Shipping costs? Permits, concrete(?) slab, sewer/water/electric costs too. Could be interesting to use the incinerator toilet, propane or off grid solar instead of electric and water capture w/filter instead of city water.
I find that the thought of comparable companies in U.S. doubtful. Unfortunately American companies are in a business model of profiteering while the media drives the oh it’s inflation theory
That would be awesome, but as soon as the set up here in the US, the government gets involved and taxing the company would drve up the cost of the home.

I used to help put together prefab Kingsberry homes back in the late 70's. They came in on an 18 wheeler with the walls mostly built. We just set them in place. Took about 1 full day to have the roof on the full sized house..

The Helsinki model looks great. But all of their models have me looking more closely at this company. The shipping price is the part that may not work for many of us in America. Nice floor plans and very attractive. I hope they decide to branch into the US. I'm in the market for a smaller home and they would be on my short list. To anyone at IlumHouse that may be reviewing comments, space in the kitchen for a very large fridge (or two medium size) is a very important consideration for me.
As you tend to suggest things, I would suggest you recommend not just a hide-a-bed for the studio but a Murphy bed would work excellently in the studio one.

I hope people remember to check on codes in their state and county, etc. Such as required insulation rating, amount of glazing (windows), or banned chemicals that might be found in foam insulation, and so on. I do enjoy your channel. PS a commenter said that company currently only ships to European countries. I guess that could change.

Ilumhouse has a great design and floorplan package. Pricing is affordable, keeping in mind this is a long-term housing solution. We pay a bit more than $30,000 per year to live in an apartment that is similar to the largest model you cover.
It's great to find affordable housing in the world of the "Democratic Biden" age the biggest problem is buying a lot that could cost you depending on where it's at anywhere from $40,000 to $90,000 just for the lot.. then you figure how to get electricity to it plumbing and sewage.. people are starting whole communities a guy is doing it in Tennessee and he just charges I believe just lot rent that's a place to check out he just bought another 42 Acres to add more houses like this.. his video is on RUclips I saw it about a month ago..He said he has a factory where he's building them or he said you can bring your own and drop it in a lot it's a whole community I'd say they're 300 or 400 already..Today with the prices of everything it's better to go smaller than to get a big huge house with high bills..🥂👏👏👍
Yeah, but you’re not accounting for land and having utilities like water, plumbing and electricity installed. It’s a not deal. It’s basically a cute shed. By the time you build this thing out anywhere near modern utilities, buy the land, and have utilities installed you will have spent just as much on a tiny ass house as it would’ve cost to have normal sized house. This isn’t exactly a direct replacement for your apartment.

I really enjoy your videos…and I really like the modern, clean lines look of so many homes you feature. I just wonder, while costs of the structure can be quoted (somewhat), I wonder what site preps cost. And I know that changes based on so many variables (site prep, weather, utilities, permits, etc). I’m in my late 60s, relatively “world smart”, but when I think of all those factors, the prefab seems untenable. Still, I really like your videos!

I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.
I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!

Lots of viewrs are concern about shipping from Europe. 1-even if the company does not ship, u can still buy it ex-warehouse, and take it anywhere in the world. 2-a couple purchased an A-frame from Estonia to, n3xt door to Latvia, Canada, paid about 14k per 40 foot container landed .
The price point is really good(especially on the Helsinki); it's just a matter of figuring out how easy it would be to add hvac, geothermal heating/cooling, and how effective would solar be on that roof.

The use of superior materials and restore what distinguishes tiny homes and cottages from downscale, trailer park style prefabs and rv's. Upscale construction and design and sufficient space around each tiny home or cottage, plus a decent view and some well-chosen foliage attracts a higher caliber of people to the neighborhood. Look into practical aspects. Like at 5:33 the washing machine can't fit through the doorway, so how can you replace it? Or, like someone wrote, how much is it to add a heater, A/C, and the ductwork?
Some people use mini-splits (they handle both heating and cooling), but don't realize you have to get on a ladder and flush it out with a hose and scrub out mold several times a year. Tiny house people put them over expensive furniture they wouldn't want wet with moldy water!
Absolutely love these. Would love to see some options for foreign manufacturers that are more affordable than US pricing but can ship to US. I live in California. Seems all the best homes are either out of the country or US Midwest - East Coast. I need a home with no foundation requirements.

I built a 'panelised' home shipped down from Canada and was amazed at the lumber quality and workmanship. It's on 35 acres of heavy forest in Colorado and was looking for something like one of these for a income producer as a AirBnB on the other side of the property. Assuming these quoted prices don't include shipping from Europe, someone needs to be a distrubuter in the US???
Hi Kerry, I have a few questions and requests for you. Are there any of these homes you have come across that are made for taller and larger people? Not everyone embraces the tiny home market. Do any manufacturers build homes that you can potentially add on to? Have you come across any homes that would allow people to go off grid or partially so for greater autonomy? Lastly, I have not seen much data on longevity of these homes or resale value. Do they hold their value over time or not. Thanks for considering my questions. Today I watched a time lapse of people building a regular two story house and I was like wow that looks like an insane amount of work with so many things that could be done wrong (in fact, in the time lapse video their foundation was too shallow!). Been thinking about building my own home but that time lapse video made me think twice. A prefab home could be a good solution.
Don’t you still need a foundation to put your prefab home on? I checked and to prep bare land with plumbing and electrical grid, etc would take roughly $100,000 before I would be able to place a prefab home on it!
I think I would go for a Murphy bed. I can’t stand my bed on display when people come in. Have a variety of seating options that are stylish, maybe can be used as design for the room.
Those are cool looking , I'm not in the real world on the current prices of homes but for the size and being prefab the price sounds high, of course I'm sure the prices fluctuate depending on where they are built as well as other factors that influence the price but they do look nice and cool.

The Helsinki house will be perfect if they put two bathrooms between and increasing just a little more the space in the back, adding a loft for an extra room / office will be perfect. Setting this model on a basement you will have an amazing house configuration. The price is good.
These prices are more doable than most. I want to settle in Southern California. I'll use these as my starting point for comparison. I agree with you about the look of the Oslo. But would want the Oslo Plus. If only it looked like the Oslo.

Been to the Baltics a few years ago. Amazing people and infranstructure. Free wifi in Cabs and most city centres. Wonderful markets with fresh, local, affordable and high end items.

I heat/ac it by mini-splits which run by electricity and my average electricity bill is about $35-40 per month. I may have to move and am wondering if you have come across any small home builders who utilize SIPS construction?
Sounds like a nice home you designed. My concern with any home is the possibility of out-gassing of harmful chemicals, even potential carcinogens. What is inside SIPS? A foam, right? I will never trust spray foam, like tiny houses often have inside walls.

I just wonder, while costs of the structure can be quoted (somewhat), I wonder what site preps cost. And I know that changes based on so many variables (site prep, weather, utilities, permits, etc). I’m in my late 60s, relatively “world smart”, but when I think of all those factors, the prefab seems untenable. Still, I really like your videos!

I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.
I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. This is not financial advise but get buying, cash isn’t king at all in this time!
You are right! I have diversified my 450K portfolio across various market with the aid of an investment coach, I have been able to generate a little bit above $830k in net profit across high dividend yield stocks, ETF and bonds.

These are great designs, thanks Kerry! I am intrigued to find out more about the process they use to cultivate their own wood for construction. 🤔 I have plans to retire part time in the EU so I'll bookmark this one for sure.
Look into practical aspects. Like at 5:33 the washing machine can't fit through the doorway, so how can you replace it? Or, like someone wrote, how much is it to add a heater, A/C, and the ductwork?
Some people use mini-splits (they handle both heating and cooling), but don't realize you have to get on a ladder and flush it out with a hose and scrub out mold several times a year. Tiny house people put them over expensive furniture they wouldn't want wet with moldy water!

Absolutely love these. Would love to see some options for foreign manufacturers that are more affordable than US pricing but can ship to US. I live in California. Seems all the best homes are either out of the country or US Midwest - East Coast. I need a home with no foundation requirements.
I would be curious how much it costs to ship to the United States and of course it would depend where in the United States and what size home but just in general the costs.

I built a 'panelised' home shipped down from Canada and was amazed at the lumber quality and workmanship. It's on 35 acres of heavy forest in Colorado and was looking for something like one of these for a income producer as a AirBnB on the other side of the property. Assuming these quoted prices don't include shipping from Europe, someone needs to be a distrubuter in the US???

Hi Kerry, I have a few questions and requests for you. Are there any of these homes you have come across that are made for taller and larger people? Not everyone embraces the tiny home market.
Do any manufacturers build homes that you can potentially add on to?
Have you come across any homes that would allow people to go off grid or partially so for greater autonomy?
Lastly, I have not seen much data on longevity of these homes or resale value. Do they hold their value over time or not.

Today I watched a time lapse of people building a regular two story house and I was like wow that looks like an insane amount of work with so many things that could be done wrong (in fact, in the time lapse video their foundation was too shallow!). Been thinking about building my own home but that time lapse video made me think twice. A prefab home could be a good solution.
Don’t you still need a foundation to put your prefab home on? I checked and to prep bare land with plumbing and electrical grid, etc would take roughly $100,000 before I would be able to place a prefab home on it!

I think I would go for a Murphy bed. I can’t stand my bed on display when people come in. Have a variety of seating options that are stylish, maybe can be used as design for the room.

Those are cool looking , I'm not in the real world on the current prices of homes but for the size and being prefab the price sounds high, of course I'm sure the prices fluctuate depending on where they are built as well as other factors that influence the price but they do look nice and cool.

The Helsinki house will be perfect if they put two bathrooms between and increasing just a little more the space in the back, adding a loft for an extra room / office will be perfect. Setting this model on a basement you will have an amazing house configuration. The price is good.
These prices are more doable than most. I want to settle in Southern California. I'll use these as my starting point for comparison. I agree with you about the look of the Oslo. But would want the Oslo Plus. If only it looked like the Oslo.

Kerry, I currently live in a 750 sq ft SIPS home which I designed and adore. It is so energy efficient. I heat/ac it by mini-splits which run by electricity and my average electricity bill is about $35-40 per month. I may have to move and am wondering if you have come across any small home builders who utilize SIPS construction?
Sounds like a nice home you designed. My concern with any home is the possibility of out-gassing of harmful chemicals, even potential carcinogens. What is inside SIPS? A foam, right? I will never trust spray foam, like tiny houses often have inside walls.
I would hope no one would live in under 420 sq. feet per person long-term. Your home sounds like a sweet size. So much $$ saved in energy costs!
