@@owieprone I don't know. But my wheelchair fits through normal sized doors. My sister lives in a double wide mobile home, my chair doesn't fit through the bedroom or bathroom doors there. But I can ambulate enough to use them when I'm there.
The hall is ADA compliant for wheelchair access and mobility....ramp outside and doors are 8 ft high....compliant for tall persons..handicapped accessibility is a positive plus.. ...this company has thought it all through....wide doors and wide hallways and larger bedrooms....gold star for this building company!
Higher ceilings, wider hallways. These 2 things are what conventional builders figured out dramatically change the entire feel of a new home. They realized that the space lost is actually space gained. Keep up the great work Kerry!

This is a perfect setup for a first home or even for a small family. I like how I could see this in a suburban area but also it would make perfect sense in a rural or wooded area as well. A bit pricey but honestly with the quality of this home I could see it being well worth the cheddar.
Homes built on site are superior. This house looks so sterile. It reminds me of the houses on SIMS. All it needs are some NPCs. As a person living rural in a house as old as dirt...there is zero comparison. No room for hobbies, no area for big family Christmas dinner, where's my canning equipment and crafting shit gonna go? Its just so deathly boring and sterile. I can't imagine family memories..or lying on my deathbed in that house. Is it city people that like this? Open question.
I also find houses jarring that aren't beautiful on the outside; i live in a matchbox farm house from 1780..built by a farmer with wood from the property. It is simple, cheap..but still beautiful..even windows on each side of the front door. Every window is the same size and evenly spaced. This house looks like a brutalist spin-off that's made to suck the hope for humanity from your soul. 😂😂😂 kidding but just a little😂
@@RunninUpThatHillh it’s just a stylistic choice, I’m sure they offer different trim packages that would make it look different. Some people are able to find inspiration in minimalistic designs, personally I think it can provide clarity sometimes. Clutter has been known to increase your chances of anxiety and depression. I also grew up in an extremely rural home, built in the 1890s and had an addition from the late 70’s. Personally, I hated that house. I have good memories there, but the memories were of my family. Not of the house. It was cluttered, cumbersome, hot in the summer and cold in the winter, and there were often times we would fall through the floor and spend a week repairing it. Now, I still live in a very rural area. My backyard is a corn field. But I build a pole barn style small modern home and I love it. I have concrete floors and minimal decor. it stays nice and cozy during the winter and can be ice cold in the summer if I want it to be. I think ultimately its a matter of preference. A home is what you make of it, and the people who are in it. Not necessarily the house itself

Price wise this is def tiered towards a high end buyer and not really affords for the lower middle income set... just sayin'. Love the layout of this home though! the smaller unit was a commercial space that had been used as an office for them but has sold. It was an office on either end with a meeting space in the middle.
The Bellflower model has a great layout, most notably with all the natural light entering each room; I would consider turning the den into a staircase to access the basement if not built on a slab. Added bonus: built in Canada!!! Thanks for sharing.
Of all the prefabs, this one has my attention. I think it’s the wide hallways and high ceilings. However, the windows really make the indoor spaces feel closer to the outside. I would have more questions such as soundproofing, insulation, and does the A/C system come with the house? At the asking prices, does it make sense to buy something like this home? I would hold off for at least a year before making any large ticket purchases.
I think this is the first flat roof prefab that has downspouts and gutters! Flat roofs look great, but the thought of all that that rain/snow piling up on a roof with no place to go gives me cold sweats. I know it's weird, but this definitely scratches an itch for me.
there are heated roofing material that is powered by solar cells that are affordable for roofs with no or very low pitch.A flat roofs not ideal for climates where it snows alot

Very nice home. I think this might be one of my favorites that you've shown. Curious if they offer any layouts with a 2nd floor. Not that I'd need one, but I like the idea of a space I can go to overlook my entire property... like a castle tower... maybe I should look for castles for sale.
I think the $275/sqft is pretty high but it looks like it is built to a much higher standard than stick built homes. I just don’t know how a bank would treat a loan for a 1600 sqft prefab home in the US that goes for $400K?
Nice to see BC lead the way: my lady friends Eagle home and @she shed garage fit completely in with one to three million dollar homes on either side of her in Windermere. My son just finished taking possession of his laneway home in Vancouver. Design is all: can make a 1,000 sq. feet feel like 1,500.
So approx $440 CAD for that model? (1600 sq ft?) Or $330 ish USD? Not bad at all.... though I shouldn't assume they deliver to the US. Thank you for going to them so we can actually see at scale - I know it's not realistic to do very often, but it is appreciated!
Thank you for being someone who did the math for US cost...and saw the reality vs complaining about pricing for something like THIS...that normally does sell for way more in US than this price and with less quality design and features.

There are so many kinds of manufactured homes today that there can no longer be a blanket or even avg cost per square foot since the qualities now vary greatly. No one blinks when a Mercedes costs 4 times as much as a Honda - yet they are both cars. I think these homes are going the same direction - it's actually really exciting!

I love the on-site tours 🙂 you should do a tour for indigo river tiny homes. I’m curious about them because they are one of the few tiny home builders that do walk-in lofts.
So this house would cost approximately $456,000, which isn't a bargain and does not include the lot. What aggravates me about all of your videos is that none of these modular homes are less expensive than stick built houses and in fact, are more expensive for the most part. To be able to afford this house, you'd have to have a family with a double income in the professional class.

The Bellflower has it all. It’s a fantastic home with one of the best interiors you’ve featured so far. I especially loved the kitchen and living room. Top notch! 🏆 I would add that the choice of wood floors really contributes to the overall feng shui of each room. Haha it was an air mattress. At least good thing it wasn’t virtual staging! You would have landed on your you know what! I love that kitchen, and the black wall accent is nicely used. I like the spaciousness of this one and the simple eloquence of the contemporary non-distracting lines. It flows and would allow your furnishings to pop out and speak for themselves in whatever styling you choose.
Best prefab yet!👏👏👏I wouldn't buy a prefab unless it was customizable like this. Love the 9 ft. ceilings, that really does increase the sense of spaciousness. Keep the live walk- through presentations coming, great idea. I agree with others, even more detail would be nice. Maybe a part 2 video?
Its in the same category as a modular or trailer. I have heard one horror story after another of homes plopped on site and settling incorrectly, falling apart from the jarring of transport. Its like if Wal-Mart made houses..these would be it.
Very comfortable space. The fruit belt (before the fires) would be a beautiful place to live. They planned the space out well. You don't feel squeezed in anywhere. I would probably need more closet space though.
Beautiful home! Interesting to see how they are designing for those needing more space. Square foot price is near that of custom homes in Kansas over the past 2-3 years.
I'm confused. Why would anyone buy a house like this for close to half a million dollars, when you could build the same thing or something better for around the same price or less?
Wow! $275 x 1604sqft = $441,100 + transport + land site + ground prep + utility hook up + permitting + inspections + unexpected/misc. I bet it pushes into $600k+ on a minimal sized lot, easy. Then tax and insurance. Great review, nice structure, but not a home for me.
@@jjlatinopediayup and the kitchen sink was very small. Also the bathtub…. Was expecting something a little more fancy; larger space and more open space. ( tub was too closed in ) If it’s 2000 square feet you’ll pay over 500 K plus transport, land etc etc … still a nice home though.
You might be a bit late to the party, but these are not trailer homes. Modular is the building method that simply allows the manufacturer to make the process more efficient and offer more layout options. Time to get current!
Uh? A 1620 sqft trailer home? No not exactly it’s more like an affordable prefabricated modular home with steel flooring roof and walls, now a flat roof is not good in snow areas so sloop it! Trailer homes are flimsy by comparison 😮!
People just don't want to be called trailer trash so they called it something else to better their feelings status. A house on wheels trailer you're all no better than the rest of us trash. I agree, this is a knockout floorplan with a vertical plan with 9 ft. ceilings and 8 ft. doors. I could live in it with smiles. The Bellflower is awesome but close to 500K, it's up in a higher range of competition. Maybe buy the plans and build it from a heat-radiant concrete pad.
Sure, let's tell people they're a failure if they don't have $500k salaries and live in mansions on estates the size of Minnesota. That's worked out well so far.

I know the prices for these seem outrageous to some people but considering the quality and the fact that they're built indoors (preventing weather from damaging parts while building a home) and the other considerations that the price includes, they're a bargain. Don't let the final price tag distract you from the fact that this model is clearly not a first time buyer home. People need to be taught to build wealth. This is not where one starts that journey.
WOW this is another beautiful find and another great showing by you , Kerry pointing out all the features that might get overlooked otherwise: and this sure is very well designed. The high walls can later be useful for when and if more storage is needed and then shelves almost to the ceiling could be added in later...as needed.
Great house, I wish it was available in WA state. One note on Bathroom Vanities... you often comment on double sinks as if that's a good thing. The current Interior Design thinking is that vanity counterspace and drawers are FAR more important than sinks... Single large-ish sink in the middle, drawers & counter on each side... try it, you'll like it.
At $275 a square foot ( actually had to go back just to make sure I heard that correctly) Might as well go the conventional route of hiring a contractor and build a custom home. It may take a bit longer but you most likely will have twice the house for the same price.
Love the house. One thing I could see as an improvement is the rain spouts which detract from the overall clean look of the house. I would prefer to have them flush to the house. Also a bit concerned about the longevity of the roof siding which appears to be regular painted over plywood. I am by means a specialist but I would prefer to see something more durable like HardieBacker at this price point.
Toured a mobile home build in Wichita when I was a kid, but even then noticed the race to the bottom rules the day: aluminum wiring was allowed in Code for awhile, resulting in some horrendous fires. I gave modulars a bad name. Gal friend in Salmon Arm has a modular: lower hydro than my old one bdrm. on the coast! You'd never notice it in the housing tract.

The doors seem very narrow, no use for disabled people. Is there not legislation over there for making sure the doors are wheelchair accessible?

I also find houses jarring that aren't beautiful on the outside; i live in a matchbox farm house from 1780..built by a farmer with wood from the property. It is simple, cheap..but still beautiful..even windows on each side of the front door. Every window is the same size and evenly spaced. This house looks like a brutalist spin-off that's made to suck the hope for humanity from your soul. 😂😂😂 kidding but just a little😂
@@RunninUpThatHillh it’s just a stylistic choice, I’m sure they offer different trim packages that would make it look different. Some people are able to find inspiration in minimalistic designs, personally I think it can provide clarity sometimes. Clutter has been known to increase your chances of anxiety and depression. I also grew up in an extremely rural home, built in the 1890s and had an addition from the late 70’s. Personally, I hated that house. I have good memories there, but the memories were of my family. Not of the house. It was cluttered, cumbersome, hot in the summer and cold in the winter, and there were often times we would fall through the floor and spend a week repairing it. Now, I still live in a very rural area. My backyard is a corn field. But I build a pole barn style small modern home and I love it. I have concrete floors and minimal decor. it stays nice and cozy during the winter and can be ice cold in the summer if I want it to be. I think ultimately its a matter of preference. A home is what you make of it, and the people who are in it. Not necessarily the house itself

the smaller unit was a commercial space that had been used as an office for them but has sold. It was an office on either end with a meeting space in the middle.

The Bellflower model has a great layout, most notably with all the natural light entering each room; I would consider turning the den into a staircase to access the basement if not built on a slab. Added bonus: built in Canada!!! Thanks for sharing.

Of all the prefabs, this one has my attention. I think it’s the wide hallways and high ceilings. However, the windows really make the indoor spaces feel closer to the outside. I would have more questions such as soundproofing, insulation, and does the A/C system come with the house? At the asking prices, does it make sense to buy something like this home? I would hold off for at least a year before making any large ticket purchases.

I think this is the first flat roof prefab that has downspouts and gutters! Flat roofs look great, but the thought of all that that rain/snow piling up on a roof with no place to go gives me cold sweats. I know it's weird, but this definitely scratches an itch for me.
there are heated roofing material that is powered by solar cells that are affordable for roofs with no or very low pitch.A flat roofs not ideal for climates where it snows alot

Very nice home. I think this might be one of my favorites that you've shown. Curious if they offer any layouts with a 2nd floor. Not that I'd need one, but I like the idea of a space I can go to overlook my entire property... like a castle tower... maybe I should look for castles for sale.

I think the $275/sqft is pretty high but it looks like it is built to a much higher standard than stick built homes. I just don’t know how a bank would treat a loan for a 1600 sqft prefab home in the US that goes for $400K?

Nice to see BC lead the way: my lady friends Eagle home and @she shed garage fit completely in with one to three million dollar homes on either side of her in Windermere. My son just finished taking possession of his laneway home in Vancouver. Design is all: can make a 1,000 sq. feet feel like 1,500.

Thank you for being someone who did the math for US cost...and saw the reality vs complaining about pricing for something like THIS...that normally does sell for way more in US than this price and with less quality design and features.
@@marianl3447 I was married to a Canadian for over 30 years (Seattle / Vancouver romance) so I'm very used to it! There are so many kinds of manufactured homes today that there can no longer be a blanket or even avg cost per square foot since the qualities now vary greatly. No one blinks when a Mercedes costs 4 times as much as a Honda - yet they are both cars. I think these homes are going the same direction - it's actually really exciting!

Covered wrap around porches are perfect.
Usually you would build that on after the home is delivered.

So this house would cost approximately $456,000, which isn't a bargain and does not include the lot. What aggravates me about all of your videos is that none of these modular homes are less expensive than stick built houses and in fact, are more expensive for the most part. To be able to afford this house, you'd have to have a family with a double income in the professional class.

Also people are not doing correct math if talking about US and if complaining about pricing, i am assuming they are in US...where it would be only about $330 thou from canadian exchange value.

Haha it was an air mattress. At least good thing it wasn’t virtual staging! You would have landed on your you know what! I love that kitchen, and the black wall accent is nicely used. I like the spaciousness of this one and the simple eloquence of the contemporary non-distracting lines. It flows and would allow your furnishings to pop out and speak for themselves in whatever styling you choose.
Best prefab yet!👏👏👏I wouldn't buy a prefab unless it was customizable like this. Love the 9 ft. ceilings, that really does increase the sense of spaciousness. Keep the live walk- through presentations coming, great idea. I agree with others, even more detail would be nice. Maybe a part 2 video?
Its in the same category as a modular or trailer. I have heard one horror story after another of homes plopped on site and settling incorrectly, falling apart from the jarring of transport. Its like if Wal-Mart made houses..these would be it.
Very comfortable space. The fruit belt (before the fires) would be a beautiful place to live. They planned the space out well. You don't feel squeezed in anywhere. I would probably need more closet space though.

You might be a bit late to the party, but these are not trailer homes. Modular is the building method that simply allows the manufacturer to make the process more efficient and offer more layout options. Time to get current!
Uh? A 1620 sqft trailer home? No not exactly it’s more like an affordable prefabricated modular home with steel flooring roof and walls, now a flat roof is not good in snow areas so sloop it! Trailer homes are flimsy by comparison 😮!

I agree, this is a knockout floorplan with a vertical plan with 9 ft. ceilings and 8 ft. doors. I could live in it with smiles. The Bellflower is awesome but close to 500K, it's up in a higher range of competition. Maybe buy the plans and build it from a heat-radiant concrete pad.

I know the prices for these seem outrageous to some people but considering the quality and the fact that they're built indoors (preventing weather from damaging parts while building a home) and the other considerations that the price includes, they're a bargain. Don't let the final price tag distract you from the fact that this model is clearly not a first time buyer home. People need to be taught to build wealth. This is not where one starts that journey.

WOW this is another beautiful find and another great showing by you , Kerry pointing out all the features that might get overlooked otherwise: and this sure is very well designed. The high walls can later be useful for when and if more storage is needed and then shelves almost to the ceiling could be added in later...as needed.
Great house, I wish it was available in WA state. One note on Bathroom Vanities... you often comment on double sinks as if that's a good thing. The current Interior Design thinking is that vanity counterspace and drawers are FAR more important than sinks... Single large-ish sink in the middle, drawers & counter on each side... try it, you'll like it.
At $275 a square foot ( actually had to go back just to make sure I heard that correctly) Might as well go the conventional route of hiring a contractor and build a custom home. It may take a bit longer but you most likely will have twice the house for the same price.

Love the house. One thing I could see as an improvement is the rain spouts which detract from the overall clean look of the house. I would prefer to have them flush to the house. Also a bit concerned about the longevity of the roof siding which appears to be regular painted over plywood. I am by means a specialist but I would prefer to see something more durable like HardieBacker at this price point.
Toured a mobile home build in Wichita when I was a kid, but even then noticed the race to the bottom rules the day: aluminum wiring was allowed in Code for awhile, resulting in some horrendous fires. I gave modulars a bad name. Gal friend in Salmon Arm has a modular: lower hydro than my old one bdrm. on the coast! You'd never notice it in the housing tract.
