What could a Florida Engineer charge to adapt this to poured foundation, Florida Building code plans, stamped and ready for permitting on a specific lot and site plan?
I agree on the storage and linen closet. TV is way too high if someone is sitting on the couch. I like cupboards in my kitchen not stuff where everyone can see

This house is lovely. I personally would like a half bath for guests so they don’t have to go into the bedroom suites and for the overhang on the island to be deep enough that you could pull your stool up. And being a Northerner., I would need a small mud room. On a separate note, I realize this house is for retirees, but younger people would need a workspace.
This home is almost perfect. I love 90% of your designs, but you know what's lacking? Storage! You absolutely need a garage. There is never a linen closet, no utility closets for mops, brooms, vacuums. Half the time no coat closet at front door, or pantry especially if tiny kitchen. The designs are fabulous, but try to fit in necessary closets please.❤

I wouldn't call it a 'small' home at all (but then i live in the uk!!) but does seem pretty well 'right sized' and the layout is superb. Love the rustic/modern vibe (but not grey bricks) and would happily see some big beams in the living area. Would love it with a study for working from home and a powder room for guests so they didn't have to go into the sleeping areas but otherwise overall just beautiful - needs the right setting to go with it🙂
This is a beautifully rustic home that employs natural materials to give a homey, comfortable feel. Very straightforward and workable layout and very tastefully appointed. I’m a sucker for lots of windows high and low! Would definitely live here!
I would like to see a glass windowed walkthrough hallway from the house to a separate detached garage so on rainy days you can still navigate into the home without getting wet. ❤
Needs: 1. Flip kitchen and living room. 2. Deeper closets in bedrooms. Jackets hanging in the open closet are extending beyond the closet. 3. Deeper sink in laundry room. 4. More shallow sink in bathroom.... unless owner is tall. 5. Would never want open shelving or glass doors near stove. Between steam and grease, shelves and everything on the shelves (open shelving) and glass doors would need to washed after cooking.
Very nice home. I do see a small closet right outside the Laundry room, which may be a linen or broom closet? Also saw possible door hardware right outside kitchen, which may be a pantry? However, I do not see any storage availability. Laundry room is big enough for individual washer and dryer. Suggest a pocket door for the Laundry room, and all cabinetry along the long wall (as is, the end of the left cabinet is not easily accessed due to left wall cabinet that shows the stackable w/d. Suggest for that left wall placement for sink, laundry hamper(s) and/or place to hang non-dryable items.
Looks like a place you could rent for entertaining. Like a reception. Lots of room for food and people visiting each other or a business man who entertains often.
Another very nice home! Don’t care to vent a dryer through the roof and I don’t trust self venting dryers. Master is awkward moving through the hallway at night to go to the bathroom and I leave bedroom doors open for ventilation reasons. A sliding barn door would be possible here. Love the home’s open concept though and all the bedrooms are of a good size.
If you had the house, you could put your TV on the wall of your choice. A small hall closet is necessary. Also, a small tall closet in kitchen and/or laundry room for cleaning items are necessary.
I love the use of natural wood and stone/brick materials, makes the house feel warmer and more intimate, although the compact size of the spaces, compared to most modern homes, also contributes to that feeling of intimacy. This design would be even better with a basement, which could be used as recreational hang out space, maybe with an exercise room as well.
@@kalendamaya100 Nonsense. I love having a basement and always will in any home I own. Not every aging person becomes too frail to use stairs. Take care of yourself...eat healthy and never stop exercising throughout life, especially lifting weights. I know plenty of folks in their 80s and beyond that still have as much energy and dexterity as I do in my 50s. I take my inspiration from them, so I'm certainly not worried about the basement stairs.

I do agree with some of the comments on the closets not to have open spaces although I would much rather have them be all closed up it would not be a deal breaker if I were buying this home. For me, as a woman, lager walk in closets in the master bedroom are a must in any home. Also not sure if the TV could go above the fire place because of the heat.... does it make a difference if it's gas??? Also some linen closets would be needed. Overall, GREAT HOUSE!
Love the use of mixed materials in construction, vaulted ceiling and the overall design! I agree with previous commenter about awkward master bedroom door, would have to shut door to access closet and bathroom. For folks that want to age in place, this could make getting around tough. Also car port would ideally be placed where there was an entrance into house nearby that was covered the whole pathway, there’s no overhang at the right angle from car port to covered front entrance way, and bathroom is alongside car port inside. And in someways, the back of the house has the more dramatic look when standing at entrance looking into house. The front entrance has closet and laundry room on right that somewhat blocks that sense of expansiveness in design. But lovely concept and design space overall.
I saw your other larger plans. I think I like this plan the best. However, the idea of a hot tub off the primary bedroom would be nice to add to this plan.
This house has all the elements that I would look for, but also one that I would have to change. The open wood fireplace is very wasteful. Those that like to look at flames could have a wood stove or a gas fireplace, both of which regulate the amount of air swooping up the chimney. Also, without a mantel to deflect the heat, that TV would become toast very quickly.
First time on your channel. Brilliant design and layout of the house. Yes it needs tweaking to a person's personal needs but the basic model is more than you could ever want. I'll definitely be back. GREAT JOB!! 👍
Of course you could move your eyes even more and put the TV on the ceiling! The fact is the most comfortable position for viewing when seated is with the object roughly in line with the level of the eyes. It has become an interior designer convenience to use the often redundant space above a fireplace, rather than try to accommodate a tv, at the right level somewhere else in the room.
I love this design, and agree with the person who commented that rooms for storage are a must, especially a pantry, you can’t hide a lot of stuff in there if they’re big enough. And the one thing I’m not in love with are the TV’s up on the fireplace wall, I got whiplash years ago, and have a lot of problems with looking up for an extended period of time, so a wall whee you can place a tv on a console would be great, but that can done when designing the home for someone real. Otherwise I like he materials and the layout
You can also have it mounted onto an “arm” where it could be tilted side to side, up or down…that would LITERALLY be the EASIEST thing to fix, you act like you’re REALLY BUILDING this house, so whiny and ungrateful. I also have neck problems and think it’s perfectly placed, a lot of people keep the TV on while they are cooking, etc. can’t stand commenters that think they are the main character of the entire internet…that’s what is wrong with this world! 😂😂😂
There are a few things I would change with this particular design. 1... I would not have French doors facing the front of the house that lead directly into the bedroom. If the bedroom with the French doors were in the rear of the home then that would be fine. If those are just windows then I soulful shorten them to allow for bench storage underneath. 2. In the primary bedroom why have a door to the closet facing the bedroom door. Move that to the wall across from the wall with the French doors, or better yet if it's on that side of the wall there doesn't need to be a door, just an entryway with a sliding barn door on the other side into the bathroom on the opposite wall like a pass through. That way you don't have to have 3 doors in one small area. Eliminate the bathroom door right behind the bathroom door.
This is perfect for my property on my little lake. I love the natural elements and all the windows. The only downfall is that the primary bedroom doesn't face the lake, but i will just have to deal with it 😂

Overall it’s really cozy. I would change the tiles in the bathroom, make the dining room big enough for ten people, add a deep pantry, tall bookcases with moldings on each side of the fireplace above the storage cabinets, and increase the size of the “mudroom”
Great design! I am in the process of buying a Tesla home and two car garage. I love the home but it does lack character. It is tough being in the middle of Nowhere, Nevada on 25 acres. If I could combine the two...WOW!!
Nice, efficient floor plan and the massing has a nice contemporary vibe. In my opinion, the stone veneer is too trendy and inconsistent with modernist roots of this design. Similarly, the interior brick is completely out of context with the rest of the design-more of an urban loft apartment aesthetic. That’s just a finish detail, however, and not a critique of the overall architectural design. Kind of a mish-mash of design styles in general between the interior and exterior finishes in an apparent attempt to be trendy I would assume. Easily addressed according to one’s personal taste, but it would be a stronger design with more stylistic consistency. I agree with others that there is a lack of storage in this design, thus making it more suitable for a vacation home than a primary residence.
This is just me but if you don’t have little kids or a dog…I would get rid of the baths. People on the move take showers. Leaves a bit of space for you to be creative in your house design…maybe put the washer and dryer in its own room. Just a thought
Hard no to all of the floating shelves in every room. Hard no to there being exits in most of the bedrooms. Very hard no to the pencil lead legs on most of the furniture.And the multi-leveled roofing And dark colors

One thing it needs is an inclosed garage. If you live in a cooled place without an inclosed garage, you will be scraping ice of windows .

At 4.14 there is a coat closet. Right across the front door. There is plenty of room in the utility room for mops ect. At 4.20

Yes, customization is the answer but it's less impressive without planned clever storage.

I wish designers would stop putting the TV above the fireplace, it's too high to view comfortably and if the fire is burning then it's distracting.
Besides, the heat from a real fireplace kills TVs eventually.
