I just finally passed my exam after SEVEN tries. Just so happens I'm an Educator. School started just as I got my broker and all my platforms set up. I feel like I'm at a stand still but it's imperative I pace myself for my mental health. I know it's go time once school gets back in routine.
Congrats on trying until you passed! The score on the test really has no correlation with how successful an agent is. What IS correlated is how fast agents take action and implement what they're taught to get clients. Good luck, you got this!!

It's ALL vocab. Just make sure you know each definition! write the words & definition over and over and over again. that's what i did just last week again when getting licensed in another state :) Good luck!! You got this
I had to take it 6 times to pass! The change was how I studied. I watched/listened to study guide videos on RUclips. Listened on the bus, doing dishes, and while I worked my current job. Ones who give explanations! Repeated the explanations in my head as I went. It paid off for sure

You said you reach out to 700 people every month. Are these all from your phone contact? What if I exhaust my phone contact list in less than a month? What should I do after? Do you reach out to strangers? I had made 100 cold calls every day, and have 3-5 conversations every day for 5 months. But no business was generated. Then I stopped doing that. Finally one friend reached out to me to help her. Then 2 years have passed, she was the only used me. Of course, in my circle I have other people buy or sell, but they all used their agent from before. Everyone knows a ton of agents. I just don't know how to make a living on real estate.
First I’d ask, for how many months did you make 100 cold calls a day? If your volume is up, say you dialed 100 numbers every day for 9+ months, and you generated no business, then the variable that needs adjusting is skill/ content of the phone call. How did a typical phone call go for you? Once you have improved your skill, then ask yourself: is this list quality? Am I targeting the right people? Dials are a 1:1 method of lead gen. Do you have a “1:many” method you can work simultaneously?

YES. at a minimum you could be a referral-only agent. You don't have to be the one showing properties and negotiating. you can be the one collecting referral checks after connecting buyers/sellers to other real estate agents that sell full time.
Or if you wanted to be in the trenches, you can absolutely do that too. We start with a "warm pool play" which involves telling everyone in your sphere that you're an agent. We give you the scripts of what to say. The hardest part that many agents struggle with is FINDING business.If you join us, we tell you exactly how to find your own business so you never have to be reliant on anyone else for your business.
