For mould as a former plumber id start with jetting the drains,,and around every bit of mould drill into the cavity and use some grip fill if it persists after the jet,,,after jetting if its still there either a leak in the heating system or roof ,,cost effectiveness to 1,jet the drains,2 soundness test the heating 3 check the leaf flashing or whatever type of roof ,renew damp proofing etc 🙏
