    So far their concept is better than others, so many times I see no plans for a W/D. *if needed by customer. And they covered their bases with what people need from kit to turnkey. 👍

      Ditto. Here in fire prone CA, I believe metal buildings have lower homeowner insurance premiums than wood buildings. Another benefit!

    I’d have to elect the turn key option because I have no building or engineering skills. It’s nice to see laundry included. While the floor plans were informative, I would have enjoyed seeing inside pictures of the finished products . Nice job. Thank you.

    I'm glad to see this company isn't relying on lofts with ladders, that just kills me.
    Do you know if they can swap out the electric fireplace for a wood-burner? I've had too many family members in certain areas lose power, and a wood stove or fire place is a good thing to have for emergency heating.

      We can absolutely replace fire place with wood burning, Gas or pellet stoves. Pellet stoves are fantastic

      Having had gas, wood and electric, I would go with gas. I live in a northern climate and losing power is always a possibility. I have found a gas fireplace to be the best as it will run during a power failure.

      @@susancrawford2343 I've never had gas and it makes me nervous, i had a friend die from carbon monoxide poisoning and i have no interest in risking it. i know it's a minor risk, but it's just not worth it to me.

    These look nice, Kerry. I really like the 960 sq. ft. Swallow and, yes, I'd opt for the kit. $33K? That's marvelous! The plot and a foundation are going to be other significant expenses but, even so, I could actually see the light at the end of the financial tunnel with something like this.
    To put this into perspective, my wife and I brought a very well worn ~1000 sq. ft. stucco bungalow in 1988 and paid around $48K for it back then. We spent the next 7 years restoring literally everything inside and out while living in it. If you, in fact, have to do everything, I'd much rather build from a kit like shown here than restore an old structure again.

    I just love how every prefab manufacturer claims "Affordability", yet costs the same or exceeds the averge cost of a new home in America ($300k) 😔.

    I noticed the smallest one didn't even have a closet in the bedroom.
    To save space, do they ever do barn doors or pocket for the bedrooms and bathrooms ?

      Many of these are intended for Air B&B type rentals, or as a weekend home.

      Different doors don't save space - you still have to occupy the space a door swing takes up to enter the room. The BASIC design flaw in that scheme is that the door and window are at the end of the room, rather than toward the middle, increasing circulation space and rendering that end of the room next to useless when it could accommodate a wall to wall closet.

    This is sooo much better than a 8 ft. wide shipping container home!! Remodeling steel is so labor intensive. You might as well buy children's clothing and hire a tailor to reshape them to fit you.
    My only objection to steel framing is that it is extremely thermally conductive, so heating or cooling will bring difference challenges block thermal bridges. It's a solvable challenge, but you just need to be aware of alternative insulation strategies. How it does in a forest fire is probably a moot point since so much would be damaged anyway. Vinyl windows melt and glass breaks under intense heat. (I personally know 2 people who had window glass breakage simply from having their BBQ too close to the window). Steel can deform under heat and pressure. But no one builds fire bunkers-you just clear a noncombustible buffer around your house.

    The Thanksgiving holiday provided an opportunity to relax and so I indulged in binge-watching your videos. I've probably watched two dozen of them. Lost count, though, Lol. Great stuff! Looking forward to your Top 2025. I can probably already guess 2-3 of them. For fun, you should pick what could be a dark horse (not necessarily a top pick) like the glass exterior one (OOD?). I can't keep them straight in my head now. Good thing I can email them to myself. Keep 'em coming!

    There is a very significant difference in the pricing if you build it yourself vs buying a turnkey. One would expect a much larger price tag for the turnkey edition but I have not seen a spread quite that wide. Is the build that labor intensive? Or are there 10x the base price in parts and pieces that you will have to supply if you build your own? I hope it is labor intensive because going from $18k to $213k will knock quite a few people off the list if they have to come up with that much more money to make it liveable? I hope that there is not a huge import tax to get it into the states because I LIKE these!!!

      You can have a stick build house in those sizes done (turnkey) for $100K US. I sorta wonder what it would cost for you to have a local builder assemble the kit for you versus having Orca contract it out.

      The $18k most likely doesn't include the doors and windows or inside drywall. For $18k you get the metal framing and the outside metal panels and the plans. The kits are for the people that know how to build a house already from start to finish and want to control how expensive or cheap they want to go in finishing on the inside.

      I had a 981 sq foot house with garage built so I know exactly what the completion costs are. :) (it was less than 90K including all furniture and landscaping)

    Hey, Kerry, Thanks for this review. Your video explains partially finished options that I haven't found on Orca's site, though. I'm waiting for their reply, but wondered if they may have discontinued those options, and if you might consider doing a follow-up video about companies offering panelised or partly DIY prefabs. My building site has complications with the crane placement of a total unit, but could handle a smaller crane with panels. I'm also a person who enjoys doing my own finish work. Thanks!

    Kerry, we need a small house suited for Hawaii,with a 2-3' roof overhang for high wind/rain issues. Shipable kits of LGS /SIPS would be best. I'm not seeing designs suited for the tropics. Might you know of any other companies that offer roof designs with substantial over hang and ship to Hawaii - preferably from the west coast?

    Great company with cool options. I’m not handy enough for the kits but I’ll admit that it does sound fun to put together your own home. Sending the 3D printer to your site is an option I’ve never heard before. That alone will probably win over some buyers. Fantastic video Kerry. 🙌🏽 🤙🏽

      @@KerryTarnow Love your vids. Can you confirm this option is still available? (June 2023). I don't see that they will send a 3D printer on their site. Also don't see that they use 3D printing at all? They don't mention it anywhere...
      UPDATE: this is not 3D printing, this is a portable cold roller. Very cool but definitely not 3D printing.

    kerry... as we get older, we often downsize but then often the issue becomes needing a small home that is also geared toward the disabled... if we needed to use a walker, or a wheelchair, needing wide enough door openings for wheelchairs to easily go through... if we need a walk in shower with no lip.... these type things... can you show us some that are also good for disabled folks? I know an older person who had a stroke, he went to rehab for months but did not regain enough to go home without a wheelchair and because his home was not able to have wheelchairs fit through the doorways, etc... he was not able to return home and had to stay there living in the nursing home... thats such a nightmare....he actually was so adamant he did not want to live that way that he just stopped eating and died shortly after... so its important for us older folks to think about these things

      Good luck with that. I considered putting one on some property outside of Ridgway, CO, I hit $150k on just the septic, slab, electrical and plumbing installations. It is so not cheap in that area.

    I really like the the entire concept and the metal construction. I'm looking at buying 10 acres in the Gulf Islands with an idea of building new cottages...zoning depending... and its nice to see a somewhat local builder. Still..I gotta wrap my head around shipping costs etc. The cost pricing seems fair as you can choose to build or hire builders.

    at 9 to 10 times the price for turnkey compared to the kit, I'll definitely take the kit. If I screw up the first time or 3, I'll buy more kits and still save money

    Hi Kerry! I really like the Swallow floor plan. Would this company be willing to modify this plan, in that, I would buy 2 of these, retain only one kitchen, yet have 2 bathrooms (and 3 bedrooms?). Any idea on how much extra this would cost (besides buying 2 houses?). Thanks for your time! Also, do you have any thoughts on why these lovely modular homes tend to be on the smaller side?

    They look nice, but they need to get a lot cheaper. I live in Portland, and I just bought a 2 bedroom, 2 bathroom small house (900 ft2) brand new for 259k. Its in a modern style and has all the amenities anyone could ask for. With prefabs you still need to add the cost of the land, and usually you don't have as many options when it comes to financing.

    I don't think the light gage steel would survive too long in an oceanfront environment. The steel posts holding up my house were pretty much gone after 50 years.

      Great question! When I talked to them they said if they got 15+ orders in a location they would be able to send their mobile unit

    Can you do a video on STACKABLE PREFABS? Highlighs on those STACKABE/MULTI-FAMILY friendly. We'd love to buy 20-50 units and stack them 4 levels high, so cover HOW many levels you can do with each.
