Those condos in Tagaytay & Laguna sounded more affordable & who wants to deal with Manila & Makati's horrendous traffic gridlock anyways?! Kudos to you Mom Duty & your whole familia for spotlighting the "Condo Buying Process" for Fil-Ams/Balikbayans & foreigners planning on retirement or a 2nd real estate investment in the Philippines. Nevertheless, am not sure IF I'm going to retire someday in the Philippines or another Asian country or South/Central America where condos/single family homes are more affordable than the Philippines.

My wife and I have a house that's between Laguna and Tagaytay. I'm sure that you went passed the subdivision where we have our house on your way to Nuvali from Tagaytay. You more than likely took Santa Rosa Tagaytay Road going from Tagaytay and Nuvali. That eruption on January 12, 2020 wasn't just a tiny eruption even though it came out of a tiny volcano. I was there for te eruption and yes it wasn't a Pinatubo eruption but it blew it's stack. I'm just glad that we're about 19km (12 miles) north of the main crater. I even have 2 videos of the eruption. There are lots of places near Tagaytay that are visited by many people especially being People's Park In The Sky.

I am considering purchasing a condo out there for investment, but before that, I agree with you. Nuvali was awesome; it feels like you are in the suburb. I went there with my agent last Saturday, and the house and lot they have were really nice. I am from San Diego, CA, and I am just here in the Philippines for some important things to do. You can’t go wrong with BGC. We invested in a condo in BGC and so happy with our decision. Everything is within walking distance and no need for a car.
@@coreyh7323 and will be hitting around P 19m for a 1 bedroom unit once the Metro Manila Subway is completed by 2029! I remember Avida units in BGC starting at around P3.5M back in 2010 in BGC, then P7M at around 2016 and the present P12M at 2023. BGC is top tier.

@@raintheinsane condos go for 80% of the value of a condo in the US, but the rents are 25-33% of the rents. That's why so many say it's best to just rent. Although, I have seen some insanely inflated pricing on condos lately, but I think that's from random "realtors" marking up prices.

Oh wow I've stayed in Tagaytay Serin. Me and my wife stayed in a one bedroom Air BnB in Serin. Loved the staff especially the reception they're very courteous and accomodating. Nuvali is pretty good but very pricey, love the area and outdoor activities. It's good for anyone who wants to jog and run.

I love watching you guys, mostly because of the vibe, positive energy, and just the overall cuteness of the kids involved and family being super tight, and the well formatted videos. But I feel like the elephant in the room is the ginormous prices of these properties. $250,000 for a 1 bedroom, albite a two story loft, is reaching the level of so many big US cities (Miami, Nashville, Dallas, Houston). It would be nice to show some super amazing properties (pool, views, brand new, huge) but Philippine-level budgets.
The location is bgc and it's pretty big for a one bedroom condo. The other condos shown here are cheaper. You can get cheaper condos in lower tier cities.
You need to look in other cities like Manila, Mandaluyong, San Juan, Pasig, Parañaque or Quezon City if you want cheaper condos within the Metro Manila area.

Because some of us, without family, might only think of a small place, just enough to sleep and to (co)locate our stationary belongings while mostly travelling around :) Family is planned and coming up in some years ahead, but not for now ;) Because thats the other way around - once we grow out of the small one, we can rent it out or turn it into an AirBnB, and go for something bigger.

Price wise the Ayala Lands condos are fairly cheap/affordable. However, something you need to take into consideration is the monthly dues. Not sure if it's the same in the US. It would be nice to know that as well as the parking. As some developers would charge parking separately.

oh the average monthly dues in the Philippines ranges only from 5K to 10K the most like $90+ to $190+ USD/month ...of course depends on the amenities they offer like the parking, gym, pool, security of course is always a number 1 priority in every development in the Philippines. And btw, most of the time the parking is always offered for a price already from the time you are being toured in the property either for sale or for rent :)
Ok, the BGC condo is indeed roomy, did it have a WC upstairs? What do you think about the supply and demand of condos in the Philippines? What I do not see in these tours in general are special units like ones with their own pool or at least direct access to the pool, wrapped around a balcony would be great too.
Wow this is a tuff topic for your country! Grate way to look at this topic, I am possibly on my way over to the Philippines as our airline tickets to Thailand or canceled due to mechanical. Very disappointing! I have been researching going to the Philippines in the past a buddy insisted on Thailand did that and now tickets are cheaper going to Philippines and I've never been there like the idea that we can possibly communicate better as English is more common we will see what happens maybe we'll be coming to the Philippines in a couple of weeks😊
As an American born Filipino, Hospital services of Manila appear to be the best of the archipelago. For home decorative art, I would prefer sculpture that is a copy of the gold Buddha statuette from Mindanao (currently on display in Il]linois USA). Liked.
I think it's better if house and lot with wide garden and garage..flood free, in exclusive subdivision with 24 hours security...then you can buy one bedroom condo for long term rental as investment

It is unfortunate though that Tagaytay is being over-developed with construction of so many condos and malls. Not the beautiful and green Tagaytay that it used to be.

Only in the last 20 years did the economy of the Philippines finally became stable. Just give it a few more years. The Philippines is slowly catching up to Thailand. Most of the big ASEAN countries are oil producing countries except for Singapore (which is a major oil refiner) and the Philippines. The Philippines just need to discover one oil well and the economy will zoom even higher.

I will be retiring and living full time in the Phil's and don't want to be roped into one location. I've rented my property before and it can be dicey if you end up with shitty renter's. Just not worth the headache. I've made my retirement money to take me to the end of life. But I guess if you are young and have plenty of disposable income it's an option. BUT housing is so expensive in California my 32 yr old son has a $8,032 USD monthly payment on his property so he's vested in property. The rest of his monthly retirement savings goes into the stock market for diversification.

manilla u are allowed to have Airbnb at most condos I bought a one bedroom condo at Spring Residence for airbnb for 3.7 million PHP or $66,780 US in Paranaque close to the airport And all the action within the city of manilla 200yards walking distance from the shopping mall… i spent a whole month looking for condos in the Philippines and the condos u listed were the expensive ones that i believe are overpriced compared to most condos out there, Ive met up with 7 agents and found majority of condos u can buy btw 2.9 million to 5 .9 million PHP… i will be buying more condos at various locations when we move to the Philippines
Great points. Condos and Ayala lots in new subdivisions are totally overinflated and a complete waste of money. Just get the REO listings from any Philippine Bank and purchase one of their condos. If the price is decent.
One of the things I wish your channel covered in this video are any amenity fees. For example, are there any monthly fees for gym, water, etc Any idea what property taxes are? Are there any maintenance fees?

You might be right on that but slightly risky if something could happen to you for any reason your health or accidents as a buyer and or the builders God forbid you end up losing everything.

If you are buying a condo for your personal residence, how do feel about potentially living in a building full of Air BnB units? I would think that would be like living in a hotel.
I moved to Cebu. Only a few developments don't allow short term Airbnb (31 days or more rentals can be). I chose to move to one of them. You don't want be be like you're in a zoo every day.
That 5M could build a decent house and lot near into the BGC🤔 and you can even have a car with it, Cavite and Laguna are the nearest provinces in BGC which is in southern Luzon.
@@MomDuty I think Cavite is better because you don't need to pay a toll fee everytime you want to go in metro Manila, and it's near in NAIA airport 🤔 My bad, there's option for the toll gate which is more traffic than the expressway 😊
Bgc rent is similar to Seattle, and the cost to buy is actually similar to San Francisco. I'm a software engineer from the US and it's outside of my budget
Hi Mom duty, one of the main complains with Ayala condo, is they do not allow short term lease. so no airbnb, most of the money is in short term lease. Just one thing to consider.

In Vietnam and Japan, there are many placed where you can buy a 150sq m 4 bedrm 2 bath house for 30 to 50k usd In Vietnam or Thailand, you would need a local partner which is no problem for me. Japan it is hard for foreigners to get a mortgage but I can work around that also.

But I feel like the elephant in the room is the ginormous prices of these properties. $250,000 for a 1 bedroom, albite a two story loft, is reaching the level of so many big US cities (Miami, Nashville, Dallas, Houston). The location is bgc and it's pretty big for a one bedroom condo. The other condos shown here are cheaper. You can get cheaper condos in lower tier cities.
You need to look in other cities like Manila, Mandaluyong, San Juan, Pasig, Parañaque or Quezon City if you want cheaper condos within the Metro Manila area.
Why should some units not reach US prices? Think about it

It really would be nice to include those lower price categories too. Because some of us, without family, might only think of a small place, just enough to sleep and to (co)locate our stationary belongings while mostly travelling around :) Family is planned and coming up in some years ahead, but not for now ;) Because thats the other way around - once we grow out of the small one, we can rent it out or turn it into an AirBnB, and go for something bigger.

Price wise the Ayala Lands condos are fairly cheap/affordable. However, something you need to take into consideration is the monthly dues. Not sure if it's the same in the US. It would be nice to know that as well as the parking. As some developers would charge parking separately.

oh the average monthly dues in the Philippines ranges only from 5K to 10K the most like $90+ to $190+ USD/month ...of course depends on the amenities they offer like the parking, gym, pool, security of course is always a number 1 priority in every development in the Philippines. And btw, most of the time the parking is always offered for a price already from the time you are being toured in the property either for sale or for rent :)
In USA we pay rent for land to the Hamptons, to get around the law

Ok, the BGC condo is indeed roomy, did it have a WC upstairs? What do you think about the supply and demand of condos in the Philippines? What I do not see in these tours in general are special units like ones with their own pool or at least direct access to the pool, wrapped around a balcony would be great too.

Most of the big ASEAN countries are oil producing countries except for Singapore (which is a major oil refiner) and the Philippines. The Philippines just need to discover one oil well and the economy will zoom even higher.

I will be retiring and living full time in the Phil's and don't want to be roped into one location. I've rented my property before and it can be dicey if you end up with shitty renter's. Just not worth the headache. I've made my retirement money to take me to the end of life. But I guess if you are young and have plenty of disposable income it's an option. BUT housing is so expensive in California my 32 yr old son has a $8,032 USD monthly payment on his property so he's vested in property. The rest of his monthly retirement savings goes into the stock market for diversification.
Before you buy any property in Manila area you better review where the fault lines are in that area... you might be surprised.

manilla u are allowed to have Airbnb at most condos I bought a one bedroom condo at Spring Residence for airbnb for 3.7 million PHP or $66,780 US in Paranaque close to the airport And all the action within the city of manilla 200yards walking distance from the shopping mall… i spent a whole month looking for condos in the Philippines and the condos u listed were the expensive ones that i believe are overpriced compared to most condos out there, Ive met up with 7 agents and found majority of condos u can buy btw 2.9 million to 5 .9 million PHP… i will be buying more condos at various locations when we move to the Philippines

Great points. Condos and Ayala lots in new subdivisions are totally overinflated and a complete waste of money. Just get the REO listings from any Philippine Bank and purchase one of their condos. If the price is decent.

One of the things I wish your channel covered in this video are any amenity fees. For example, are there any monthly fees for gym, water, etc Any idea what property taxes are? Are there any maintenance fees?
Yes, Association Dues and monthly Water bills. Real Estate (property) Taxes need to be paid at City Hall of the city your condo unit is located.

If you are buying a condo for your personal residence, how do feel about potentially living in a building full of Air BnB units? I would think that would be like living in a hotel.
I moved to Cebu. Only a few developments don't allow short term Airbnb (31 days or more rentals can be). I chose to move to one of them. You don't want be be like you're in a zoo every day.

That 5M could build a decent house and lot near into the BGC🤔 and you can even have a car with it, Cavite and Laguna are the nearest provinces in BGC which is in southern Luzon.

Hi Mom duty, one of the main complains with Ayala condo, is they do not allow short term lease. so no airbnb, most of the money is in short term lease. Just one thing to consider.
Good to know that Ayala 😂properties are protected from wear and tear by inconsiderate renters. I'd prefer that.
Most lots for sale in and around Nuvali are going for 40 to 50 k per square meter

In Vietnam and Japan, there are many placed where you can buy a 150sq m 4 bedrm 2 bath house for 30 to 50k usd In Vietnam or Thailand, you would need a local partner which is no problem for me. Japan it is hard for foreigners to get a mortgage but I can work around that also.

Many newer condos here in Metro-Manila don't allow Airbnbs, although, not to sure. I own a unit from Cityland and no, no Airbnbs.
