The biggest problem renting here is most people want two months security deposit (good luck getting it back) in addition to one month advance. I got lucky and only had to give one month deposit which is used for my utilities that the manager pays.

Good video, but,.hmm, even though my currency have weakened against US dollars and others it still amazes me that the rent for a modern decent place in the Philippines are dearer or very close to a similar place costs in my country,, labour costs are 10-25% of what it is here and taxes and other costs are most likely much cheaper in the Philippines,,, i thought Philippines was a poor country but i realize that its more of an unequal/unjust country ! In other Asian countrys (Thailand, Cambodia, Vietnam) a similar apartment costs about 40% less i believe.
I was told by a PH real estate agent who worked in Thailand that they over built years ago. The same might happen here. IT Park is a higher demand area also.

There is a ton of rental inventory in Cebu City. You can negotiate on rents. My buddy just rented in Calyx where they were asking 20k pesos and he got for 15k with a long term lease. Nice video Rod.
I agree, there is a huge inventory with more condos coming online soon. It will be another year for much of the recovery to happen I think as we will soon be past the "high tourist season".

Hi Christos. For a short term one month rental that’s a good price I think. Everyone’s unit I’m sure is a bit different and the units there are small but I think it’s a good base for being in Cebu for a month. I’m sure you are going to explore unless you are there for work.

they look decent kind of a place, but to me being from the countryside a prison all that concrete surrounding me, still i suppose not meant to be for everyone, did spend time in seaside town in the uk but left twenty years ago to return to my roots in the country, i miss it not one tiny bit. even when i come back to family in cebu they live in the country side, not like here but least not tower blocks lol. as usual video is as good and informative as always.
About 10 years ago developers here started downsizing units to "fit more people in" during the growth and demand period Tom and I think small is the new normal here.

The windows seem to be very good at blocking out the street noise, but are the effective against roosters? I will be looking in this area later this year or early next year for an extended holiday.
Mate its a Business district i highly doubt you will see any roosters maybe only the handsome looking guys masquerading as roosters.... But in all seriousness its not condensed with a high volume traffic....so you are fine mate 🎉😊

Often negotiable and depending on the lease length Kevin but I think they asked 25K/month. I know of others not as good of a location or as well furnished going for 20K. A studio out of a preferred area might go for 15k.
Good question Mike but sorry, it depends. My electric has always been on when I moved in and I would pay the landlord or the electric company direct when I get the bill. Internet can take 3-4 weeks in my experience. One way around that is to buy a pocket wifi or what they call a "Home WIFI unit" for about 1000 pesos, $20 USD and "load" it with credits. Each company has promos you can take advantage of. I buy a 2 week promo for 250 pesos, $5 USD that gives me calls, texts, 15 GB of data and an extra 15 GB of data for several sites including youtube, sports, etc.
what are the rental terms like in the Philippines? are tenants protected to a degree or not. (uk a landlord can virtually kick you out as and when. France it may take up to 2 years or more for a landlord to get rid of you without him collecting rent?)
I have had good luck here with landlords Julian but I have heard the bad stories also. Get a written contract if possible so you have something to refer to.
Property taxes in the Philippines are extremely low John so they shouldn't be much of a concern. I think condo dues at this property is between 80-90 pesos/sq meter. My observation is average in condos is 70-90 pesos/sq meter. I have seen a low of 40 pesos where the property is very poorly maintained to 150 at high end condos.
@@johloz easiest way to come up with numbers is 50 pesos per dollar . So if you have a 35 square meter condo at 90 pesos per square meter you are looking at 3150 pesos per month. So about 64 US dollars per month for condo dues .

I use white noise such as a fan or sounds you can get from the internet such as rainfall, stream, etc, if noise bothers me

I get renters rights. But I wouldn't want to be an apartment owner in France if tenants can stay for up to 2 years without paying. That's just crazy.

IMHO Unless one does business in IT park or nearby, it doesn’t make sense to move to PH and then live in midst of a sea of concrete.
There are many types of people and many reasons why we chose to live where we do of course.

Avida Riala is considered "mid-range" with Alcoves "high-end".
