    We just moved back into town this month. Just renting for now & planning to purchase raw land in the Spring. Not counting on a real estate crash, but the decrease in prices on properties that pique our interest has us hopeful for a somewhat more balanced market as we get further away from COVID craziness. 😊 Regardless of the price, we are just SO happy and grateful to be back in north Idaho. Two years was too long to be gone. 😊

      Welcome back! Great plan to rent. Take the time while renting to research what will be built, who will do it, how much it will cost BEFORE purchasing raw land. Too many buy the land first, only to find out the hard way...developing raw land into a home is extremely hard and expensive...especially if the land is affordable. "Affordable" land usually means it is further out than contractors want to travel, very steep on a hill requiring major dirt work and engineered foundations, and/or water and power are not in. Generally, if land is under 250K the above criteria may be an issue. Not that you asked, but I just wanted to share if you did not know. -Kory

    The only trauma is North Idaho is still out of my market. 🤣
