equity and agree this is a bad investment unless he can sell for big capital gains. I've been to Tulum a couple of times and it seems sketchy. Lots of poor backpackers and druggies. It's also too far from the main airport.

Don't like the sunken living room. It's gonna be a pain climbing stairs to run to the kitchen. And the exposed concrete corners are a serious injury risk. Seems ok for a rental but the master bedroom looking out into all the other master bedrooms is not very private.

There are outlets now for cross-border mortgages. Similar process to getting a mortgage back in the US or Canada. Similar paperwork required.

I was interested in buying in Tulum but looking into the numbers for STM I was really spook. That and the fact that this city's administration is just letting chaos growing everywhere. But great price on your villa !

Just visited, and is so sad that all hotels have closed access to Tulum Beach and are managing it as part of their business. Locals can’t get in, and non guests have to pay over $100 “toward” consumption to enter the beach through their hotel. Beaches are supposed to be public, locals are very frustrated because they can’t afford it.
You got scammed by the attorneys man. I’ve bought multiple properties in Mexico, albeit not in Tulum, and the lawyer/notary costs should be around $1-2k USD. Maybe tulum is higher but can’t imagine 20k Jesus

Cancún and Tulum are two different areas. Our beaches here in tulum are more calm. And it's not a city. But if you can't afford it i understand

Terrible deal - you can buy a franchise in US ( sandwitch place, burger place) for that money and as an absentee owner after paying all royalties you still make 5k. Nit sure how you think this is even a decent deal, 2k a month ,,,?
