condos in the Philippines even at BGC are WAY too expensive. Developers are taking advantage of foreigners' frenzy buying and soon will catch on to overpriced condos. With low labor rates in the Philippines, most of the profits are going to the developers and with percentages to materials.

Those condos in Tagaytay & Laguna sounded more affordable & who wants to deal with Manila & Makati's horrendous traffic gridlock anyways?! Kudos to you Mom Duty & your whole familia for spotlighting the "Condo Buying Process" for Fil-Ams/Balikbayans & foreigners planning on retirement or a 2nd real estate investment in the Philippines. I was there for te eruption and yes it wasn't a Pinatubo eruption but it blew it's stack. I'm just glad that we're about 19km (12 miles) north of the main crater. Price wise the Ayala Lands condos are fairly cheap/affordable. However, something you need to take into consideration is the monthly dues. Not sure if it's the same in the US. It would be nice to know that as well as the parking. As some developers would charge parking separately.

✳️ The condo dues at a Ayala condo is approximately 100 pesos per sq m. The parking is generally lower per sq m. The push to buy condos in the Philippines 🇵🇭 is a concern because it seems like a oversupply with only wealthy Filipinos and foreigners who can afford these condo options ✳️

    • @rsolomonbiz957

oh the average monthly dues in the Philippines ranges only from 5K to 10K the most like $90+ to $190+ USD/month ...of course depends on the amenities they offer like the parking, gym, pool, security of course is always a number 1 priority in every development in the Philippines. Thanks, great video again. You surely saw that its interesting to a lot of viewers!
It really would be nice to include those lower price categories too. Because some of us, without family, might only think of a small place, just enough to sleep and to (co)locate our stationary belongings while mostly travelling around :) Family is planned and coming up in some years ahead, but not for now ;) Because thats the other way around - once we grow out of the small one, we can rent it out or turn it into an AirBnB, and go for something bigger.

It's 4 a.m. here in the Philippines, and I was still browsing my YT and stumbled on your vlog while I was checking Avida Southpoint Makati. I am considering purchasing a condo out there for investment, but before that, I agree with you. Nuvali was awesome; it feels like you are in the suburb. I went there with my agent last Saturday, and the house and lot they have were really nice. I am from San Diego, CA, and I am just here in the Philippines for some important things to do. It was too hot, but I love the Philippines; it’s our home, but someday we will be back and enjoy our retirement here. Thank you for this video. Now, I will
I have to decide if I will invest in one or not.
Have a wonderful day with your family. Salamat

Haha….Nelvine would definitely ask for a discount too🤭

Be wary, they will skimp in anyway they can. I've stayed at many AirBnb condos here in Cebu and those that are older than 5 years or so have problem with common areas. Broken tiles in corridors, broken elevators, broken fitness equipment, not enough chlorine in pool. I have no idea what they do with the HOA fees. Utilities (electricity and water) cost at least 3x more than renting in a subdivision. Basically, it's a scam.

Ok, the BGC condo is indeed roomy, did it have a WC upstairs? What do you think about the supply and demand of condos in the Philippines? What I do not see in these tours in general are special units like ones with their own pool or at least direct access to the pool, wrapped around a balcony would be great too.

Condos in the Philippines are a sucker bet. Overpriced shoeboxes. My wife and I bought a house outside of cebu city. 3 bed/ 2bath with enough space to add another bedroom and bath, plus a 2nd floor balcony that will add another 20% more living space. $108 k. A bedroom condo in cebu city with less than half the space was going for $327 k A fool and his money are soon parted.
