With entrance modifications to stairs it would be a great retirement home. A tub is nice but a senior needs a safe in and out of the shower. Everything is correctable for safety.
It’s so important to have creative spaces! It’s rare to find that in standard home plans. People need to do more than eat, sleep, and watch tv. However, I do like his plan a lot. It would make a great little vacation rental too.
The only design change I would need is to extend the roof over the area outside the sliding glass door in the bedroom. I have a slight medical problem with the sunlight. Also, I forgot to check, but I would prefer a pocket door on the bedroom, too. It expands the usable space in the room. My favorite part is the dishwasher. Most tiny houses I have seen don't have one.
Overall I really love the layout and the attention to detail. It is just a 1 bedroom small home but it has a feeling space and airiness and the fixtures and fittings are all nice. I like the dark colours on the walls. Definitely a very stylish home. I love the amount of cupboard space in the 1 bedroom that goes right up the ceiling and all the way across the one wall. Plenty of room for 2 people's belongings.
There is an easy and inexpensive way to improve the livability of this house. Move the back wall of the living room even with the back wall of the bedroom. The up charge would be negligible and the linear feet of footings, foundations, and walls would be exactly the same, but the square footage gained would allow room fir a working kitchen, a comfortable dining area, and a comfortable living room. Given the footprint, it would be easy to add a second floor in the eaves to allow two really lovely bedrooms upstairs, freeing up space downstairs to make a really elegant and spacious main floor.
I like the porches and the entrance hall with a place to hang your coat and a bench to sit on while you remove your boots or shoes. The laundry machines are well placed. The kitchen is small, and the fireplace complicates the placement of furniture. If you eliminate it, you'll have more living/dining/kitchen options. This design has good potential!
Flip flop the living/ kitchen area, so you can make the kitchen and a laundry area more functional by extending it where the back de k is. Then you can make the side porch screened in or three seasons. This also enables you to turn the current laundry area into a closet.
Beautiful home but I would do single pane windows rather than double in the living room , bathroom and bedroom……..no sliding doors in the bedroom……..more wall space for paintings and books! The design of the kitchen is wonderful love the black, grey and white!
While I agree a mechanical room is nice I could find several spots for a electric panel then cover with painting/mirror in floor heating with tankless water heater (that will hide in a small closet) electric baseboard heat or propane insert where the big stove is… mini split ac

Or even a single tall cupboard with several shelves next to the door could act as a small pantry. Also if that is a dishwasher, I wouldn't bother with that. That could be extra storage space. People don't need dishwashers. I have lived my whole life without one and not wanting one. Small kitchens just don't have the need for them. Looking at the kitchen table, the house is meant for 2 people.
The house is very pretty, but not practical to live in. The porches are nice, but too big. They take up so much space that could be used for the kitchen and living room. This house would be fine for a weekend getaway or a vacation for couples.
Well, I like it, but you need to not use so much black and white. Your designs are nice, but you need to throw a little more color pop in flowers, pictures, pillows and rugs.
This place would be just right for me. I really love the layout of it. My favorite part is the wrap around porch.

Yes, or put nice open stairs in the extended area, still allowing for more living room area and still one more nice sized bedroom & bath upstairs.

Could have used a smaller dishwasher (24 inch) & put a nice lazy susan cabinet in that corner. They're so great for storage!

I would reduce the window sizes for privacy and to drastically lower costs, no more expensive method of filling a hole than putting a window in.
