The best investment one can do right now is investing on real estate though stocks are good but ever since I swapped to real estate, I've seen so much difference.
I absolutely love this. It’s one thing to be a realtor but running and managing a business is a different thing. I love the way you break it down. This is what I needed to be organized.
Are you able to make a video on the tax portion and how you were caught off guard and what you did to prevent the same thing? Or maybe tips about that particular subject?
Can we talk about closing gifts?!?! You budget $1K of your money on closing gifts??? How much can you write off in FL? I’m just starting out in GA but I can’t see spending that much on gifts. I do understand you are in a luxury market but still trying to wrap my mind around the costs
Yes! I only budgeted $1K because I knew ahead of time the exact gift I was getting that client. I also paid for the gift after I got paid. My client gifts vary in price depending on the property/commission. I don't think business gifts are 100% write offs but don't quote me on that. I do count them as an advertising expense because in the budget I include closing gift and top of mind quarterly gifting. At the end of the day, closing gifts are not required and you can gift something amazing without breaking the bank. Especially if you're just getting started! ❤️ Hope this helps!
@@AlieshiaTV how so when that’s her paycheck? When she has to pay taxes on it. She spent months unpaid helping her clients. Yet she still decided to get them a welcome home gift. If your boss had a birthday and you buy them a gift do u still say that. 🙄
If you get the chance, you should pick up a DJI mini 2 from costco for your vlogs. It will give you unique footage, and add another element to your videos. It's easier to fly than you may think, and a lot of the flying is automated nowadays(like the return to home feature). Also picking up from costco gives you that 90 day replacement window in case you crash or damage the drone while learning to fly for the first time. Love your vlogs! ❤ Note: I would use the footage in your vlogs only so it would be considered recreational flying, once you use it to sell property it can be considered commercial so you'll need a license. Edit: Also please don't operate it indoors when you first get it, the sensors freak out and try to seek a signal so it'll fly around and try to get a GPS signal, potentially crashing and breaking.
Great Video! I have been following you for over 2 years, I was studying for the exam at the same time as you but had a health issue that caused me to delay until last September. You have grown so much as a content creator as well 💙 this is great info for sure! I have worked at the same brokerage for almost 7 years (in Lakeland FL) but mainly doing accounting and TC work for all the agents and now agent assisting. I am actually considering starting a TC business. Anywho, thanks for showing up, keep up the great work!

Love this...thanks for sharing ❤️
