Great video, Kory! That was remarkably…comfortable. Felt like I was sitting in your trailer with ya, having you catch me up on the neighborhood news. Thank you! Dave
Thank you. No, I never did work the courts. I bounced between patrol and custody in my early years and then Administration/Training in my later years. It is possible you mistook another good looking and intelligent Deputy there for me LOL.
Corey, yay, i retired june first. Getting my place here dressed up to sell. Hopefully, buy the end of the month. Do I need to sell my place before we start looking in Idaho. Should we come meet with you as soon as our house is for sale? Another great video with good information.
Congrats Dru! I will email you with more specifics. For the edification of others reading this that may have the same question...Yes, you want to at least be under contract with a close of escrow date on your home to sell, before you look for new properties here. Those selling their homes here are adverse to going under contract with anyone who has yet to sell their home...too much uncertainty. This will be a conflict you will become familiar with if/when a potential buyer of your home there, asks you to take your home off the market, to enter a contract with them, while they WAIT to see of their home sells. We do not advise you go under contract with a buyer who still has to sell their home. What kind of certainty and leverage would you have if you wanted to offer on a home here, contingent on the sale of your home... which is contingent on your buyer selling their home? That is TWO parties now with homes that have not sold in your chain. You can see how the "dominoes of uncertainty" can quickly topple.
This new build stuff was laid on in the past couple of years finally becoming new construction. I have talked to a number of guys saying 2025 is looking pretty lean. Have you heard anything like that Kory? Great video as always.
Thanks Luke. The builders we have been working with/talking with are cautiously moving forward with putting in infrastructure and permits. They are not holding back and they are not going YOLO. I think they are building steady enough to keep their current subs busy, but not increasing builds to where they need to hire more. I have also heard from more than one builder that the county has a backlog of permits to go through. Putting those two things together, I would say builders here are leaning into 2025 rather than holding back.
Hey Kory good video, our builder told me some big shot from the county doesn't want growth so he's been looking for ways to make road blocks on new builds. Our neighborhood is on hold while they fight it out. I hope you and Bonnie are doing well. 🙏

Thanks Dave. As always, I appreciate your insights.
Always great info Kory. I follow you every month now. Question: were you ever a bailiff at Ventura Superior Court?

Which county in North Idaho has the loosest regulations in terms of zoning and permits?
It would be a toss-up between Boundary and Bonner counties.

Thanks Jason. We are well!
Good to hear that my equity has not fallen.
Right?!
I will count “ close to a normal market”, as a crash for North Idaho. Lol. I am so excited about the Idaho Digz series starting back up.
Right?! Thanks Brother!
Great information. Another excellent video
Thanks much!
Single story, three car garage, and RV parking. Checks my boxes. Seems like the new home builders have a different idea of what folks want.
True. The builders are building the majority of the homes with two stories on little lots...way out of touch!
They are building for the California influx. Crap builds on postage stamp sized lots. That is what they are used to.
