    Retired couple moving into one of these homes, can’t tell you how excited we are, one manufacture site has interactive planing so you can view your choices of interior. This home looks much like ours. Moving from a big home to this size requires a mind shift, we have acquired too much stuff, our extra furnishings are in good shape and someone else will enjoy them. Why not. Safer choice, as your not stuck in a condo with other people. This is wonderful information. Plan for the costs of these set ups worth every penny. Building these homes will help the economy. Thank you.

    Don't forget that before the skirting can be attached, the building inspector has to come out and approve it... You can have concrete slabs, rat slabs, etc. if you're putting the home in a park where you own the land directly underneath your house or on your private land. If you want to be able to crawl under the house, you might have a pit dug (called a "pit set") to allow for a crawler with a person on it as they traverse under the home to do whatever it is they want to do. I'm a manufactured home agent in California.

      @@KerryTarnow There might be some coming in soon... since the fires hit a lot of the parks. I'm afraid of living in the burned out areas because of the ash. Not only are there no new places but all the older places are suddenly very expensive. Not sure what I'm going to do, but it'll work out.

      @@KerryTarnow ... Well, I have a theory. Might be different in different areas, but mobile homes used to be handled by DMV and were treated like a vehicle, therefore they decreased in value as the years went on. Now they are listed and sold by real estate agents who treat them like houses and push the prices up when they list them. I felt like I saved enough money to finally get something, but I might have missed the party.

    Where do I begin with my comment? Well first off thanks for the information. Second that's one of the best blocking jobs I have seen. It looks nice and clean under the house. Here the hitch always goes under the house. Sometimes you can trade your axles for sidding. What do you guys do with the hitch? Great video 👌 thanks

      Hey Kirby! The houses rarely ever get moved again so the hitches normally get scrapped. The trucking companies will have extra hitches if someone does end up wanting to move the home. We will leave them if people want them but most of the time they’re just in the way and people don’t want anything to do with them.

    I appreciate your video. We just had our house set and they told us it would be another 90 days to be finished. Which I think it is unacceptable but.

    Do I need to have the water and septic drain stubbed up above grade before the home is brought in? Or is that dug and run under home afterwards? I have piers poured and waiting on home to be delivered. Wondering If I should go ahead and trench utilities before or after home is set

      We always do it before, it’s easier than doing it after the home arrives. Make sure the drain doesn’t stub up where the wheels will go though.

    When you purchase a new manufactured house are all these services provided on delivery by the dealer or is this an extra cost to the buyer?

      All of this is an extra cost to the buyer but it can be purchased and added on by the dealer as they either have their own crew or can recommend a third party.

    Hi Kerry,
    Typically does the manufacturer home builder provide the ‘setup crew’, or is that on the homeowner? Looking to put on of these on a private property, what would the homebuyer responsibility look like in getting this installed (utility hookups, does home need to be on a foundation, will I need to level the home, etc.)?

      Most home dealers will level the home when it is delivered. That also includes blocking and tie downs. Then you need to have the power, water and sewer or septic installed. That can be done while the interior and exterior crews finish the home out. Lastly you have it inspected then underpinnings, either vinyl, board or block/masonry.

    I had a company tell me delivery,set up ,heat pump tye down, skirting will call me 50 grand. Then the cost of the mobile home singlewide i picked out was ,$50 grand.i also had to paid for septic tank to be put in $5 grand. Then have the power company come out to run a power line an meter,
    Then the taxes. I was looking at about over S150 grand. I decided to purchase a house.

    HI Kerry! Have you ever had a customer that wanted a sealed crawlspace before actually moving in? I am curious as to if that is something that can be done before the move in day. Thanks.

      We have! Most of what we do is on frames/blocks but we have done modulars on crawlspace in the past.

    So there are no drain lines underneath when they come new? The plumber has to run them from the drop points then connect it all together??

    Is this home attached to the ground like with wire steel or no? I guess cos I live in Texas shouldn’t they have done that or maybe they did I couldn’t see it

      Is it okay to do gravel instead of dirt under the home? I think it be much better for when you get under it you won’t have to deal with all that mud. Can it be done?

    Do you know if the movers have any way to raise the home over a narrow bridge during delivery? My property is across a bridge that is 14 feet wide with a 33 inch railing. Is it possible to raise the home up 12-15 inches to get over the bridge railing?

      Some truckers have equipment to raise the home with air but I don't know if they can go up 12-15 inches worth

      In a normal year yes, this year maybe not. It all depends how busy the dealers are in your area but a lot of them are booked out quite a bit further than that. Congrats on the wedding 🎉

    These look more like trailer homes or mobile homes rather than manufactured . Or even modular.

    Do the water and sewer lines got to be installed before the home get set up / do the home dealer supposed to provide the pipes for water and sewer lines or the owner got too

      It depends… sometimes buyer will do their own lot prep and sometimes the dealer will. On this lot the sewer/water were already installed and we did all connections

    This home is installed incorrectly and by the numbers. 1. NO WOOD should be under the piers. 2. NO ANCHORAGE straps are visible, how can this remain stationary in the wind or seismic activity? 3. NO CAP BLOCKS just wood. 4. WOOD in excess of 5cm (2 inches) on top of piers. 5. Appears NO HARDWOOD is used on piers. 6. Piers appear to be too far apart, what does the home's installation manual state? 7. DOOR PIERS are missing. 8. Missing pipe hangers on the drain pipe. I'm sure there's more, but without seeing the full site prep, I cannot determine this.
    I know this is CANADA, but look at the USA's regulations in 24 CFR 3285 for further guidance and look up any of the large company installation manuals that are available online (Clayton, Cavco, Champion-Skyline).
