    Its worth noting that the additional price for making it alittle bigger isn't too bad. I'm currently building a home and decided to go bigger than my first thought because its not bad adding 20% to concrete, wood, ect. Plus the cost difference will be more than paid for by the difference in resale value.

      Yeah, if you plan on putting high end finishes on a tiny home, then you may as well go bigger.

    This same house is available as a house kit from Menards for $62k, which is my favorite one they offer. I wonder what the cost difference of buying the kit and pricing out the material.

      I just built a 10'x20' shed from Menards. Their price $6k, price if i pulled everything was about 3500. Shingle roof, 1/2 osb, 9' walls, i cut the rafters, 2 windows, 36" door, and an 8' wooden double door. Not exactly the same thing but might give you an idea for mark up

    Oh this place looks cozy, gives me all sorts of ideas. It would make a great core for a forever house on the right size of land.
    If you make one bedroom an office and put a basement in for a personal space it would be awesome. Stairs where the utilities are going down. If you put planters on all 4 sides and create an earthship feel by "greenhousing" it in with glass? A nice cozy core with green things around it. I like the extended eaves too, but the sidewalk should be more of a geogrid gravel instead of the expensive and carbon intense concrete i on the lower traffic sides of the house. A neat place for the work at home type with a full basement providing customization opportunities.
    The fireplace transferring to the center of the building to provide a media wall facing outward for guests, and a thermal mass for efficient home climate control. Moving the utilities down into a long span open floor structured basement would leave flexibility for customization for all walks of life too. From a basement workshop with exhaust out the chimney to more bedroom space if a family forms.

    Well if you do not need, storage, washer/dryer, or a garage it's fine. Simply it is too small and would only be good for a minimalist lifestyle. The bedrooms are even tiny. I think you could get more out of steel building home or the like.

      It would work much better as a single bedroom. The 1br cottage my GF and I live in is similar square footage with ample storage inside the house, including a utility closet with stacked washer/dryer.
      As far as a garage is concerned, since it wouldn't necessarily need to be insulated(or even finished inside), an attached single car garage would add little cost with slab on grade. We went with a detached garage because I remodeled/rebuilt an existing home rather than building new. PA and my township also exempt detached accessory buildings under 1K square feet from permits or inspection(except electrical), so I was able to build the garage as time allowed. Plus I don't worry about making too much noise and disturbing my GF in the house.
      The big thing is that the plan shown is marketed as an ADU, not really a stand alone home.

    How much would be the labor cost to build the house ? Looks like material cost is 75k and foundation is 10k . Not sure about labor .

    in my area, there is an 800sqft minimum. is it easy enough to upscale a design like this slightly to meet those specs or is it better to just pick a different design that is already the size you want?

    The roof overhang is so large that no rain can water the foundation plantings so you will have to irrigate all those beds.

    I’ve see this on architectural design, gorgeous home. But it’s going to be at least $100 sq/ft when you add in labor and land.

    For a full-time home it is too small. It would be ok for a single or couple by rearranging the bathroom/closet into the area that is currently bedroom #1 and transforming it into a one bedroom.

    With these homes, you can not have any extra stuff. I would say 70% of my neighbors keep their vehicles outside their home because their garage is packed with sheiot.
    I would say only a handful of people could live in these homes with just the right amount of stuff to not to turn it into a storage unit. 😂😂😂

      I'd reduce the amount of windows and decoration too. You'd probably save several grand at least. I'd make the bedroom larger with a big closet for storage. All the other areas can be smaller in my opinion.

      @@1lifeonearth I've been a contractor for 25 years. There is an easy 74k in material in that home. The door and window package is 15k. The concrete foundation is 10k. The framing package with those exposed glulams is 15-20k. Now think about the roof, siding, electrical, plumbing, drywall, interior doors, trim, bathroom and kitchen.
