I like this one. But no master bedroom closet...lol. You're right, there is plenty of room at do a bump-out for it. I would extend the master bedroom all the way to the back. Then in the kitchen, move it all the way out and do away with that narrow porch. That would make a very nice pantry and room for a freezer. Do away with the outside doors in the bedrooms. This is one of the better house plans I have seen.

Then half bathn(?wh is not needed) space becomes master bedroom closet.
Wow this would be an ideal vacation home due to lack of storage, but with very clever purchases and arrangements, one could have storage and also enjoy this as a permanent home. It's idyllic and beautifully decorated. Perhaps turn one of the bedrooms into an office to deal with filing, records and 'life stuff.'
It seems to have been forgotten. The video also should have shown us the powder room off the laundry room. I'd have to replace the wood burning fireplace with something less wasteful. A gas fireplace or a woodstove would be better. I just saw a video about how some of the newer, thinner TVs are especially susceptible to heat. In the secondary bathroom, I'd replace the tub with one that can more easily accommodate a shower.
Before you enter the master facing the entrance to the room. It's extremely small and is in a very unusual place. I'd make that a guest bedroom and make one of the split bedroom my master and the other bedroom a office because it has a nice Jack and Jill bath between the two!

I have been looking for designs for a couple months, at least and the two I have seen by you have been spectacular! I would take the two bedrooms that have the jack and Jill bath making one of those rooms my master bedroom and the other an office. The actual master would be a nice space for a guest quarters. Very nice, the only thing is, the closet is in the hall and not in the actual master as is the bathroom, which only has a shower. It's nice that the shower has a nice trench drain that makes it perfect for wheel chair accessibility providing the bathroom and the door opening is wide enough to accommodate easy entrance, as well as turning around ability for exiting! Still would like to see larger walk-in closets and bedrooms, though! Love those porches! Still like to see a nice size utility room that can also house a chest freezer and washing sink! Overall the design is very nice!
Generally, I like this design. Other than questionable bedroom and bathroom window placements (privacy issues), and lack of storage, it was an overall good design. I also liked the warmth added in with the wood tones, browns and tans against the black and grays.
That is a pretty big small house .... I would like the couch the same color as the chair . It's a warmer color for the living room and there is a lot of grey on the walls already .
This is beautiful! I love the open concept. However I would sacrifice some outside space to get some walk-in closets especially in the master an oak the bathroom there larger and add a tub. Besides that, for m the size of the kitchen is fine. I would also get rid of the bedroom doors that lead to the outside.

By and large, I love the overall plan and design approach. A minor observation or two: What is with the dearth of 2 sink bathrooms, at least for the master? For the jack and jill-ish bathroom, I'd like to be able to replace the tub shower thing with a shower. Finally, I think I might want to put the mud-room-y storage and all, on the utility room side and have the living room side just be a flush wall. From the overview at the end, it looks like that storage are runs across the utility and into what appears to be a powder room (though that wasn't shown in the video), so you'd lose a little of the storage by limiting it to whatever fits in the utility room , but aesthetically I'd rather have it there than what you initially see when you come in the front door.
It looked like there was potentially 2 lofts (1 in front and 1 in back) but there didn't seem to be a way to get up there. That would have made a nice addition even if it was one loft.

I just watched another channel's small home layout, and there was a similar issue with the living room. Being as small as the area is, it's tough to get the right set-up for television viewing for everyone. Something I wondered, can you have the television directly above a fireplace? The kitchen is interesting, with the old-style refrigerator. It looks like a Frigidaire my Grandmother had when I was a kid. But what happened to the microwave? There are Microhoods now that match the stainless look, and they are a microwave with the vent system built in. As a retirement home, I would have gone with two bedrooms total instead of having the two bedrooms on one side sharing a bathroom. Make the other bathroom bigger with its own bathroom, maybe even two master bed / baths.
In my dreams. Meanwhile my version for cabin on some inherited wooded acreage is 2 wooden garden sheds with a pole barn behind them. Pretty primitive but there’s no power other than solar or running water. $2500.00 Now I just need a tractor!
First if you love it don’t worry about it. Prices on building materials, paint, electrical and plumbing are SO inflated. We wanted our kitchen cabinets painted and the quote was $10,000 USD 😮. You have done a fantastic job. Congratulations.
I do have to say though that the closet for the master bedroom is in a very odd spot and way to small! I do love the walk-in shower for the master bath though. I like that the shower drain runs the entire length of the shower on the floor! I've seen these before, what its called escape my memory but I like the design! The ones I've seen before ran along the back of the shower, though! This home I'll say again is spectacular.
Beautiful home. I would however, omit the side porch for a larger kitchen/pantry or laundry room/pantry combo. Not a fan of the second bathroom set up. I would prefer a separate water closet instead of the shared tub and toilet space. Love the colors and the layout.
I like this sites homes but the service runs and heating are never shown. I suspect that you,d need some tweaking to get heating, plumbing and waste runthroughtout.
I could do without the powder room, slide everything down and make a master closet...then add shallow tall cabinets across from the washer and dryer for more pantry storage.
1800 sq. ft.! My parents house was only 1000 sq. ft.! 3 bdrms. one bath, kitchen, living room. My dad finished the basement so we had 2000 sq.ft. living space. It made a difference...we had a kind of dining room there and a bar, laundry room and even room to have a couch and TV as a small den area.
Love it…but I’m such a life long country girl, I’d definitely make it country looking inside!! Too much modern looks cheap…sorry…63 years of living💜💜💜💜💜

It’s better up high, especially if kids are in the home. No one ALWAYS standing in front of it, plus it’s at the right angle for reclining.
