Hi Rod... we were going to do a video when I bought my unit here but, we never got around to it. I have a 40 sqm 1 bdrm corner unit with the wrap-around balcony pretty high up. Great view of the water from just North of SM Seaside near CCLEX, around past Talisay, the mountains, Marco Polo, IT Park, to Ayala Center area... a little more than 270 degree view. If your not used to a lot of Aircon you can open the Kitchen window and bedroom windows and there's a great breeze ( sometimes even have to partially close a window to regulate it ). The bar at the pool area ( be forewarned - the pool water is kinda cold... hard for me to get in, LOL ) is not and unfortunately has not been set up to "sell" beverages or anything. It is there only to provide counter space, residents can "rent" the area for a few hours at a time for events - birthdays, weddings, etc., otherwise it's open for general use. The closed-in glass area near the pool is rented separately from the pool area. So no bar in the building but, the construction next door seen in the video at 1:15 sec. is going to be about 14 floors ( basement parking, shopping area, and I think 6 floors of hotel rooms ) and will have a restaurant and bar on the top floor, so there will be a bar next door. Some may say it's a bit "out of the way" but, from my experience on my motorbike it's 5 minutes to Fuente Circle, 6 minutes to Ayala Mall, 7 minutes to Landers, 18 minutes to S&R, and 10 minutes to Colon Street market (wife loves Ukay-Ukay ). Oh, and if I remember correctly last time I asked, a penthouse is 120 sqms and P20M. Internet - I have PLDT Fiber, but I only chose the 25 mbps up/down, that's all I need but, I can tell you I think it went out for about 45 minutes ONE TIME in the almost 3 years since I bought it and a speed test while 2 TV 's, 5 cellphones, and a laptop, ALL playing RUclips videos at the same time I consistently test between 25 to 29 mbps up and down and have never had a ping over 200. I'll check on the "roof deck" because when I bought it they said there would be but it was not finished yet (they only recently completed the penthouses), and still isn't but the virus stopped construction so I will clarify that question when I get the chance.
If you find a Filipina wife you fully trust buying a home is very cheap (way more than these Condo rentals) and you can turn it into anything you want. We're looking at an inground pool, a place for animals to run free (inside a fence), and maybe a little backyard exercise area/Sasuke course (not to mention band rehearsal studio). But you're right....if you choose poorly you'll pay for it.

Don't know if it's a weird power trip, a warning, or genuine concern that something bad could be happening. I don't know, but in that circumstance it nearly cost us more money than I had to waste. It took some serious attitude toward the airline staff to get them to put us on standby a 2nd time. Not the worst thing ever (certainly not as bad as having a problem with the local law enforcement trying to shake you down), but still something to keep in mind when you're traveling that they might do just because they can.
I stayed in 3 different units there in March of 2019. I was just going through Airbnb. I think I paid between 21-27 dollars a night. It's a nice location because the mall is across the street. Plus Jollibee and Chow King are on the corner. Of course you still need to take the jeepnies and taxis to the bigger malls and IT park. When I was there the pool was just like you saw it. No one there selling anything. Some of the gym equipment was broken also.
Thanks for sharing your experience John. I like that area. I am not sure why so many of these places don't maintain equipment. Half of the equipment in Queensland Manor is still broke after 1 year. It is on the schedule I was told.
I was looking at AirBnB units in Davao for when I visit (usually 2-3 months at a time until I'm ready to make it permanent). They had rates in the $300 range including electric, cable, WiFi, a pool, and exercise gym (before CoVid). Not as popular an area (for good reason) as Cebu or Manila, but still a great deal.

it looks ok but I much prefer One Pavilion , I paid 30k a month on a short term 2 month rental there. The unit I had did not have a balcony. I did like the convivence of having the shopping mall with the supermarket right below us. I suspect there will be some outstanding deals now and maybe even better in coming months to buy or rent, I might buy one to assist in getting my SRRV. Need more Canadians in the Philippines. I have convinced a few more to go. Keep looking for good deals for us, Thanks Rod.
I do like One Pavilion also. There will be more motivated sellers and landlords in the coming months Doug. I have met many good Canadians here and in the Americas also.

Thank you my friend for another great info., I just rented Fully furnished one bedroom in Amisa Private Residences for 15k plus condo dues 2k electricity and water are extra’s obviously. Honestly for people who are looking and not giving up it’s possible to score decent condo for the good price. Before I rented a fully furnished 2bedroom house for 20k but after 2 month of living there a neighbour told my gf that another American ex vet died in same bed we sleep in before we moved in (she is religious and refused to sleep there) so we had to find new place fast hehehe, all worked out good for us at the end. One more thing,I’m great full for not having roosters around my condo it’s very peaceful with an Sea view and I’m only 200meters from the beach so view is amazing and it helps to be further away from the mountains as it’s always sunny now, before when we lived in Lahug near Ayala it was horrible area for weather o dictions, view and always traffic.

Before the virus , with ferry and driving to Cagayan de oro is a five hour trip. Plus a night in a motel. So its not perfect living here. If things get back to normal. We will move. But thats two years from now!!

Rental Condos in some areas are falling in value in the USA , people are moving out to get more space and a place with a garden. What's the situation in Cebu?
I have read that but my friend in Phoenix just sold his condo for a big profit in 4 days so depends on the area. There are price corrections downward here for many units. Others are sticking with their prices so you have to negotiate.
Here in FT. Worth, we are 75% occupancy for businesses. The rebellion wasn't canceled, just delayed. In Naga CamSur, I'm told that if you stay in your area, most people don't wear a mask, they're just for malls or if you go downtown, and there they don't even wear the mask correctly. We are just waiting for the leaders to catch up... Again.
Good points Robert. I am observing similar events here. What you read from the politicians and then the real world. The mask debate is interesting and rages on. The problem is all of the tests are done in controlled conditions in a lab and as you said people are not living in a lab, constantly touching and repositioning them, storing them in pockets/purses, using them multiple times without any cleaning, and many of the masks would probably fail quality tests for what they are supposed to do.
Interesting places Rod. Was the one without balcony the same Sq meters? I like balconies also but I don't rate them as highly as actual living space/storage.
We looked at the studo type without the balcony about 22 sq meters and the larger with the balcony were the larger units. I do enjoy a larger balcony like I have but these are barely usable Robert.

There is a 50 year law here Jim. After 50 years, the "owner" can remodel, rebuild, sell, etc as the property may be better suited for a different purpose or the building is beyond remodeling or renovating. You should get paid some amount for your stake in the property at that time.

The building is almost completely concrete... there hasn't been a fire here since it opened. I live here.

I was told that Thailand overbuilt several years ago. The PH has had demand and low vacancy rates for several years driving up prices.
