    Well, this is a very timely video. I was wondering about the process because I am thinking about looking into land and manufactured home buying. Thanks for posting, I will be watching for more on this process.

    If you recycle grey water the black can either go to a pump out tank or there other options from a composting toilet to a insinerating one can be a lot cheaper than a feild you can even go to a methane digester and get heat from it

    If I were single I’d love to do the manufactured housing route in retirement! Doing so would dramatically reduce my cost of housing and allow me to spend some of the equity that is tied-up in my paid-off home on things that really matter to me! Selling my home in my early 60’s would provide enough cash to purchase more modest housing outright and leave plenty enough money leftover to build a nice shop on the property where I could happily while away my golden years tinkering on old cars!

      It’s funny how we look to simplify and minimize the older we get. Kudos for your paid off house, and never know if you can still bring that idea to life, single or not :)

    But even though you got confirmation that a septic system was allowed , how would you know the ground percolated correctly? Were you doing this project for someone or for yourself? And are you an architect? Who would I contact to help me with figuring out if the property is suitable ? Also do you buy the land first and then figure out which prefab manufacturer will deliver? Thanks.

    What’s the general cost to install the septic tank + drain field? How much to clear land?

      Cost of subject depends on your area and your property I am about 2:00 miles South of Chicago Illinois on a 2 acre plus And had a new septic install Because the old system had failed the new system in 2019 came in with a lyft station approximately $9000. If you need a well again it depends on your area and how far they have to drill I had one drilled in 2017 . The well was drilled a 118' deep at a cost of about $7500. Hope this is helpful to someone

      @@stephendavis7441 Pretty accurate Stephen - thanks. I guess it also depends on how popular your area is and how bogged down the septic companies are. I’m still waiting on a quote for one now!

      @@ShortTermRookie it took about 2 months to get 3 estimates called a 4th he came out look over the situation and even sent a geological company out but never (its been 3 years( sent the estimates. The old saying always get 3 estimates is a good rule to follow. 3 estimates 3 different prices each about 2 k apart. The lowest isn't always the best. Go with a reputable company. Ask people in you area if the have had any experience with who you thinking of going with.. I'm not an expert just relaying my experience.

    Here in Florida I read a story in the paper about manatee die-off wherein septic tanks are blamed for causing water pollution. It Could be that this pertains to poor installations or Old septic tanks put in pre-code era. I believe they need maintenance and if there are no inspections there could be irresponsible people causing pollution. Do septic tanks work well in some geologies and not others? Not so well in coastal Florida.

      Good question. I know where I’m having to put one in the desert we had to get a geological percolation test to see if the land can support it with enough absorption.

    What does "Removing the Subjects" mean?

      When the realtor writes the purchase contract you can add “subjects” which is basically a condition or something that needs to happen on order for the sale to happen. Could be subject to financing, subject to home inspection etc. If your subject isn’t met (financing doesn’t get approved) you aren’t obligated to purchase the property. Hope this helps

      @@KerryTarnow I was just thinking that anything that keeps the water supply warmer has to be good. When I had mobile homes, the heat tapes didn't keep the water from freezing on three occasions.

    Hello i have a question. Can a mobil home have theee bathrooms. I would like each bed room to have there own shower toilet and face basin. And a main bathroom with a soaking tub full bathroom with sink and toilet. I live in a 1250 ft mobilhome. And i have alot of wasted space. I will be buying a new mobilhome when i retire and i want it to rent out some rooms but i want them to have there own bathrooms. .
